  • Challenging you to learn about what leak sensors can offer so you can best protect your home from water damage. Of course, this is a response video. Matt Risinger put out a fantastic first impression video on leak sensors last week. Sharing my thoughts on what was covered, what additional tips you should consider before deciding on a leak sensor, and putting together a low cost system if a fully automated system is out of your budget.

I've watched several of your videos about water monitors. Thank you, you do an outstanding job. I have point of use water sensors around my home connected to a Smartthings hub. If I have a leak, I get notified. I am thinking of getting a Flo or Phyn so that I can remotely turn the water supply off. A point of information that I don't see in your videos is whether these monitors will detect a very small leak as they are advertised to do. Can you enlighten me please?

I've privatized most of 30 or so videos on Phyn Plus and Flo by Moen as I reevaluate what I think about these devices after long term testing. I changed small and large leak testing to unlisted so you can watch it: ua-cam.com/video/DQL33TM9lBY/v-deo.html. While Flo catches a smaller leak than Phyn, Phyn shares the PSI drop data so you can look at it yourself and Phyn's AI will catch larger leak faster from an unknown source: vua-cam.com/video/DQL33TM9lBY/v-deo.html?t=412. Overall, I still think Phyn works best longevity and catching a leak wise, but I do not recommend either for outdoor installation at this time so hopefully, that is not where you have to install one. Let me know if you have any other questions on either device.

How can I get invested into your company, I work for the city I live in for the water department, and a lot of people have these issue. Something like this would do well here

You certainly would know how prevalent the problem is! I've heard of some of these companies working with individual cities to help awareness, prevention, etc. www.prnewswire.com/news-releases/the-city-of-santa-fe-and-phyn-partner-to-help-local-businesses-conserve-water-300821098.html Perhaps reaching out to the companies to see if anyone would be interested in something similar?

I think Homeowners insurance should lower your rate if a homeowner buys and install these sensors. Water damage may be the number 1 payout for Insurance companies......... I think you're onto something here. 🤔

Spot on, as usual! Agreed, and it seems some are doing that--at least the ones listed on Phyn and Flo's websites. I talk to mine periodically--USAA. Interestingly enough, USAA partnered with Resideo's Bouy, which was discontinued in April, 2021. They still tell me there isn't such a thing as a discount.
The thought that some insurance companies are mandating it for some people who have had losses--there is an entire gray space between insurance discounts/working with the manufacturers for discounts, homeowners, and then the whole who controls the data and how it is used. There's a big can of worms.
I obviously like the insight into my own usage, such as seeing that the garden was indeed watered despite my increasingly spotty timer--a nice everyday usage along with waiting for the next under slab leak to occur. However, when it becomes a requirement or who could have control of my water intake, I bristle. It is a fine line.
So now that I've given a crazy long answer 😉, I 100% agree--water damage is more common than any other hazard. The the other aspect I am concerned about is how far the insurance companies have gone into not paying out when it comes to claims. It's bad. Really bad. These devices cannot prevent all damage. It's impossible. All we can do is try to keep the damage to a minimum.
