- Which is better for your roof deck: Polyurethane Waterproofing vs. Flexible Cementitious?
There's a reason why Polyurethane Waterproofing and Flexible Cementitious are some of the most widely used waterproofing systems in the Philippines today. So if you're still confused which system you are going to use for your roof deck, this one's is for you.
Before deciding which material you're going to install on your roof deck, you have to consider several factors first:
1. Design - Polyurethane waterproofing doesn't offer that much design options. Normally, it's only available in white and gray color. However, many manufacturers may also offer other colors for large orders. On the other hand, a flexible cementitious waterproofing can provide you the freedom to choose different designs because it is intended to be installed with a topping.
2. Installation - Of course, it's much easier to install a polyurethane waterproofing system. You just need to use a spreader or squeegee and roller to apply the Moisture Barrier and Polyurethane waterproof coating on your roof deck. On the other hand, you need to apply three layers when you choose flexible cementitious waterproofing system. Also, tiles are hard to install and requires professional tile setting skills.
3. Durability - Given that the flexible cementitious waterproofing system and tiles are installed properly, the system is slightly on the advantage when it comes to durability. On the other hand, if you're roof deck is only intended for light to medium foot traffic, a polyurethane waterproofing system is recommended as it can be used both as a coating and a waterproofing system.
4. Price - If you're on a budget, a polyurethane waterproofing system is best for waterproofing your rooftop. But, if you're willing to spend a significant amount on your roof deck waterproofing, a tiled roof deck is for you.
5. Maintenance - Obviously, it's much easier to maintain a tiled roof deck, especially when it is exposed to frequent foot traffic. On the other hand, it's harder to repair tiles that suffer from KAPAK or debonding. As for Polyurethane, damaged parts can be easily repaired by reapplication.
IMPORTANT TIPS:
- Waterproofing your parapet walls is crucial to complete the system. Otherwise, the entire system can be damaged due to the seepage of water inside the parapet walls. For this, a waterproofing paint is not recommended. You need a SAPAL RTU, a waterproof primer and sealer that can also be used a paint for exterior walls. It is a high-performance, UV-resistant, water-based acrylic coating. It cures into a tough elastic film that can withstand severe expansion and contraction movements. SAPAL RTU possesses outstanding durability, elasticity, and crack-bridging capabilities.
- Don't forget to waterproof the corner joints using a plugging mortar. For this, we recommend LEAKPLUG, an ultra rapid-setting plugging mortar specially designed for sealing corner joints and other cementitious areas that suffer from leaks. It is recommended to use prior to application of the waterproofing membrane. Upon setting, the product develops excellent structural strength (3000 psi) and excellent watertight properties.
- Protect protruding metal fixtures against corrosion. If the metals are intended to be used after some time, they should be protected using RED OXIDE, a rust-inhibitor used for the protection of steel exposed to relatively mild environments. It's an alkyd-based rust-inhibiting primer for interior and exterior metal works. It is an economical primer for iron and mild steel structures.
- Seal the gaps around pipers and metals using a hybrid sealant that can withstand weather and movements. For this, we recommend Handy Fix, a sealant based on modified silicone that has the required adhesion and tensile strength for bonding PVC and concrete. It is a multi-purpose adhesive and sealant with a rubber-like, flexible properties. Handy Fix is ideal for bonding the most common construction material, such as metals, plastics, timber, ceramic, concrete, mortar, glass, mirror, and other inorganic materials.

I prefer bituminous torch applied compared to any fluid applied waterproofing for roof decks or any open areas… the thing with fluid applied upon application, thickness is not consistent through out the entire roofdeck, it varies depending on the stroke of the applicator since it is applied manually using roller brush or paint brush,”human error May kick in”, plus it is not advisable to apply the material in direct sunlight because it may affect the normal curing period, meaning there is only certain time of the day when you can start the application, ,. Also, when exposed to all type of weather specially here in the Philippines, P.U. May develop stress resulting to damage, and in any sense, anything when exposed to weather will eventually deteriorate and this include all type of exposed P.U waterproofing even if it has UV properties,although rectification works is easy, but the thing is, P.U waterproofing is not cheap and this material is sold per pail and not per liter.. 2nd, how often you will repair the roofdeck considering that this material is exposed and may deteriorate at some point even if it has UV properties.? bituminous torch applied on the other hand is difficult to rectify that is why it needs to undergo quality check and leak test before topping works commence. Also, the thickness is consistent all through out, plus, it can minimize micro cracking on the slab due to live loads which is normal to all concrete structure. No, maintenance work is needed as long as it is properly installed.. most importantly, before the start of topping works, orientation must be carried out accordingly to all workers so they will know the do’s and don’t when working around the waterproofed area.

I agree, that this is the best solution for concrete flat roofs. I would torch-apply two layers of 3mm to 4mm polymer modified bitumen rolls, which will last you 30 years or more with minimal maintenance.

Did you know that torch applied is banned dahil sa VOC content, and it's not good for the environment since it emits carbon dioxide during sa application and manufacturing, almost all construction ngayun go for greenbuilding dahil sa global warming and torch applied is not recommended. Yung applicator ng torch applied after how many years may respiratory disease na at hindi na nagagamot

After few years our roof deck showed leak, since we already use flexibond and cement, can we use your product on top of the existing water proofing?
For application of new waterproofing you need to remove first all existing paint and waterproofing to seal the concrete properly and to prevent backjobs.

Sir, thank you for this video. I had used Sapal RTU and it has been effective. On my roof deck, we applied Plexibond but after a month I observed that the slab moved and saw some hairline cracks below where the rain water drops from the ceiling. Now I had reapplied Plexibond and that night it rained hard and observed that it had successfully sealed. I will be using my roof deck for my clothes rack and plants. My question is this. Is it Ok to overlay Cleversil on top of Plexibond provided I coated it with Cement Grip?
Hi. Thank you for your inquiry. Cementitious waterproofing like Plexibond is not recommended on exposed areas, it should be covered with a concrete topping and/or tiles for UV protection. If you want to use Clever Sil over it, we suggest to check first if the existing waterproofing is still intact, not peeling off or flaking and not cracking. When this conditions are met, you can apply Cement grip and Hardcrete 310 (ua-cam.com/video/2NdXHfTcNPc/v-deo.html) first to make the floor slope to drain then apply Epocoat MB and Clever Sil.

I bought buildrite polyeurethane and lemme tell you, i’m super satisfied with the results. It prevented leaking on my slab roof. Good thing I did my research first otherwise, I would have gone for a cementitious waterproofing which is not suitable for slab roofing with a little bit of human traffic every once in a while and always exposed to the sun. For waterproofing with tile overlay we recommend to use Flexicrete. Flexicrete is a two component cementitious waterproofing for roof deck.

Hi. Thank you for your inquiry. You need to prepare the slab first prior to the application of waterproofing. It includes repairs of cracks on slab, correct its elevation and create a slope to drain to avoid ponding.
What can we use to waterproof a leaking roof top that has exposed torch applied membrane already.

For rooftop waterproofing, we have two options that you can use: Cementitious Underlayment or Waterproof Top Coat.

2. Clever Sil is a water-based, polyurethane waterproofing system that can be applied using a roller. It can be applied without a topcoat in areas with low to medium foot traffic.

We are trying to build a small house in Bulacan and are still in progress. We already have a concrete roof deck but unfortunately, it was NOT yet sloped. If we will apply waterproofing, is it advisable to put first a new concrete that will be sloped on top of the existing, and then apply a waterproofing membrane on top of the new concrete?
I am concerned that the adhesion of the new concrete might not be good with the old concrete, and that the new concrete might have cracks and the waterproofing might not become successful. What should be the right way of doing this?

Can I apply clevel seal on the balcony that has tiles? Or do I need to remove all the tiles first?
Hi, thank you for your inquiry. First thing that you have to do is to check if the existing tiles and grout are still intact and not debonded. If yes, you can use Blockout TW as primer instead of Epocoat MB and Polycoat flex as top coat.
However, if the tiles are already debonded, the only option is to remove the tiles, re-apply waterproofing then install tiles again.

I was asking because i saw from the technical data about cleversil that it could be used as waterproofing for facade. I also notice that it has Percent Elongation of >500%, which is much better than sapal rtu, which has only about Elongation of >250. why is rtu better than cleversil?
When used in walls, Clever Sil should be applied using the same method and system as seen in this video. You still have to apply Epocoat MB prior to the application of Clever Sil which makes it more costly than using Sapal RTU.

For cement overlay or tile installation you we recommend to use Flexicrete. Clever Sil is only recommended for exposed type waterproofing.

Hi, my ceiling is made of hardiflex, and my roof is gawa sa yero. Is there a way to waterproof the hardiflex ceiling whenever there is water leak coming from the roof? I tried to seal the roof several times, but after a while the seal wears off and the rain leaks on my hardiflex ceiling causing the paint to peel. What is the best solution for this? Thaks!

Hi, i have read the CLEVER SIL technical data sheet. On the 2nd page, under CAUTION, it says, ''Surfaces must not allow water to stagnate or form a pond''.
if there are cases of uneven surfaces, there is a possibility of ponding.
How can it be a waterproofing material if it will not allow water to stagnate or form a pond?

Good day. My 3rd floor has a sun roof. However, its sides are open, and rain usually goes inside and floods its tiled floor, which leaks in our 2nd floor ceiling. Can we still apply your waterproofing products without taking off the tiles? Among your products, what should we use?
Hi.Thank you for your inquiry. Yes maam for tiled roofdeck with out taking off the tiles,You can use Buildrite Blockout Tw and Buildrite Polycoat Flex
.Buildrite Epocoat TW Application:
1. Clean the area and let it dry.
2. Check the tile grout if proper installed if not re-apply using Buildrite's Tile seal waterproof tile grout. Let it dry
3. Mix the part a and part b of the Epocoat TW
Note: Mix in small amounts as you only have 25 minutes to apply
the mixture before it hardens.
4. Used baby roller ( foam) apply for the 1st coating.
5. Dry for about 1 to 2 hours then apply 2nd coat.
Note: To hide the yellowing color of Blockout TW on exterior
applications, apply POLYCOAT FLEX

A Polyurethane based waterproofing will last up to 10 years or more in normal conditions. Foot traffic and the function of your roof deck may affect then lifespan of your Polyurethane waterproofing since it is an expose type waterproofing. Warranty is given by a 3rd party contractor.

Can install tiles on top of clever sil?
Hi. Thank you for your inquiry. It is possible to apply tiles over Buildrite's Clever Sil if you broadcast sieve sand on the clever sil while applying it or while it is still wet. However, if Clever Sil was installed for a long time (a month ago/a year ago) it is not possible to do it. We suggest using Buildrite's Flexicrete if your are planning to install tiles in the future. Sir question po. This may sound stupid but please bear with me. 2-storey po kasi yung house ko pero yung 1st floor muna ang gagawin ko. Dun sa concrete ng second floor, I'm planning to use the flexicrete dahil nga lalagyan ng tiles pag nagawa na ang second floor but since hindi ko pa sya gagawin, if lalagyan ko sya ng flexicrete maeexpose sya sa Sunlight w/c is not good according sa video. Ok lang po ba na gagamitan ng cleversil as first coating and then flexicrete as second coating or the reverse?
If you are planning to install tiles in the future after waterproofing we recommend to put concrete overlay for protection against UV rays.
We do not recommend to apply Clever Sil over Flexicrete directly.
For concrete overlay you can use Hardcrete 310 with 3000psi @ 10mm thickness.

Hi, thank you for your inquiry. Unfortunately, we do not have the said product. Flexible Cementitiuos waterproofing like Flexicrete requires a concrete/tile topping for potection against UV. It is not advisable to be exposed for a long time.
