Aside from this being a newer game, I think part of the reason the ghost feels so terrifying in this game is because unlike in games like Phasmo and Demonologist, it is always an obstacle more so than the goal of the game. In typical ghost hunting games, you're hunting the ghost so at some point it stops being something scary because you're the hunter. In this game, you have other goals to complete and the ghost is an obstacle to overcome, so it's always something that you want to avoid, unlike when you hunt them where you're seeking them out
