    As per my thoughts, salaried person nahi kr sakte buy Jis segment ka jikr aapne Kiya hai, layoff are happening and rest because of transferable job- nobody wants to stuck. Possibility of your point 1 is valid. Delhi ka bhi koi bada scene nahi hai, new gurgaon koi bhai aas pass ke area mein nahi milta hai jo aas pass mein nayi property khareed raha ho. Jointly property buy krne wale bahut hi limited hai- everybody has risk. There are multiple buildings in sector 82-95, ji bus new launches hai - price is on 7th sky but all are vacant.
    If anybody wants to know the condition ask in your neighbourhood or to your known ones who is coming in your neighbourhood - Nobody has the answer.
    But all property dealers are like- 2-4 inventories bachi hai bus.
    Bhai Khali padi hai aur bahut ban rahi hai yahan buildings.
    Maybe it's not a bubble but on ground levels when you visit here - you will see only new and vacant buildings.

    It is true that the kind of crazy rush there was in real estate 1 year ago has kind of slowed down. Now, prices will increase, but much slowly, more like 15%. Also, the bulk of construction work is yet to be delivered. So all the hyper enthusiastic investments that have been made so far, will lose confidence and try to sell short if the construction pace does not deliver as promised. There is indeed shortage of ready inventory but that does not automatically translate to price appreciation in new launches because enough people have burnt generational wealth in delayed projects and it would be stupid to make the same mistake twice.

    Gurugram is sole IT hub in north india. UP has huge population that migrates to ncr. Its not delhi people but west UP people buying.

      actually Noida has more IT related stuff which is low level support etc whereas Gurgaon is hub to all kind of companies specially fortune 500 working in India ..also Gurgaon offers high level KPO Jobs why?? coz real estate is high .. Also in Gurgaon a large number of black money holders are investing .. People in Delhi are selling their property to buy in GGN/Noida/G.Noida etc so the appreciation is much steep

      Most service sector jobs are in gurgaun. This includes it sector as well so lot of delhi ppl are forced to travel to gurgaun for work and eventually they end up buying in gurgaun itself to avoid the traffic abd commute time. These ppl can easily afford to move in after selling floors in delhi

    Most polluted city. No drinking water. Erratic electricity. Terrible roads. Luxury is a farce. Security and approach roads to these societies in terrible state. Also the societies is no way near Delhi or even central Gurgaon. Takes about 45 minutes. Hardly public transport. Street lighting is a big thing too.

    Good video but Bro in service sector specially mass layoffs are happening .. Literally bloodbath is coming it feels like .. IIT Bombay ki 36% placement nahi hui abhi tak .. I know people now want to exit investments in Noida but they are not getting exit because grahak nahi hai ab .. New launches its fine 20% do and blah blah ..builder k natak .. i have rented flat in Delhi (approx 2 Cr) and waha rent appreciation nahi ho raha balki rents are falling why ?? Grahak nahi hai at the price i wanted to rent out .. investment in property is risky right now what i feel .. I m also getting builders phone calls ki just 20% de do baaki they will help in exiting giving 12% return or 14% return etc

      I agree, I floated my number as a buyer in the market and everyday I am getting a number of offers who want to sell, soon there will be more sellers than buyers

      @@vijaymehta343 if u r end user probably u can get one in some time from now but dont invest ..believe me exit milna bohot mushkil ho jata hai .. grahak aake dekh k chale jate hai ..even pakka b kar jate hai but they never return .. 8-10% seedha paper pe and aapka acha khasa white ka paisa chala jata hai in sab me .. better invest in properties with few people not alone ..3 cr ki prop lets say akele and with 3 people makes a lot of difference

    sab NRI Gurugram he aana chahte hai.... we Bangalore/Pune/Hyderabad mai nahi jana chahte jaha better climate, more IT companies hai but rate Gurugram se bhaut kum hai

      @@SabkaKatega-h2wBro Its not like that ..Its more about Job/Aapka Kaam dhanda .. Wo jaha hoga wahi pe aap ghar lenge .. For example working in Delhi to Noida me le sakte hai but GGN me to Daily Noida to Gurgaon makes life hell .. Noida is planned , Greater noida is much more planned and Yeida will be much much planned now .. Noida me independent Builder floors nahi hai ..Indirapuram is much better in terms of connectivity from Delhi and Noida and even prices.. usually 3 factors u decide on
      1. Job/Kaam Dhanda/Ur aspirations like social status etc
      2. Prices of Home
      3. locality which includes connectivity, convenience and ease of living, infrastructure schools hospitals..public transport
      And most important law and order which is bare minimum requirement
      Have you heard about big boys club ?? Rich Boys club ?? thats very important .. so 6-7 crore k flats ki value aapko na dikhe but rich boys club ki fees hai wo .. Just like diamonds .. in marketing its called perceived value

    Sab pagal banane ki yojna hai, kuch nahi hai market mai, ye broker hai ye apne muh se kabhi nahi bolega Ki property ke rate ab nahi bhadenge, property apne peak per pohanch chuki hai, ye banda M3M ka kaam karta hai, ye kabhi property ki barai nahi karega, pls aap log soch samajh kar apna Paisa lagaye, inki baato Mai mat aayen. Ye brokers aise hi pagal banakar property bechte hain, abhi sirf builder driven market hai, jaisa builder chah raha hai waisa ho raha hai, thode time baad customer driven market ayega phir dekhna property ka rate
