      True and not true. Sure you feel helpless in decision imposed upon you by management, but does the government listen to you? Its a trend of pakistan that no institute/government listens to people. Everybody is helpless in this country, there is no justice.
      Comes to your second point that you do not own your land, this is 100% false, you have every right to change the interior design, plant any tree (except illegal ones), do any exterior modification (as long as they're not fixed or changes design) logon ka tasub hai ke app ek keil bhi nahin lagasakhty without bahria s approval but i have been living here since 3 years and its so so so wrong. I have 100% control in my decisions, although living in precinct 19 (flats) is very very restrictive.
      App apni roof me bhi kuch bhi kro, sirf fixed structure nahin, app pinjra rakho, uper sitting spot banao, uper plantation kro, uper kuch bhi kro just no fixed structure.

      Ap apne garden mai sabzi laga ker dekho pata chal jyega apni roof per kuch guest ko bola ker koi Smaal party without noice karke dekho pta chl jyega ap apne ghar Dog Cat pal sakhte ho Lekn apna he qurbani ka bakra apne ghar 1 min k liye nhi laa sakhte and I'm not talking about sluter ap 500, yards ka plot b lelo apne pasand ka lawn nhi bana sakhte Fazool ke bylaws ki wajeh se jisme 90% land concrete se cover krna parh jyegi hai apko lawn ke nam per bus zara si he jagah milti hai

      @@movietry99 Oh bachi, meiny apne ghar me tamatar, mirchi, nimbu, bhindi or salad patta ugga rakha hai (p12). Or precinct 31 mein mere dost ny, watermelon, piyaz, tamatar, bhindi, or torayi ugayi hai.
      Oh alhamdullilah hamlog apni rooftop pr 2 bbq parties karchuke hein (precinct 12) or precinct 35 mein hamare risteydaron ke front yard ( khula dulla ) ek bbq party ki hai.
      Ptanhi jo log bahria mein rehty nahin unki ungliyan bahut chalti bahria ke baray m baat krne m, jo log bahria mein rehty hein unsy koi mashwara nai leta.

      500 sq yrd ka covered space, yaani 4 deewari 80 to 90% honi chahye, ap usme andar lawn banasakhty ho, adha andar banao, adha bahar. Ye ek general building law hai ke koi apni space commercially use na krey. Ye harjagah qanoon hota.

    What about extra charges on electricity, water and gas???? solar par bhi 2500 haqiqat batao bhai. yeh problem hai aur sehnay ki kiun bat kar rahay ho aap? kis bat k charges kabhi bhi laga dyay jatay hain?

      That i agree with. Charges ka bhi issue nahin, jo log bahria mein rehty hein, wo 2 4 hazaar ko nahin dekhty, wo sukoon or sahulat prefer krtey. Lekin jis tariqe sy ye charges lagadiye jatey hein wo galat hai. Bagair notice, achanak sy prices barhadi jati.
      Government sy inspired hein shayad. Ohhh asli government yani establishment ke bande jo bethey hein management m

    I am just dumb founded why a beautiful society as Bahria is so empty? It is just fascinating why people prefer to live in trash filled Karachi instead of this neat and clean area. I still can’t calculate this.

      Because they know "ke ye duniya tu sali fani hai, neat & cleanness tu akharat kay mani hai" In short they all consider themselves Janati :P. Just joking . I think their perception towards communities like BTK is not the same as Islambadies or Lahories.

      Simple answer: Uncertainty. I have a house in FB area block 16. As you said, its a trash living there still a new house worth more than 35 million. I am damn sure that no one will come tomorrow and demolish my house. However when it comes to BTK, not just there uncertainty about legality of the project but also the rising expenses of living there. Living in BTK is like living under a dictator who can do what he wants and when he wants. The cost of living in BTK is keep rising and rising and the main factor are the variables controlled by BTK management. For example utility charges, gas, electricity, water and some others. Last but not the least its still a developing society and so are the facilities in BTK and if you have back and forth from Karachi, its just impractical to live in BTK

      Real talk now, the real reason bahria is empty is; priorities. Dont feed people bullshit on legality of land and dictatorship. Your city's and country's government is more dictator than bahria. They do dictatorship and dont even provide you facilities, its like they put it in you and dont use oil.
      Let me explain the real reason, a) bahria is huge, so big that it would take time filling it up, even if it filled up, they are making more, secondly, its population is divided in chunks, first you have dense population within 5 km (p 1, p2, p19,) then you have somewhat good population with 3-4km gap, (p12, p10, p11) then you have a good population chunk after 5km gap (p31, p35,paradise)
      So it feels empty
      B) priorities, alot of people have jobs and cannot just break away from their middle class job wali life, its difficult for them to make a decision and go live away 50km away, alot of people have shops which they open daily, alot of people have daily 9-5 jobs (which is really 8-7pm) its not feasible for most of people.
      C) Not worth it, bahria itself is worth it, but imagine if you are working a 9 to 5 job, if property price here was within 50 lac, you would take the risk and live here without giving it a second thought, because its more worth it.
      Now the prices are higher, the hassle is too much. Its not as rewarding.

    ابھی میرا ولا کمپلیٹ بھی نہیں ہوا مینٹیننس بل آنا شروع ہوگئے نہ کوئی گارڈ نہ کوئی ڈسٹ بن نہ
    اسٹریٹ لائٹ دس ہزار سے اوپر چارجز پے کرو 🙄. 500 گز کا ولا ہے بحریہ ہلز میں . 😡

      بھائی یہ مینٹیننس چارجز تو اسی دن شروع ہو جاتے ہیں جس تاریخ سے کنسٹرکشن این او سی جاری ہوتی ہے چاہے آپ کھدائی شروع کریں یا نہ کریں۔۔۔۔۔ میٹر شروع۔۔۔۔!

      بھائی سلیم یوسف!
      جب آپ نے کنسٹرکشن شروع کروائی تھی تب کیا آپ کے کنٹریکٹر نے یہ بات آپ کو نہیں بتائی تھی کہ جس دن این او سی فار کنسٹرکشن ملے گی، اسی دن سے بحریہ کے مینٹیننس چارجز شروع ہوجاتے ہیں۔۔۔۔۔ جب معاہدہ کیا جاتا ہے تو یہ اس وقت طے کیا جاتا ہے کہ یہ مینٹیننس چارجز آپ ادا کریں گے یا وہ کنٹریکٹر اپنے ذمے لے گا۔
      پانچ سو گز پر مینٹیننس چارجز پہلے 8700 تھے مگر یہ چارجز یکم فروری 2024 سے بڑھا کر 10440 کردیے گئے ہیں اور اگر دس تاریخ کے بعد ادا کیے گئے تو مزید دس فیصد جرمانے کے ساتھ وصول کیے جائیں گے۔
      یہ بات آپ کے کنسٹرکشن والے کنٹریکٹر نے آپ کو معاہدے کے وقت نہیں بتائی تھی؟؟؟
      یہ بات پہلے بتانی تھی۔
      اب سوچیں کہ اگر اس کنٹریکٹر نے تعمیر میں ایک سال بھی لگایا تو سوا لاکھ روپے کی رقم کس کے ذمے ہوگی؟
      نیز اگر کنٹریکٹر عارضی الیکٹرک میٹر لگواتا ہے تو پھر اس کے بلز کون ادا کرے گا؟.... یہ بات بھی معاہدے کے وقت فائنل کرنی چاہیے۔
