Indian River in cheboygan are now becoming.. higher tax areas . As they see Emmet county has been screwing us for years they are now doing the same thing
of the places you mentioned gaylord is the only town that has reasonable house prices. the problem with living up north when you are older is available health care. petoskey and traverse city are the only towns with good heath care. if you live anywhere else you will be making long drives.
You should do a list of the most affordable cities in the Upper Peninsula of Michigan. I know of more than a few people UP here that work remotely just as I do.

Boyne falls might be a little cheaper.. going into Petoskey you have a lot of tall hills to go up and down. Big pain in the ass in the winter time
