  • Examining real estate values for different parts of the country. I look at specific home listings as well as property taxes to determine where the cheapest houses are. I also compare home prices to wages in its respective state to help determine true housing cost.

      I live in one of the most expensive areas in the bay. I live in a house built in the 30s 1900 sq ft 3/2 1.7 million value. Mind u this is a suburb not downtown. It is ridiculous

    I hate the idea of property taxes. Like "yeah, your house is bought and paid for in full, but now you gotta pay some more. Hand it over or go to prison, buddy."

      I do too. We promote a sort of notion that your property is your property. But there are many laws and rules that say otherwise. As for taxes, what convinces most people to have them (other than a means of revenue for the local government) is that without them, extremely wealthy people would likely sink most of their money into property, and then monopolistically force out everyone else, driving up prices with all profits going to the land owners.
      I wish to that end there could be like "First 3,000 sq. ft. free" kind of rule but then people would just put property in different names and businesses.

      I guess we really break from England in the Revolutionary War, did we? Property taxes were how the Crown raised more money. Too many of our elected officials think they are royalty, too.

      Well... You still kind of use surrounding infrastructure which is built and maintain with taxes. There are also public and private services you access that may be completely or partially funded by taxes.

      @@porcorosso4330 Then those other goods and services can be paid for with the multitudes of other taxes we pay, but let my property be MY property. A store doesn't continue to charge you fro a product once you've already bought it. Why should I continue to be charged for what I already own?

      Basically a lot of places only have property tax and sales tax for local local government.
      There is not really much guarantee that people spend money in their district, so property tax might be the only way to collect taxes consistently.
      Even with other taxes, there are still a lot to pay for.
      Training program for firefighters to save you when there is a fire.
      Maintenance for their equipment. Same for cops to enforce the law.
      Also social services that hopefully keep kids from abusive parents, guide homeless or mentally ill people to help, etc.
      Public schools that educate future doctors, nurses, accountants, bankers, waitress, baker, farmer...
      There are also a lot of other local government functions. Court houses, water districts, zoning, city planning, health department...
      We actually expect a lot of things from the government and we either directly or indirectly use a lot of these public services.
      Property tax is at about 1% usually, so it is not that high if your think about it. So you need to pay for a new home every 100 years. (ish)
      But sure, taxes can be lower and there are many other ways to collect taxes. Property tax might not be the best way to collect taxes.

      I wish St. Louis was a little less dangerous, it does have some charm and potential but right now it's not living up to it whatsoever. Kansas City needs a little improvement too but not nearly as bad.

    Very disappointed not seeing Tennessee on this list. I'm from Jackson which is in West Tennessee. A city of about 120,000 population in the metro with everything a person could need. One hour to Memphis and just 2 hours to Nashville. Home prices average $260k with taxes at less than $1k/ year. Check it out!

    Check out the Chicago and suburban areas. Property taxes are very high. I just checked out Frankfort, Illinois house and tax prices. Horribly high prices. 2700 sq. foot house in a very nice neighborhood $399,000 , approximate price, taxes $11,000 per year. You can go further out and taxes are still high BUT NO city water or sewers or conveniences of living in town like trash, leaves and branch pick up. Also NO snow plowing of roads.

    Wow, those property taxes are so sky high... living in Europe income tax is super high (up to 50%, for middle income expect about 30%), property taxes are negligible where I live... 160sqm (1,600sqft) house on a 750sqm (7,500sqft) lot, likely worth about $300,000 costs less than $1,000 a year in property tax... well the man always gets you one way or another...

      Just nitpicking a lil bit, but converting sqm to sqf is not just multiplying it by 10. just so you know.

      @@TheUnshatterd the factor is 10.76, since all the figures are rough estimates anyway, I found simply using factor 10 more than accurate enough.

      They are, and I'm definitely not a fan of property taxes but keep in mind it's not just income taxes that are higher in Europe it's also your sales tax (VAT) which higher. So your property tax savings don't make up for it. And especially if you rent.

    I live near Mobile, AL and it’s always been crazy to see how expensive houses are in other parts of the country. In some of the nice suburbs of Mobile, you can get a 3000-4000 sqft house that’s less than 25 yrs old on 2-3 acres of land for $300-400k. If you look at smaller, but pretty new, houses that are around 1500 sqft on small lots (around 1/4 acre), they’re around $125-200k. Mobile has some nice suburbs (Saraland, Satsuma, Fairhope, Daphne, Spanish Fort) that are insanely cheap and I feel like they get overlooked by people who aren’t from around here.

    I think people really forget how cheap most of the Midwest is. There are tons of really nice houses in really nice neighborhoods for really modest prices

      The Midwest is without a doubt the cheapest region of the country as a whole. Wages are higher than the South with equal house prices. But it's mostly supply and demand. Many of the counties in the region are losing population.

      @@GeographyKing for sure. I'm just in high school but my dads house in Wisconsin is just $190,000 and many parts of the country would be $500,000 or even a million is some really expensive places. Wisconsin taxes are relatively high however.

    It's crazy to see some of these prices as someone living in the San Francisco bay area. A 4 bed 4 bath house with 2400 sq ft regularly sells for upwards of $4 million in the silicon valley. Crazy stuff.

    In Buckhead, a suburb of Atlanta, the houses are extraordinarily high priced. Cheapest one I found was 900k

      Buckhead is one of the wealthiest parts of Atlanta. That’s why it’s expensive. Also, buckhead is not the suburbs. The suburbs are usually considered outside of the perimeter (285).

    Can confirm Columbus is pretty great. I bought a 3 bedroom house here, by myself no spouse, and I work at a warehouse. You don't need to be a six figure tech worker to afford a home here.

    Just to get your data correct - in California, property taxes are based on 1% of the SALE price of the home. After the first year, taxes can rise a maximum of whatever percent is allowed. Additionally, local communities can/do add additional taxes to cover things like sewer, schools, mosquito abatement, etc. When I sold my home on the San Francisco Peninsula, the taxes went from $9700 a year to around $17,500 a year for the new owner. And the house was modest - three beds/two baths/1960 sf on a 6,300 sf lot. When we moved to our new house in Hawaii, taxes in Kona were only $2700 a year! Plus....we get a senior discount (we're both in our 60s) and when one of us turns 70, we'll get another discount. Taxes drove us out of the Bay Area but I'm glad we're living in paradise!
    When you look at Zillow, the taxes show what the current owners pay, but there are so many different ways to compute taxes that just looking at the figure doesn't really give a very good idea of what the new owner will pay - it could be more or it could be less!

    I'm glad that you take a more comprehensive view of cost of living. Many people will complain endlessly about the housing prices in coastal cities, which sure they are high, but they almost never seriously take into consideration how the price compares to wages, which is the important thing. And even if they do, they also don't consider the things other than housing that are cheaper: like not needing a car, cheaper health insurance, etc.

      Not really. My state is $7.25 and I got hired at $8.50 being a busboy at 15. 6 months later I was at $10. 7.25 is bellow market value so barely anyone is hired at that.
      Setting a price floor decreases job, and for rural areas a job is more important than $15hr.

      Born in Akron, raised in Cinci and have spent a significant amount of time in all three major “C metros”. While Cleveland has a lot of proud & loyal folks who swear by their city, their economy is holding neutral with white collars doing alright and most blue collars decline, equalizing the city. Cincinnati imo has the most flavor/personality and definitely the most history given our access to the Ohio river. Plenty of opportunity here but you have to give the economic nod to Columbus as the states capital & Ohio State and great proximity to other midwest cities of Detroit, Pitt, Cleveland, Cinci, Toledo, Indy all within about 2 hours.

      much of the state is post-industrial wasteland (especially youngstown, but also cleveland/akron/toledo). there’s a reason most of the state is ridiculously cheap. jobs moving to china.

      I live in Columbus, Ohio it's true properties are affordable & plentiful, employment and higher education opportunities are also good ( even under our current circumstances). Also there's lots of social services, as far as safety it could use a little work....

    Sydney, Australia is one of the most expensive cities in the world. 3bed, 3bath house in the central area, 'Inner West' 'Eastern Suburbs' 'North shore' is close to 2million Aussies. So about 1.4million US. Property taxes, we have rates, they don't pay for schools, but for rubbish, for street cleaning, about 2,000AU$ pa. But now everybody wants to move out of the cities, and houses in small coastal towns are cheap, $500,000 for a bigger, better house on 600 square metres of land and same taxes/rates. Keep up the good work. I find your vids very interesting.

I went to the American School in Vienna in 1971-2 and let's just say Geography was a giggle for the Europeans, (me), lots of US students there were avoiding the Vietnam war draft, and not one of them could put their finger on where Vietnam was on the map...the Mekong delta...forget it.
      Adelaide is cheaper, but a very, very quiet city. Perth is large, surprisingly expensive, but half empty as most of the people who own houses there work on their stations (ranches) or in the mines or at sea. There are some lovely houses in Perth, Plumeria everywhere, fabulous beaches, think Hawaii without tourists.

    Just real quick Atlanta being so expensive is a fairly recent phenomenon. (Within the last 20 years). That partly why it's so sought after now though is because it's still MUCH cheaper than the larger cites the majority of the Greater Atlanta and Metro Atlanta populace hail from. Atlanta (especially downtown) is transforming into the Los Angeles of the east coast/South East. Something I've been saying for at least 2 decades. Lol. Cool video! I'm loving this channel.

    Love your videos! I'm a resident of Eastern Washington living in a newer (finished in August 2017) townhouse of just under 2300 sf. Apparently I'm spoiled, because my place is currently valued at around $280,000, and county real estate taxes are about $3,000/year. 👀

      Yeah, compare the secondary markets like Salt Lake City and Omaha to the primary ones, and see how the homes compare.
      Midwest States have super high property taxes, because they don't tax the farmers on their land but they need infrastructure for the rural areas, so they raid the people of the cities and take their money. 4 grand a year property taxes on my house in Papillion, NE. I live in Ogden, UT now and pay 3 grand a year for twice the square footage, and paid 1600 a year in Gulf Breeze, FL for the same sized house as NE. But Florida doesn't abuse its citizenry, they let the tourists pay the taxes.

    I bought a 1200 sq. ft 3 bed,2 full bath, 1 car attached garage built in 1955.It's more like a cape cod style in great shape in a nice well kept up area in the eastern suburbs of Cleveland, Ohio in 2012 for $23,100. My property taxes are $2,200. I did have to commute 40 miles to work but for twenty three thousand dollars for a house it was worth it. I was able to sink in a large amount of my salary into retirement investments along with other non retirement investments since I had no bills other than gas,electric,water and internet. I have no regrets in going this route. I'm now happily retired since May.

    It'll be interesting to see how things shake out as those who have the chance to work remotely spread out. It'll definitely alter some salaries in some locations, especially with good paying tech jobs. I'm certainly considering selling my Seattle area house to move to a place like Albuquerque or Tucson for sunshine and a bit less expensive housing costs.

    I just looked up my city, Stockton CA, relatively close to Visalia. The prices vary wildly. For example there's a nice 3bed/2ba 1,344 sq.ft. house in a gated neighborhood for $119,000. And then a few blocks away there's a dumpy looking 3bed/1ba 1,088 sq.ft. house for $320,000.

    Ay look at that, I live in Visalia. I agree it is cheap here but its not a "cheap" town. Pretty quiet and still has a small town feel.

      Visalia looks amazing. It's outside of the posh, steep priced famous city areas but close enough that a nice little road trip gets you to any of them. Glad you enjoy it there.

    A more realistic approach would be to look at the combined tax load from income tax, sales tax and property tax. That data is available and illuminating.

    the scary thing is I live in central NJ (an hour outside Philly and NYC) and my house at 2300 square feet goes for ~470K currently. my parents pay $10K in property taxes. we're nowhere near a city yet have higher property taxes than most cities

      Actually the core City center tend to have lower property taxes. for example New York City proper has some of the lowest property taxes in the nation. The problem has to do with suburbia and the fact that suburbia is not economically sustainable. To build 1 mile of road or pipes etc cost the same in the suburb and in the city center. The only difference is in the city, that cost is divided by hundreds of thousands of people. While in the suburbs only a couple of houses are along that mile of Street. I strongly recommend you watch a couple of videos from the organization called strong towns. They break down why suburbia and new suburbia development are cancerous for any government

      Maybe it has to do with population density also? Highest population density in the states (1.6k people per square mile) and relatively close to large and famous cities, as well as having rich people from both living there.

      Yeah, I grew up in central NJ; my folks were paying nearly $20K in property taxes before they sold the house in 2016, which is just excessive. It’s not like I grew up in a mansion. The public schools in the towns with high property taxes are generally excellent, so there’s that, but still.

    For major metropolitan areas, housing prices are very reasonable in the metro areas of St. Louis and Kansas City. If you can put up with the summer humidity, they're great places to live.

    I live in Austin and we complain all the time about high property taxes, but we can't hold a candle to Atlanta! Those Austin style houses are so recognizable.

    I'm from Cincinnati and my mom recently purchased a really nice house with a pool in the area I used to live in for about $180K. I now live in Washington in the Seattle-Tacoma area in a much smaller and older house that was purchased in 2016 for $360K. It's wild to me the differences and it makes me reconsider moving out here

      Seattle does have high wages but is still one of the most expensive big cities. Cincinnati is one of the least expensive big cities and Ohio in general is pretty cheap right now. So the discrepancy is pretty high.

    You get a lot for your money over there. I live in a nice suburb of London, England (about 10 miles from the centre) and I paid about $1.7m US for my 1600 sq ft house about 2 years ago. It needs a lot of work but it's going to work out cheaper to pull it down and build another one.

    Visalia seems awesome. Bout 3 hours away from San Fran or LA either direction and 5 hours or so gets you to Las Vegas. So many people make Cali scary to live in because of the crazy pricing for houses in the big cities, but Visalia seems like an oasis for something that's in Cali. Very interesting

      It has above average crime for a town its size but I'm not sure of the details as to why. It can be a little rough and tumble so I'm not sure if drunken fights/assaults or drugs are a big problem, just a guess. Honestly I'd say SE New Mexico is my least favorite part of the state but the climate is nice and the mountains are close.

    Hey, can you please do a video on best small towns to live in the US, I am planning to move to US but not in a big city that will be expensive, i want to live in a suburban area, so can you make a list of the best towns for families to live in? Towns which have like exciting things to do and are not very big!

      Carmel, Indiana routinely does well on the “best places to raise a family” lists. Great infrastructure, network of trails, good cultural institutions. Close to Indianapolis. I recommend the Arts and Design District.

    One major thing you left out of this equation in terms of Long Island and New Jersey ; SCHOOL SYSTEM! I used to live in a NJ town with a so-so school system; 1/4 mile down the road was the next town/school system and almost TWICe the property taxes. And sad to say, their schools were well over twice as better then ours. Nothing dictates property taxes in this area more school than local school spending.
    Yes, we could move to Alabama or Oklahoma for 1/5 the taxes, but then you have to Factor in private school cost.
    Also, school teachers are fixed, public service employee salaries, It’s the private sector pay that attracts/keeps them there. People in Long Island live there for the train the Manhattan, and 10x the pay.

    You should take a look at the Northwestern part of Arkansas very scenic, growing area in the Ozarks, with crazy cheap property, it's insane, get a mansion for like $450K or $500K and pretty low taxes too.

      indy is cheaper because it's a bigger city with large variety of different property taxes in indy! While Columbus is smaller and populated which taxes are usually higher than they are to a average indy house...
