    We were 50 when we started our ICF home. Began with basement, used our exterior walls as bearing walls for the metal truss’s & metal roof. Been 23yrs & love the quiet, this house has been wonderful.

      I was one first trained in building these type of houses. Man has it been a long time. But funny these and the much cheaper concrete walls really don't have any difference except lots savings. Both quite efficient

    I like how you two compliment each other, verbally as well, as you work through different things together, and show each other how much you care for each other in so many ways! These build videos could be an hour long, and I'd sit here and watch it all, but understand this is just a part of your lives right now and you have so many more things going on we never see, that takes up your time. I have a feeling that this channel is going to explode with subscribers one day, since it is that kind of a channel that I believe a lot would like once they find it. Stay safe y'all!

    Idk why everyone is hating on your build. ICF is an amazing innovative material and very strong too. I have a concern over the fire resistance of the foam and the toxic chemicals used to process them but overall still a nice home.

    • @michele4965
      @michele4965 3 місяці тому +1

      I don’t think there is a toxic factor to the insulation and most insulation has to fire safe to pass inspection. However, even if it was? It would be behind sheet rock inside so there still wouldn’t be an issue.

    At first glance it looks more complicated than a traditional built home. But as long as you follow the detailed instructions , it actually becomes such an efficient build. Loving this project guys.👍

    Looking really great guys!! BTW, I surpassed my record mixing concrete in a mixer. 11 Mixes in one 9hr day. 2 bags quickcrete @88lbs each, 1 bucket lime, 2 small bags anti-crack fibre, and one scoop hosphere. I didn't count the shovels of sand or water used, but it was a lot. 1 mix filled 2 wheel barrows to the brim. 5 plasterers on the wall plus 2 labourers hauling buckets up. I could barely keep up. Got the house done with scratch + finish coat today. Now it has to sit till everything cures and ready for the pre-mix stucco coating and texture. The client will be amazed when we are all cleaned up and done. Cheers, Blessings!

    Proper pre planning and design is paramount when it comes to ICF. I appreciate Brandon’s skill and knowledge. I designed my home in the same manner: block size dictated building dimensions and window locations.
    Exciting for you both, keep on going!

      Just curious are you allowed to design homes without architects and structural engineers in your country or you just illegally saving up on that to save few thousand dollars but spending millions without prior knowledge that an licenced professional can provide.

      @@aniketsharma3177 I can’t speak for Brandon but myself, I’m a certified Draftsnan and Red Seal Journeyman Carpenter with over 34 years in the housing industry. Having said that tho, in BC (again can’t speak for Ontario cuz I don’t live there) anyone can draw up a house plan and submit it for building permit. It’s at that time that the City Building Officials will ask for a Professionaly Draftsman or Architect design or Engineer’s stamp.
      Now Commercial Building or Multi Family Developments, those require Architects and Engineers, always.
      For my ICF Design Build I was required to have an Engineer sign off on the rebar as I live in an earthquake zone.

    • @macmac1022
      @macmac1022 8 місяців тому

      @@aniketsharma3177 You can make the plans and take them to a certified engineer to stamp them if you are not certified yourself. And dont think just because they are a certified engineer means they know what is best. My cousins have shocked a few engineers with their ideas to solve problems we have come across, one even called my one cousin a genius.

      Build smarter not harder. This is why I think all engineers should have been in the trade first so they know the process. Engineers around where I live have become really sloppy lately. We had one build that because the engineer did not get out of their car to check the land, their owner probably paid and extra $20,000 to have a huge 12 ft retaining wall made that was not even needed and now the back yard of the neighbor instead of having a nice sunrise to see, its just a giant concrete wall.

    It is nice to see, that ICF gets popular, resulting in better quality, longer lasing homes.
    However, I miss some basic things from almost all ICF building videos:
    - no vapor barrier between footer and wall
    - using ICF with minimal thermal insulation (external wall of the ICF block has the same thickness as the internal)

    I helped my brother in law build their home using foam blocks very similar to these (had steel mesh internal rather than plastic). Went up in rows of six with tons of rebar and then did concrete fills. We did have one block blow out during concrete fill. Lost a lot of concrete during fill - used a sheet of thick plywood and Mr Massey Ferguson to stop the loss.

    My ex and I built our home in 2002 with poured concrete walls with Styrofoam forms for the basement just like this. At the time, no one was doing this. It took a day for them to put up the forms and the next days they poured the concrete. It was a fraction of the cost that it would have to use block and a fration of the time. For those saying that you'll be better off with block...sorry, but nope! Our basement was 60 degrees summer or winter and we lived in Michigan.

    Seems smart. Having soft foam interior walls is a problem though when you need to attach something to the wall which happens very often. You have to cut or drill deep thru the insulation. Relatively minor issue I guess. My basement is like that....parts of it anyway. I guess you could slap a layer of sheet rock over it and call it a day.

    Two things: 1) you never know when if you have voids into your walls, and that matters in case of an earthquake; 2) in cold climate, the interior side of the polistyrene will keep humidity inside the house, causing trouble. One way to deal with this is to tear it apart after the concrete has been cured.

      So since i have built a few ICF homes and lived in some for 20 years, in a very cold climate i can tell you that well frankly your mistaken. Its quite easy to tell if you had a void and not terribly difficult to fix. This house didn't have any. And the humidity problem you referred to just doesn't happen.

      @@TimberMates I don't mean to be an ass, but how can you tell there is no void in the walls ?

    This seems a pretty decent system or methodology. Obtaining a house is such an important component part of life, and the cost generally so overwhelming, many die before paying off an under-performing, too-small, inefficient POS. Just my opinion as somebody inhabiting an under-performing, outdated, too-small, inefficient POS! Mine is a UK one-storey construction of dual brick cavity, built in 1972. I just point out what’s not changed first - energy costs. The suez crisis had us printing fuel vouchers over here, and my dad got me some, because the well-known ‘hack’ as we’d call it now for rationing, was your children of,any age could have their own coupon book. Never actually came to be used. And yet, nobody learned the lesson, it took a burgeoning war in Eastern Europe, to bring us to the realisation that our present housing stock is mostly semi-attached garbage in the UK (semi-detached we call it, 2 homes share a middle wall, it’s very common and really makes your quality of life dependent on your neighbour’s noise levels - why??!).
    Super-insulating, but with adequate ventilation and waterproofing is really a lesson we ought to have learned, and have not in the UK. My walls, don’t have the cavity capped for example. The only thing that oughtta work is the damp proofing membrane about 4 bricks up, but truthfully, it needed to be maybe 6 bricks up with the floor appropriate inside to that. The insulative value of external brick/cavity/internal block/plaster, is absolutely pathetic. ‘R’ value I believe is a rating used to measure this in particular materials. I have implemented many benefits to the property, but the main one is to create a loft room that is easily cooled by opening some windows we fitted, even jn a hot summer, and this protects the house because I added a layer if foiled bubble-wrap between the roof proper and the room built inside.
    But those walls of double brick, are really outdated by the price of heating gas and electricity for the UK. And no home can probably avoid needing to generate its own power now, because our fuel and energy costs make EVs prohibitive for all but the most affluent to drive. I’d say, the UK is an absolute mess. Our govt has lost all grasp of what central government is actually for, it’s the weirdest thing. It’s not there to tax us to death, it’s there to furnish us with infrastructure to live. I will get a grip on what to do next, now I am retired, but my recollection of a home insulation drive running since the 1970’s leaves me baffled why this effort has singularly failed to be completed. I bought three houses. Every single one, had lousy or missing insulation/damp-proofing, and heating that Canadians would laugh at - in fact, a visiting Canadian did exactly that, and asked why we don’t have it on at night…because it would bump the home energy cost from an already staggering £4,500 to nearer £7,500 is the answer of course! Great vid, take care.
