As a process server I know which neighborhoods are ghetto. Alum Rock and Little Saigon are rough places. I've been in a few physical altercations in those areas trying to serve legal documents. Police response is 15 minutes and the DA won't press charges on a felony battery to a process server. I carry a knife and body cam now. South East San Jose is where the multi-milionares live (near grand view restaurant).
San Jose is a great place to live , weather is excellence not too hot , not too cold.. To live comfort affordable single making $5k month, married couple $10k (Apartment renting $2500 month). Single family 3 Beds 2 baths $1.5 Mil if you plan to buy...with income average $200 k year.
Drive thru any neighborhood you are interested in ,in both the daylight and night because the street qualities and safety change when the sun goes down ...decide how important a yard is going to be for you right away ,because I wouldn't buy a free standing home unless you are going to use your back yard all the time or build an in-law dwelling in back ....if a yard is not important ,get into the newest condo you can afford ...I only lived in the east hills one time ,there are cool homes there that are old and quirky but the higher elevation you go be aware of potential fire danger and the narrow roads ..if you see streets with no available parking ,that is going to be a big big red flag issue because it means multiple adults are living in those houses in order to pay for them so it won't feel established with so many people moving in and out by rentals....auto theft is a big issue ,if you have a nice car plan on making a garage a top priority and use it because your driveway will be stalked by theives ...some condo life will leave your car exposed to crime ....avoid ALL creek areas ,those are homeless magnets,no matter what the politicians say ,same with homes near freeway on ramps/ high congestion ....if you plan on using Bart you need to ride it first to see if you can tolerate the "Bart Culture" or you will end up adding a commute vehicle to a list of your expenses ,just to be honest ...I rode the light rail daily for 20 years but BART is a different entity and its trash IMO

yes, extremely low supply of homes for sell is still dictating the market dynamics in Silicon Valley. More buyers than homes available.
