  • So you wanna hire a roofer….I bet you’re stressed out!
    Roofers do not have the best reputation out there. Matter of fact, roofers are the #1 complaint on Better Business Bureau year after year.
    In this Tailgate Talk, Ami shines some light on the best questions to ask a roof contractor before hiring them. One of the safest ways to hire the right contractor is find a local roofing company that has been around for 2 years or more and read reviews from multiple sources.

    I love to see contractors responding to reviews. Negative reviews with responses can be most telling for any business. A contractor who appears to give thoughtful and honest responses indicates concern for their name and reputation.

      I totally agree! When a business doesn't have any negative reviews at all I really question it. I love seeing how companies respond to bad reviews.

    Helpful advice. Would you include proof of general liability insurance in contract. I keep coming up with contractors with incomplete, vague contracts, which I refuse to sign. I'm in danger of not finding a contractor for my insurance job. I wish you were in my part of Texas. I'd try to hire you all. By the way, are there insurance companies contractors like to avoid? Thanks!

      I definitely have my favorite insurance companies and my least favorites. I try to maintain a healthy relationship with all of them though, so I don't publicly bash any of them. I'll tell you my favorites to work with are USAA, Hochheim, Germania, Safeco.... and generally the smaller the carrier, the better their customer service is (USAA being a delightful exception).       @@rooferchicks Thanks. I have Safeco, and they seem fine, so far. The adjuster has been, for the most part, available for questions. Most of the local contractors must be busy with work, and the couple I pulled in with BBB are a problem: one gave me a false insurance agency address for workers comp (he also offered to eat the deductible); the other wants half of the acv before beginning work; and neither uses contracts as I understand the term, ones with clauses etc. that you can show your lawyer, contracts you can find templates for online. I hope I don't have live with a damaged house and a ruined CLUE score. I must be doing something wrong.

      Have you tried going to the GAF website and looking for a contractor? That might be a good bet. Look for a “master elite.”

      @@rooferchicks Thanks. Hmmm. Absolutely no Master Elite contractors within a 50 mile radius. (No RCAT contractors either.) There are four GAF certified ones who service the area. I know that this is no where near as good, and that I'll have to watch their insurance coverage to the best of my ignorance, but at least I have a few more options. Thanks for your help.
      (I'm beginning to think I should live somewhere else.)

      The Certified ones are generally pretty good, too. GAF is picky about everyone they let into their program. We all started out as Certified - you have to prove your worth and then you can be upgraded to a Master Elite.

    How do I determine whether it is a minor repair moderate repair or major is it by time spent on job

      Not necessarily, as sometimes a repair can be rather quick for a skilled laborman. To me, a simple repair can be accomplished with just shingles and sealant. More complex repairs require decking and flashing. Major repairs are of course a roof replacement, but also reflashing a chimney or doing an entire flat roof area. Does that help?

      @@amifeller Is a 3-hour job minor or moderate because he wants 1500 dollars and I think that is absurd. 3 hundred in materials at best. and I thank you for answering. Does that sound reasonable?

      @@johnparson4314 When I bid jobs and give an estimate, time is one consideration but it is not the only one. Roofing is a skill, and part of what you are paying is for that skill set. Laborers that have done this for decades do this work faster than novices. Generally I price things the same - like for me, reflashing an entire chimney is $1350, and if I have to put on new siding, I add another $750. I have one guy that could do this work in about 6-8 hours, another one of my guys it would take him two days.
      When I hire an AC company to fix my AC, I expect it to be expensive. I think people don't have the same feelings towards roofers, but it is also a skilled trade.
      Now if you pay that much and it leaks..... then I would be upset.

    Agree it is hard to find a good trustworthy roofers, especially you cannot not go up on the roof to check. They also like to put bad words/lies against other previous roofers work, no estimate, not responsive etc.
    Long gone good honest trade men. First time watching a girl roofer.

      I try to make it a practice not to hire people who trash talk their competition. It's not good manners and doesn't make you look like a hero.

      The Better Business Bureau? Because they keep record of unresolved complaints. If a company has a lot of unresolved disputes, it might not be a good idea to hire them.

      I don't think the use of subcontractors is necessarily bad. For us, it's more of an IRS designation on how our workers are paid (1099 versus W2). We vet our laborers and have long-term relationships (yes, even with our subcontractors). We have agreements in place with them on what is and is not acceptable. An advantage to the homeowner is that it can also mean that there are two layers of liability insurance (one from the general contractor and one from the subcontractor).

      Can’t guarantee the same out come with a different crew every time if they are good workers then hire them and insure them then you’ll be good to go. I don’t agree on sub contracting, no beer money workers on my roof!

      @@marcusprado9935 When I think of "beer money workers" I think of day laborers. There's a big difference between day laborers and subcontractor labor! We use the same crews over and over and over and over again, for years. We don't go by Home Depot and tell strange, hungover, scruffy guys to jump in the truck!
