    Dscr loan basically makes the borrower responsible for managing the property for the lender. The borrower hopes the property value appreciates and increase in rent to make profit. A bit difficult

    Hey there just an fyi I live on the opposite side of Florida on the Gulf of Mexico . Check out the real estate in St. Petersburg Florida . Kathy woods office is right across the street from me . The real estate is Bank but you’re still NOT YET at Miami prices . They say we are going to be the new Miami . My property has grown 3x since I bought 12 yrs ago 👍

    Katty, you should look for owner financed deals as an alternative (for U.S. real estate) to DSCR

      I would add to your list only invest in landlord friendly states like Texas, Indiana so if you need to evict it will not take years

    Katty, I own multiple property at New Zealand. If you are interested to chat write back to me. NZ does not support overseas investors though but I can certainly talk to you about my approach and how you can manage large portfolio. Great video on US real estate for those interested to invest or have a idea on how to apprach for lending. All the best

      @@MoneyvestRealEstate yes it certainly a right time to buy given that prices have gone down by 20% due to changes in the interest deductablity policy by the previous government, prices have corrected significantly. As promised by current Govt, if it gets reversed then certainly we could look into trend reversal in the housing market. High interest rates also played a signifcant role in keeping the buyers at bay and banks are rigid with the lending compared to past. If anyone can get the finance and grab some good deals in this market certainly its going to be good return, I always aim to have two or more dwellings in same title that makes us have better return (upto ). Also prefer to have home with land (independent property) rather than new built townhouses or a crosslease. Townhouses in city centre are cash cow but will not appreciate much in capital value. One drawback of NZ is overseas purchasers are prevented from buying existing residential properties in New Zealand. There are exceptions to buyers from Australia and Singapore, and those buying off-the-plan under certain circumstances.

      ​@@MoneyvestRealEstate: Instead of Newzealand, Go for Canada . There are many Options available with Low rate of interest as compared to the US and NZ .

      not just dubai/UAE properties but real estate everywhere. Plan is to build a diversified global portfolio of real estate

      @@MoneyvestRealEstate but if dubai is touted to be the next big thing in your other videos, why is there a need to diversify in other markets? why not go all in on dubai?
