    Some big shifts on the migration charts entering 2025.
    Florida and Texas --> knocked off the list.
    Arkansas, Alabama, Tennessee, South Carolina --> rising fast.
    Idaho, Arizona, Montana --> holding.
    This data comes from the US Census Bureau and measures the Domestic Migration Rate into each state in 2024. This data was just released and show the net flow of Americans into the state. The general trend is a big drop off from the heights of the pandemic for most of these areas. So while they're in the top 10, it's less impressive than it was several years ago. The result is a slowdown in some local housing markets as a result.

      Moved to Arkansas from San Diego(native), I don't EVER want to move back. So many NICE people, low living expenses (gas, electricity, tax) and natural beauty. And 4 seasons are actually nice.

    People are chasing affordable homes because investors destroyed the family home market by purchasing 40%-60% during the pandemic and they continue to buy. Where the people go, these investors move in and again ruin it for everyone. The gov needs to stop the investors.

      investors play much less of a role than people think they do. are there certain scenarios where they can make things worse? most definitely, but the main problem is the housing shortage. when there isnt enough housing, thats when you see people paying for a home for over $100k over asking price and thats how prices gets so crazy so quickly.

      States need to push a ban on Chinese investors buying land and property. They are the largest majority buying up US homes and land. And funny enough, US citizens can't buy land or homes in China. Everyone needs to be pressuring their congressman (Dem or Rep) on this issue!

      Florida has plenty of inventory and yet people are leaving so I don’t buy it. Investors are in fact the issue and I can’t believe how much people (likely investors) try and down play it. They are as bad as the insurance companies. They follow us everywhere we go. Leave us poor working class Americans alone we don’t have any money for you.

    Before moving ANYWHERE, ALWAYS check the crime rates, the demographics, and proprty taxes. Always check if you can get home owner insurance AND HOW MUCH THAT WILL COST. Also, check the politcal leanings to make sure they align with your values and beliefs. And check to make sure they're not a sanctuary state or city!

      Well that's simple because almost everyone has seen the crime map of the country which is almost exactly the same as the diversity map so the upper Midwest and Rocky Mountain region is the only good option.

Currently planning on leaving Colorado but willing to wait a year or 2 to see if the liberals lose control over our government and sanity rules once again.

    Honestly, Arkansas would have higher numbers if it weren't for the stigma that has surrounded the state for a long time. If you would have told me a few years ago I would be living in Arkansas I would have told you you're crazy, but I didn't know anything about the state other than the stereotypes you hear. But after moving to Northwest Arkansas a year ago, I'm sad I didn't move here earlier. We absolutely love it here. The cost of living is good, even in Northwest Arkansas where it's generally more expensive than the rest of the state. The weather is sooo much better than what I grew up with in Northern Ohio. The people are generally nice and welcoming. Arkansas definitely lives up to its name as the Natural State. It's absolutely beautiful and I'll never get tired of walking out my door and seeing the Ozark mountains in the background.

      I’m in the Ozarks in Alton Missouri and my detail shop is in West Plains Mo. Grew up and lived in St. Louis until I moved down here in 2014. It’s beautiful down here and cost of living is very low. Welcome to the Ozarks!

      Be careful about giving your hidden gem a glowing review. You can soon find mass migrations there and your once beautiful oasis become an overpriced nightmare. I migrated to a wonderful place that’s been off the map for most Americans….and I’m not advertising it at all!!!!!

      Arkansas is a bridge too far culturally for most folks, and the NW part of the state has had a high growth rate for 30 years so no worries on the "word getting out." For example, Arkansas ranks something like 48th amongst states in Public Safety.​@@nickolaslewis4416

      Basically, people are looking for freedom & opportunity with nice weather that they can still afford.
      Aka the American dream.
      .....
      Which means you will see Oklahoma, Louisiana, Arkansas, Missouri, Kentucky, and West Virginia be the next states on the list.
      Meanwhile virtually all mountain and bread basket areas in the u.s. will increase prices faster than ALL other areas for the same reasons.

      @@michellefoulkes3766 Nevada and Arizona are not red states. Nevada have more democrats than republicans and Arizona is more purple going towards blue and North Carolina has a democrat governor. Delaware is blue as blue can be.

      Probably push them even higher crazily enough. Reports are a lot of new buyers looking in cali now. Probably because their house burnt down. Somehow, they still want to live in the same place.

    I was waiting for my state (SC) like there’s no way sc didn’t make this list. I’m here to tell you that it’s noticebly getting populated fast solely due to pricing/affordability. Half a million dollar house in Texas is a quarter mill here to say the least. Road work is underway in order to keep up. Great vids btw!

      The mass relocation of remote workers is screwing up local economies. They are driving up home prices to ridiculous rates that the local wages can not keep up with. We need some kind of check on this. They aren't bringing in the businesses with them that can pay higher wages.

    I can tell you why people are moving out of the state of Arizona.
    (1) The cost of living
    (2) State of Arizona as more immigrants from Mexico and overseas
    (3) The rent is higher
    (4) The health care is not the good
    (5) There are more homeless people living on the streets.
    (6) The prices of groceries are sky high
    (7) The State of Arizona is coming to Mexico.
    (8) State of Arizona health insurance is not good,
    I can list more about why people are moving out of the state of Arizona.

    I retired in late 2024 and relocated from the DC metro area to SC where homes are affordable with some of the lowest property taxes in the entire country. Income taxes aren’t at the absolute low end, but there are plenty of other states with much higher income taxes than SC. However, I have found the vehicle taxes in this state to be high, and if you bring a car in from out of state, then you will pay a one-time $500 “infrastructure fee” for the privilege. But the relatively low housing costs make it all worth it to me. I paid a fraction of the cost of what I would have had to pay for the same kind of property in the DC metro area.

    Hello, folks should transfer to Douglas, Ga region rural area the landscape view is impressive for folks to purchase a house here it affordable and eco-friendly not high traffic jam here which is good because most high traffic jam cause car accident. Inflation is increase in Douglas, Ga there is more restaurant, and store still finding a spot to be position for customer shopping. Douglas, Ga is a great way for folks open their business here, and improve the landscape view. Even you think the house is old or dull house can be revamp and you can form a new idea to make it exciting and amusement like game changer.

    Most moving are nearing retirement and are looking for affordable living for their retirement. Many Tennessee areas are becoming less affordable for houses, especially around Nashville.

    It sucks when you get a mass influx of people into an area in a short period of time, especially if they are remote workers and getting paid way more than local wages. All it does is drive up the cost of homes and then prices out the locals. We need to address this remote working situation. They are getting paid way more than the locals are and it puts everything out of balance. It happened to my state of Idaho. It is a problem when home prices more than double in two years time. This isn't hard to handle when you are getting paid the same higher wages from the state you moved out of and sold your house for a bigger profit, thus making it easier to buy in the state you are moving to. You can afford to outbid the locals there, and that is really messing with our local state economies. It isn't good in the long term. We need to make some kind of laws to put a cap on this. Investors buying in mass is also really messing up the balance. We need some kind of check and balance on this because we are making it harder and harder for future generations to own their own home. This greed has got to stop.

    SC really surprised me. I lived there for several years and I can tell you that state is a messed up shithole. The job market is really bad, pay is low, rent is very expensive, and taxes are high. And good luck getting access to healthcare. I left in 2020 and will never go back.

      People are just desperate and seeking that holy grail of affordable and cool like LA and NYC. I think most people will regret the relocation they did in the past 5 years and possibly move back. I'm hearing a lot of that about NYC. I don't blame the people either it's a good idea but these places just aren't that great especially if they're used to actually great worldly cities.

      Dang. My nephew is 25 and got married and started his family in SC near goose creek. Got lucky landing a job in Boeing but who knows how long that will last. They used to live in CA but of course they wanted to have a house now so they left to buy the dream elsewhere. Honestly Idk how their doing with their bills and new baby.

    I can’t afford to live anywhere so there’s no sense watching the entire video. In the US country wide inflation is so high on the rise and the wages have stayed stagnant that there is no affordable living anywhere in 2019 I went from living in San Diego, California with the rent of $1640 With my second apartment in Mason, Ohio for $1170 then my third and last studio apartment in Miami, Florida in 2021 to living in my car after losing everything when you try to find a place to live, they want 3.5 times the annual income there is a lot of wage discrimination when it comes to renting, and overall if no one can afford to live on $13 an hour let alone $20 in most areas than there is something broke I mean really how is it that there is no affordable living anywhere? And they build all these new houses apartments and businesses all the time but yet nothing is affordable anywhere. I am beginning to think that we are overpopulated and we don’t have enough homes.

      @ well here’s the thing if you say that it’s overpopulated it gets very controversial with people especially those two religion like Christianity and will tell you how it’s not overpopulated that it’s greedy people and that there’s enough land for everyone and all that stuff but like I just said they build new houses they build new property. They build new land all the time changing the climateand people are still buying these homes. The second they are listed and I will say that again every house and apartment they build people are moving into them if that ain’t overpopulation then what is.

    I'm glad the population growth is slowed way down in Florida. The traffic is getting unbearable. Housing is jacked up about 3x what it should be.

    Is this a state by state migration % growth or where are people moving to list?
    Because if we’re looking for where are people moving to than Using percentages shifts per state VS number of actual people makes no sense as far as „where people are moving to” .
    If 8k people moved to Delaware and 64k moved to Florida than why is Florida not even on this list yet Delaware is ranked 3rd
    After seeing the title and just the rankings I would walk away thinking waw Americans are really moving to Delaware . In reality 8k people moved there and it doesn’t even belong on the list of top 10 states of where people are moving to, see my point 😅

    What many people don't understand, if your home price and interest rates directly contribute to how long you have to work.
    Right now many of these areas are like 2X the monthly cost from several years back. So now I need to work like 60 years instead of 30 to afford the same standard of living? Not worth it. And people are slowly starting to come to terms with this reality.

    House prices are still way way too high everywhere!
    Stay out of Tennessee, Alabama, North Carolina and South Carolina. They are over capacity!! The natives are having a really hard time and can't afford to live there. The people that made these states nice, safe and enjoyable places to VISIT!!

      Yes -- HOWEVER, one of the safest states to live in regarding avoiding the brunt of these horrid storms, hurricanes, tornadoes, and fires apparently related to climate change.

    The craziest thing about this is that I haven't watched this channel in over 2 years and the content is exactly the same. I'm not saying a crash is or isn't coming. I'm saying that a broken clock is right twice a day.

      Good point. I think most of his viewership prefers to hear negative outlook on housing. Which is unfortunate because a lot of these people aren't buying homes and they are missing out on appreciation and tax benefits

    Wilmington and Northern Delaware is basically functionally an extension of Philadelphia and north eastern Maryland basically Elkton Maryland is also in the greater Philadelphia area for this reason. It is very easy for people in New Jersey and the Philadelphia area to feel comfortable to retire and Delaware because culturally it’s an extension of where they live And experience in life the Baltimore and Washington DC area southern Delaware very popular place for people to retire. I already have high school classmates and I mean 30 of them who move there and Ocean City Maryland area.

    The % growth rate without considering the base population isn't really the best metric IMO. And, I'd add migration is really about specific areas/metros/cities within states that have both high migration and decaying parts of them.

    Something isn’t right about the number for Nevada, but most of the people here done change over their licences or registration so the records probably won’t show the massive flood of people over the last three years

    In South East Florida every Home Depot's moving supply department was moved to the front and was increased in size. People are moving out.
    The cost of living jumped very high very quickly, and businesses can't keep up with wages.
    Personally I am moving out of country until US will stabilize.

    Idaho is a popular place for people who are of social conservative that to escape from the Seattle Washington area and another place for Californians to relocate for the same reason, Idaho, Montana, and if they can find places, Wyoming and Utah, and I’ll Arizona

      If you drill down in his data he gives you the actual number. Just click on Population and not Population Growth.

      If switching to net numbers, seven of the states would still be on the top 10 list. It'd drop Delaware, Montana and Arkansas for Georgia, Florida and Texas. But even then Texas would barely ahead of North Carolina, Florida just behind South Carolina and Georgia just behind Alabama.

    This list doesn't make any sense, why would you compare ratio instead of actual number of people? Applying your methodology on a global level just 70 people moving to the smallest country would easily score top with 10% increase.

      I've experimented with a few over the past years, but I've stuck with Jennafer Beaver Turner for about five years now, and her performance has been consistently impressive. She's quite known in her field, look-her up.

    By the year 2100 Texas is projected to be the most populated state at 97 million, Florida 2nd at 63 million.

    I would never live south and with the evident hotter, longer summers, the SW has water problems. North Carolina and Delaware are the only two that sound attractive to me.

    The people migrating to DE are coming from PA, NJ, and NY. They are tax refugees that started migrating down here after Hurricane Sandy damaged the Jersey shore. I live in an area that is popular and I get calls from realtors all the time asking if I'm thinking about selling. 😂😂😂 the property tax isn't too bad either.

    You nailed it, moved to a different state 3 months ago... gotta go where it's affordable... reduced my rent by $1000 just by moving states. The average person can't afford most of these homes.....especially those of us who aren't married and live alone... those expensive cities are nice if you are DINKs or have a group of friends to split rent but your average hard working person can't afford crazy prices.

    Nevada is a tourist state, it's no wonder people left during the 2008 crash and covid. No one was coming to spend money so everyone got fired in Nevada and everyone had to leave Nevada to look for a new job.

    AS far as here in Northwest Arkansas, you forgot Tyson home office in Springdale and JB Hunt home office in Lowell. Those 2 are between the University of Arkansas in Fayetteville and Wal-Mart home office in Bentonville.

    North Carolina is going to be underwater in the future. Hell, western NC and East Tennessee almost got washed away this year because of a tropical storm. The low country on all these coastal states is going to be underwater in a few decades. Take a boat if you go.

    It's no wonder South Carolina came in first. Some real estate guy in S.C. kept making UA-cam videos saying that South Carolina is better than Florida. So naturally, people flocked to South Carolina.

      South Carolina IS better than Florida which is no longer a good deal. Too many people, traffic is awful, worsening storms, sky high home insurance, and increased home prices. Florida is no longer a deal. So now we have “halfbacks” moving halfway back up the coast to the Carolinas. Glad I got in and got my piece before home prices get totally out of control in SC like they already have in NC!
