Was an interesting conversation, but even after living in CA for most of my professional career, I've watched too many negative changes to want to risk my wealth there, anymore.
I watched a retired couple's retirement destroyed by changes in Mtn View's landlord/tenant regs.
Not worth it.
Definitely have to balance risk/reward with some wacky laws in CA. Trust me, I’m not blind to that.
How, specifically?
Tenant "protections" allow them to live rent free for months to years while landlord meets all regulations and $$$ costs to evict. Generally has to pay the tenant to move. Only money to be made is on possible appreciation.
@@MaddieBr if the last 39 years of 6.77% average appreciation is any indication I’d say it’s more than “possible”…. I’d upgrade to atleast PROBABLE
Excellent Coverage of this point. Thanks for sharing this discussion. There is something about owning in your backyard that makes large expenses that pop up (i.e., replace AC, major Leak, etc) much more bearable. I look at all my local buy and holds as potential homes for my kids in the future; should they need a place to live, they'll be close to me. The utility value of local properties is greater.
Well said! Looking at housing costs and such my wife loves that we’ll have the ability to rent to / sell to our sons in the future. No handouts tho , they gotta earn it!
