Been in the HVAC field for over 30 years now. And yes a sealed home is the best and yes you also need to do things to have a controlled air change rate in the building. Another big deal is maintaining positive pressure in a building. You have to make sure you are bringing in more fresh air that you are exhausting. A building with negative pressure promotes a bad moisture problem leading to extreme mold problems in the building.

Here in NC code requires 5 ach50 or below, ive been running blower door and duct leakage tests for work the past 2 years and spray foam houses always test fantastic. Well done on your 0.64! Very close to the passive house requirement here in NC at .6

The only way to make it better is to literally seal off the sliding windows, seal the concrete floor, seal the inner walls to increase baffling, and seal outlets/wall switches. There is literally not much else. You got to remember that the house only gets less tight throughout time as the foam cracks, walls creek, gaps expand...etc. You did exquisitely well.
@@TKCL If the dampers are within the envelope of the house then they dont contribute squat. Anywho, your at peak performance and enjoy the glory of a tight home.
@@TKCL funny enough, like 20 minutes after watching your video about sealing up the place, the HVAC guys finished at my apartment trying to find out how Cats were getting in the basement and making clanning noises in my HVAC. There is a gaping hole in the basement ceiling that leads to the neighbors back yard where they feed like 10 to 20 street cats.
You should get ahold of Matt Risinger with the build show. I bet he’d want to collaborate and come check out your place, he’d be insanely impressed with a .64 ach50
I believe 0.64 barely misses the mark for passive house certification. This is especially a good accomplishment being that you aren't a builder who doesn't this all the time.
I'm just learning about this tonight! I bet I could change my dampers to a better sealed type and qualify. Had I known about a passive home I would have made it my goal to qualify.
Did you cap the fresh air dampers for the test? I think most areas allow you to since that hole to the outside doesnt count. The channel the build show covers some of this in some of his videos, including the blower door test he did on his own house he recently finished
New it would pass. Now my house probably won't it's made from concrete block. I've been thinking about having the cells filled with spray foam for step one
Congrats!!!! You should be very proud! I am perusing your various videos. I commented on a later post asking for your ACH rating. I also asked for the CFM numbers for your bedroom versus the rest of the house. Since you did not go with variable speed compressor, how are you handling the way different loads for the two zones? Is your AC a two speed unit? Running the compressor at full capacity while lowering fan speed to match the bedroom zone will result in VERY cold air and possible detriment to the compressor. The problem may be worse when heat pump is in heating mode.
Andrew that’s a pretty impressive result. I will be interested in what your electric bill will run monthly and see what it’s like after your 1 year living in it. You should see about getting a energy monitoring company to sponsor you and get some equipment to monitor your usage real time. I bet the results after the 1st year will be very impressive.
This was a very good video. I’ve never seen or heard a good explanation of this. You’ve done a fantastic job at sealing your home. Are you guessing most of the leakage was coming from air flowing back into the house through the vents like bath and kitchen exhaust fans?
That would be my guess yes! Those dampers do not seal well. And I do assume I still have some normal leaks as well. I'd imagine it's impossible to get a house perfectly sealed.
in Germany these values are prescribed: limit values are: 3.0 for buildings without a ventilation system (3 x per hour) 1.5 for buildings with a ventilation system. 0.6 with passive house standard.
I recently learned about this process. Never understood it being a requirement. We have existed just fine for a few centuries now just fine, why is it suddenly a requirement to have a pressurized house.
Not pressurized, well sealed. It's all about energy efficiency and waste. That's why all the new appliances are required to be more efficient and waste less. Same is now going for a home. It's cheaper for energy companies to get you to cut back (while they add new customers) , than to build new power plants and add on.
Had no doubt you'd pass. Did you get your carbon monoxide alarms up. With such a well sealed home and a gas stove that could be an issue. Take care and congrats!

I agree and I do have positive pressure, when the havc system is running it will slowly close the exterior doors completely.

I did seal all exterior outlets with caulking and closed cell foam. I think all my dampers are contributing to the majority of my leaks.

No I didn't, dampers were left in normal operation. I'm sure some of my leakage is from them.

Concrete is definitely porous, but it seems like air wouldn't quickly pass?
@@TKCL it does. My house is 906 Sq ft the furnace is a 125,000 btu. Over double the size needed for the Sq ft.

Absolutely not, you can't seal vents to take this test. Vents should be working as normal no doubt that's where some of my leakage is coming from.

Yes I did get those installed. I also run the vent fan when the stove is on to move fresh air.
