Secondly, you need to consider the features of the property. It's apparently a new house built with current rate of materials. Thirdly, the owner doesn't seem to be desperate to sell(when a seller is desperate or under pressure to sell the price is usually lower than expected). Finally, buyers are free to meet with the owner to negotiate.
