Born in Ventura, have seen our town change into a city.
Ventura County has a million residents now. It’s like we’ve been swallowed up by Los Angeles. And the housing market is insanely expensive now.

It's been a crazy real estate market for the last few years here

The Avenue is my favorite community in Ventura. I love the semi-industrial vibe and the art studios. It’s a mile from the beach, you can walk to downtown, and it’s always sunny even when the rest of town has June gloom/ May gray overcast.

I was born and raised in Oxnard but moved to ventura a couple years ago. Love this city. I got to see it before they started building all these new apartment buildings. It’s Slowly starting to look like LA 🥺

The number of new apartments being built is incredible. I think most share your thoughts. The state of California is incentivizing cities to do high density right now.

I live in the Avenue and watched your video because it seemed very informative about our area. Thank you for all the facts about building time periods In Ventura. Interesting! I'll share what I like about my neighborhood. Eclectic, yes. Two neighbors to the right We have a men's rehab facility but two doors down from that we have a Hispanic family who have been there for three generations and have their initials carved in iron wrought outside. And next door to that a new person to the area maybe a millennial. It's an interesting mix of people and I love being part of the daily life on the Avenue. We lived in midtown previously but we've been on the Avenue a total of about 7 years.

Great! thank you. Yes the Ave seems to have a pretty diverse mix of people. I've lived in Ventura since 1985 and it definitely has seen some changes.

I’m 46, I’ve lived my whole life here in Ventura. Growing up, I lived in Clearpoint. For a kid it’s different living up there than it is south of Telegraph. You can’t ride bikes, or really walk anywhere, school, friends house, McDonalds, etc. Halloween was a workout, even for a kid. But the backyard was huge and my house was along the east side, so the canyon was practically our backyard as well. That was fun. Unfortunately the house was a victim of the Thomas fire.

Yes, you have to be in beast mode to ride a bike up to the top of clear point.

I was your next door neighbor on La Fonda. I didn't learn how to ride a bike until i moved south of Telegraph.

Harold... you know "The Avenue" needs to be split in half to get that Average sale price right. You keep showing houses in the flats along with the houses in the Indian tracks. Two totally different places.

Funny that you brought that up. My latest video that will be discussing just that when I go over location.

The 'Santa Monicazation' of the Ventura area is in full swing, including as a bonus high-rise modern day tenements and traffic congestion. We will be leaving for a quieter, less congested environment and are confident those leaving the Los Angeles miasma will fill the gaps. Thank you City Council.

Historically at least, for what it's worth, those that leave, leave a property that will double in value in 20 years or less. The weather here is just amazing, and you don't really know that until you leave for good.

Bought home in the East End in 2007. Ventura is great, but the signs of decline have accelerated since 2019....

See, for me, the “East End” doesn’t really start until Kimball….though I suppose using the term “east Ventura” could mean the inclusion of the section between that and Victoria….semantics.
When my family moved back to Ventura in October of 1973, I was 10, and we lived in the American Cities tract…on the north side of Telephone, west of Petit….and I don’t know that I can say East Ventura is my favorite neighborhood, but it sure holds a lot of memories for me!

Sadly only the rich from l.a. ,back east and other places from all over can afford regular houses. And those blue color workers and the poor living in all those hud section 8 housing projects. The middle class was pushed out.

There needs to be laws against companies and start ups buying homes, being able to outbid hard working long time residents and their kids.

Thank you, good job explaining the different parts of town. Appreciated the fact you didn't try to hard sell anything. You didn't mention the large Hispanic population in the Avenue area.

Live in Ventura, beautiful beach town. Once voted most desirable county in America. Here’s your two choices, #1, work your ass off & pay your sky high bills around here, or, option #2, tell the government that you don’t want to work anymore & they will give you a $2,200 voucher to live next to people who pay rent & work for a living & you can get food stamps & a free cell phone too! Screw work!! Let your tax paying neighbor do that!!!

    • @user33housecats

that voucher wouldn't cover my rent. . . I'd still have to work!
