Did you have an estimate for the repair costs before buying the house? If so, did the seller provide the estimate or did you hire a local contractor to go to the property and provide an estimate for you?
Hey Kenneith thanks for watching our video and for the question. We did get an estimate of the repair costs before we bought the property and before we made an offer on the property. We have bought tons of houses so we were able to estimate repairs from looking at photos and video walkthrough, and an inspection report (which cost us about $500). Once we actually closed on the property then we got inside and firmed up our numbers. We found our contractor one day when we were driving through our town and noticed some guys fixing up a house. We stopped in to say hello, introduced ourselves, and asked if they would be willing to show us their work. They showed us around, we liked what we saw, and we've been rockin with them ever since!
