I’ve been reading about alternative investments like real estate, private equity, and even commodities, but I’m unsure how to include them in my portfolio.
It depends on your risk tolerance and financial goals. Alternative investments can offer diversification, but they’re not without challenges. For example, liquidity can be an issue-you might not be able to cash out when you want. Also, fees can be higher, and you need to research thoroughly to avoid bad deals
I hear you. I tried adding real estate crowdfunding to my portfolio last year, but I didn’t do enough research and ended up with lower returns than expected. It’s tricky without professional guidance
Exactly! That’s why I turned to Joseph Nick Cahill, my CFA. He specializes in both long-term and short-term strategies, including alternative investments. He helped me navigate risks and made my portfolio much more resilient, even during market downturns. Plus, he offers free consultations, so there’s no harm in reaching out.
Thank you so much for the suggestion! I really needed it. I looked him up on Google and explored his website; he has an impressive background in investments. I've sent him an email, and I hope to hear back from him soon!
That sounds amazing! I’ve been managing my investments myself, but I’m realizing that it’s tough to evaluate opportunities in private equity or REITs without professional advice. I’ve also heard horror stories about people falling for scams in these areas.
Professor, thank you for this video. You have summed up the entire reading nicely into this one video and it makes it even more easier for people who are in a hurry and can't afford to read the institute materials. Thanks a ton!

Hi, I have passed my SIE exam and am interested in pursuing a career in alternative investments management. Can I simply go ahead and study to pass the CFA exam or do I have to complete any other preliminary examinations or experience before I study to pass the CFA Alternative investment exam?
Hi Brett. It's excellent that you have passed your Securities Industry Essentials (SIE) exam, which is a prerequisite to becoming registered to work in the securities industry in the United States. As for your question about the CFA exams, you can go directly into studying for them. There are no prerequisite exams to take before the CFA exams, but there are specific enrollment requirements: Have a bachelor's degree (or be in your final year), or have four years of professional work experience, or have a combination of both (college/university and professional work experience) totaling at least four years. Note that part-time positions do not qualify, and the four-year total must be accrued prior to enrollment. Understand English, as the exams are given in English. Be prepared to take the exams in order. The CFA Program includes three exams: Level I, II, and III. Candidates must pass each exam before progressing to the next level. Agree to abide by the CFA Institute Code of Ethics and Standards of Professional Conduct. Apply for membership to the CFA Institute. Alternative investments is one of the topics covered in the CFA exams, along with other topics such as ethical and professional standards, quantitative methods, economics, financial reporting and analysis, corporate finance, equity investments, fixed income, derivatives, and portfolio management. Remember that the CFA certification requires a significant time commitment, with a recommended study time of at least 300 hours for each of the three levels of exams. Passing these exams can be a considerable achievement and is highly respected in the finance industry. Best of luck with your studies!
Hello Jim. Thank you for these awesome videos. When we calculate the holding period return. Do we not take the previous period value after fees to calculate the return between periods? Should we not have used the 113.6mil to calculate the return instead of the 120mil?
