Lee, I purchased a Ryan home in Central Park and the high impact windows glazing and the lanai was included with a 12k closing cost. The builder is no longer offering the windows or lanai and now cost extra.

@@LeeBrickeytv Yeah, you can only enter on your documented inspection days. This being said do hire an inspector for these if you can't make it and for the final walk through to document everything to be fixed as you have the first 12 months for defects and years 2-10 are just major structural.

The builders help pay the HOA for a short period of time to suck in potential home buyers. The the full HOA goes to the home buyers and they deliberately don't tell them

Happy new year. No. The stupid thing is that from Miami to Palm Beach County the code is concrete block and shutters. Also there are regulations on roofing. PSL you can build a wood structure but they just got the direct hit from the last hurricane. Impact glass is not code anywhere. Just hurricane shutters.

Candence has sold 60 homes in since it opened in Nov. PGA Verano sold 28 homes last month , Heron Preserve sold almost 30 last month and will be out of inventory in a month and nothing to sell and in the non HOA Synergy sold 10 homes last week. I am on the ground with my team and we are selling homes and seeing homes fly.

Most now are showing reduced prices, resales and New Construction. You were wrong on your interest rate prediction. I can see you’re trying to sell and keep the pressure up on potential buyers but facts are facts. It’s a buyers market and the bubble is bursting. The smart home buyers are waiting it out because prices are still dropping and will continue to drop. The Data is clear and the smart move is to pay less on a home because you can always refinance down the road. DR Horton and Lannar are reporting loses in the Billions! Bigger reductions wait it out folks!!

No high rise condos but there are new townhomes that are starting in the $300's for a short period then they will go to $350.

Just stay out of new communities and HOA's. But yes the MLS lets me filter homes out that you don't want
becareful with HOA that offers low fees they don't necessarily stay low

@LeeBrickeytv Mine has gone up about $45 every year since I moved in Vitalia. $550 a month now. It's ridiculous. Hard to sell my house with that HOA.
