Great job. I've been investing for 20+ years but I never saw such a clear explanation of REITs, thank you. The portfolio diversification thing is really important. By buying assets that are diversified (ie the prices don't all go up at the same time), you can make MORE profit with LESS overall risk. It took me ages to fully grasp this, it's really amazing how it works. You buy some shares, chuck in a few diversified assets (REITs, bonds, commodities) and hey presto : you have a portfolio that will can provide good profits even when the stock market is throwing a wobbly.

This is a fantastic video Damien, I've watched serveral times to try to absorb the information! Basically, I want to invest in REITs but don't want to invest outside of my ISA for tax purposes. I want the majority of my portfolio to be in a Vanguard LifeStrategy fund, so hypothetically if I saved/paid in cash before the end of a financial year (so this could see me through the following year) I could start up another ISA with another provider to give me exposure to REITs and the ISA benefits. Is that viable? Of course, I will get advice from my financial adviser, but it's very interesting what you've said about how you get around paying into multiple ISAs. Thanks, Dom
Hello mate! Yes it is, You can have more than 1 isa you just can’t pay into more than 1 same financial year, you can leave cash in an isa to do what you want with. Opening another isa elsewhere to purchase REITs

I own some Reits but I think you missed one important point. It's possible to buy property directly using the banks money. I have a friend who has 50 apartments with only 10 percent equity. They bring in 15000 a month profit. He's using the banks money to add a new flat every few months.

Great video, just came across it, really informative. Regarding the iShares UK Property ETF that was mentioned, its performance is negative over the last 10 years, am I missing something ?
I have not been able to find a reit fund and looking online seems to suggest they don’t offer them. I have had comments they offer ETFs which are basically the same thing. If you are buying a REIT ETF don’t buy at the live price as you will be charged a dealing fee. Buy at the fixed day price. Let me know if you find any? I will do some digging also

I didn't quite understand that - are you saying you can also pay pure cash into a S&S ISA, it is therefore 'invested' and then you can effectively transfer the 'on-balance' money to another S&S ISA? Nearly! So you can only pay into 1 type of each isa each year. So if i pay into a S+S isa i cant pay fresh cash into any others. What i do is keep cash on balance in each S+S ISA i have. So if i am paying into my Vanguard in 2020 and there is something i want to invest in on 212. I have cash on 212 and dont fall fowl to the rule. In reality though you could just use 212 they have everything on there now! i will be likely switching to them full time this coming April.
Damien, would have liked to hear more about tax treatment of REIT income, my understanding is that (most) dividends are treated by HMRC as rental income for taxation purposes- this impacts on individual tax allowances.

That’s like why are some businesses unprofitable. Some are just badly run. Also as REITs have to pay out 90 percent of profit they will like reinvest heavily or report losses

So I know CII are one of the respected routes but there are a couple of paths you can take to get the qualification. Read up on their website about the requirements. I know you can study them yourself but I imagine it is much easier if you get a job at a financial planners offices.

1:17 - Just FYI: There's no stamp duty (until April 2021) for residential properties up to 500k ;). Great videos, would invest in some mic though (like Yeti or something)
Hi Mate, Yes i am aware of the Stamp duty freeze, but i believe it only applies to residential and the sur charge of 3% still applies to buy 2 let. So as this is an investing channel I assume most property investors would still be paying some form of stamp duty. I have upgraded the mic i use since this video was filmed, so let me know if you think sound has improved on my more recent vids. Damo
Brilliant advice on how to technically be able to continue to invest on two platforms in one financial year due to having dormant funds on the older platform. If hypothetically you had an accumulation fund whereby your profits are constantly reinvested, would these reinvestments count as a new contribution on that platform in a given year (because it is money that wasnt previously there) and therefore preventing you from opening a new platform in the new financial year?
Hi Mate! Great question. So the benefit of the isa is anything inside it is protected from tax. That includes any income from shares you reinvest. The income that is received from companies doesn’t count towards your 20k limit per year.
Hi Damien! I'm late to the party on this video but I started watching all of them and love the content, It speaks to me! I currently have S&S ISA with 212 but after watching your videos and doing research I thought I would switch to Vanguard for 2021/22 financial year but you say here in the comment that you most likely will move your money to 212 and use it as main account. Does that mean you are leaving Vanguard? Why? Isn't it a better ISA to pay into every year and just keep investing account with 212? Sorry for all these questions but I'm trying to make best decisions before April and decide which ISA to continue paying into. Currently I'm leaning towards Vanguard S&S and 212 Invest. Hi mate. All depends on timeline and the expected return, Use a compound interest calculator like the calculator site. You can use that to see the effects of compounding on your money given time

You can have more than 1 isa you just can’t pay into more than 1 same financial year, you can leave cash in an isa to do what you want with. Opening another isa elsewhere to purchase REITs

Yes of course i can, But in the mean time. An app like trading 212 (link in the description) It is as easy as signing up and searching REIT in the search bar to find the one you want.
I own some Reits but I think you missed one important point.
It's possible to buy property directly using the banks money.
I have a friend who has 50 apartments with only 10 percent equity. They bring in 15000 a month profit. He's using the banks money to add a new flat every few months.

I have not been able to find a reit fund and looking online seems to suggest they don’t offer them. I have had comments they offer ETFs which are basically the same thing.
If you are buying a REIT ETF don’t buy at the live price as you will be charged a dealing fee. Buy at the fixed day price.

Could you clarify a bit about your tips and switching money between different S&S ISAs please? I didn't quite understand that - are you saying you can also pay pure cash into a S&S ISA, it is therefore 'invested' and then you can effectively transfer the 'on-balance' money to another S&S ISA? Via a standard bank transfer? Thanks!

So you can only pay into 1 type of each isa each year. So if i pay into a S+S isa i cant pay fresh cash into any others. What i do is keep cash on balance in each S+S ISA i have. So if i am paying into my Vanguard in 2020 and there is something i want to invest in on 212. I have cash on 212 and dont fall fowl to the rule.
In reality though you could just use 212 they have everything on there now! i will be likely switching to them full time this coming April.
Damien, would have liked to hear more about tax treatment of REIT income, my understanding is that (most) dividends are treated by HMRC as rental income for taxation purposes- this impacts on individual tax allowances.

That’s like why are some businesses unprofitable. Some are just badly run. Also as REITs have to pay out 90 percent of profit they will like reinvest heavily or report losses

So I know CII are one of the respected routes but there are a couple of paths you can take to get the qualification.
Read up on their website about the requirements.
I know you can study them yourself but I imagine it is much easier if you get a job at a financial planners offices.

They will just be heavily reinvesting profit into further sites. They have to pay out a high amount of profit but can choose to reinvest instead

1:17 - Just FYI: There's no stamp duty (until April 2021) for residential properties up to 500k ;). Great videos, would invest in some mic though (like Yeti or something)

Yes i am aware of the Stamp duty freeze, but i believe it only applies to residential and the sur charge of 3% still applies to buy 2 let. So as this is an investing channel I assume most property investors would still be paying some form of stamp duty.
I have upgraded the mic i use since this video was filmed, so let me know if you think sound has improved on my more recent vids.

Brilliant advice on how to technically be able to continue to invest on two platforms in one financial year due to having dormant funds on the older platform. If hypothetically you had an accumulation fund whereby your profits are constantly reinvested, would these reinvestments count as a new contribution on that platform in a given year (because it is money that wasnt previously there) and therefore preventing you from opening a new platform in the new financial year?

Great question. So the benefit of the isa is anything inside it is protected from tax. That includes any income from shares you reinvest.
The income that is received from companies doesn’t count towards your 20k limit per year.

I currently have S&S ISA with 212 but after watching your videos and doing research I thought I would switch to Vanguard for 2021/22 financial year but you say here in the comment that you most likely will move your money to 212 and use it as main account. Does that mean you are leaving Vanguard? Why?
Isn't it a better ISA to pay into every year and just keep investing account with 212?
Sorry for all these questions but I'm trying to make best decisions before April and decide which ISA to continue paying into. Currently I'm leaning towards Vanguard S&S and 212 Invest.
