100% agree with this. People say never sell. But releasing capital and redistributing it to something that will generate a better return is smart investing. We are looking to do the same in the next 12-18 months. Release 2 investments and push into our new PPOR and uplift with a renovation.
Keep your properties that continue to perform and pay themselves off, while releasing those that reached their potential.
recycle the capital to pay down the dept and use it to buy large property! good strategy .

same mentality here. however, sometimes it makes sense to sell to upgrade or buy your PR resident. we did that and couldn''t be happier.
Would be interesting to get your thoughts on setting price filters. Lowish to get as many people through as possible or highish and negotiate.
Great question. Selling agents have a saying list it low and watch it go! I'll break this down in a future video too
We don't all say that!!! Certain selling agents have their own tactics, I pick and choose depending on the property and similar sales nearby. Reach out if you want a bit of an explanation on Sales Agents tactics. Some are 50% sellers, because ultimately they lie to the sellers and build up their hopes.
ive sold my rentals to pay off my own home in full, and kept one investment property for positive cashflow, proceeds of that will bring its debt down too, I dont see any opportunities to buy and hold atm, i see no good bargains in this sellers market, so Id rather hold as little debt as i can since i expect pressure will build on debt holders in the coming future due to the current and future global environment (politics & economy etc)
I’ve also just sold one of mine to repay PPOR debt. Makes sense if you’re deploying into higher return projects.
