To the community. I need help. My situation = Have two properties. One is renting to a family member long term but costs nothing and have 90k equity, and it's worth roughly 200k. Property two is imy current house worth 200k with 48k mortgage. Im sale agreed on a new house using 100k joint savings to buy it. Based in Belfast. What would you do with property two? I have buy to let set up and rent to rent agreed with an agency for 1100 a month. I have a higher bracket salary. Considering selling and buying two properties but capital gains and stamp duty would kill any profit 😢

My oldest son Robby & my youngest son Donte would love to get into the real estate business, before my oldest was shot I was supposed to buy my first house and then I had to use everything I had saved up for 3 years to save his life, now I am starting all over again to save up for our home, but the market flipped on us houses that were 100-250k are now between 500-2 mil which is absolutely insane because the rate of pay hasn’t changed!!
