Houses for $599 I would love to see those haha! Wouldn't it be easier for buyers to just search for lower priced homes if they know there are bidding wars left right and centre? Like in the area surrounding the Downtown core of Toronto there are up and coming areas but almost every house is priced for bidding. You will get an odd house that won't get bids and you can actually get them lower - these are usually fixer uppers or tear downs. I think people lose out on bidding over and over and over again b/c they are looking at homes out of their range. You have to spend a lot of time researching and looking at comparable and so on but even then its as you said a buyer will pay what they feel the value of the house is. People are also attracted to shiny things. Sometimes you have to move beyond that.
Yes they would but then you have the outliers. So the problem is assuming all houses are priced with the same strategy. It’s better to calculate the whole range ahead of time before starting the search. Then when they see a home, it’s more about where they feel that house falls in that range.
