Hey James, I've been subscribed to you for a long time and have been watching you since you prepared the catamaran before you set sail for the first time. With your small and young family, I can well understand that you have gone from sailing to landlubber. Portugal is one of the safest countries, not just in Europe, but in the world. Prices in the interior of Portugal are still affordable and there are some unrenovated buildings, old barns built of granite with thick walls that stay cool inside. My tip: stay away from the Algarve and look for somewhere suitable in the country. There are swimming opportunities scattered all over the country on rivers and dams that will cool you off. I've already toyed with the idea of going to Portugal from Germany and I've watched lots of UA-cam channels with the ups and downs of building something up in Portugal. Not everyone reaches the status of being able to keep themselves afloat from UA-cam earnings and forgets to cultivate the land they now own profitably. I wish you the best of luck there and if you tackle it well, you can be really happy in Portugal. If you really feel like going to the sea, you can quickly reach the coast. What could happen to you is that many people who watched you because of the sailing will drop out, but many new subscribers will come who are interested in life in Portugal.

I just found a sweet little place with a Habitation license, some fruit trees, and a water wheel on a seasonal river. It's a little stream now. Enough to lay down, in that hot summer time!! Keep in touch if you do move there. I've watched a ton of UA-cam, too, and become like friends. They help me out.
@@thelastpirate You're welcome, and yes, the taxes for non-Europeans can be annoying, but I hope that the rest of the country, the whole flair, the people, the weather in general will win you over. After all, it is still one of the cheaper countries in Europe or the EU and that should make it easier and cheaper if you can also provide for yourselves in your future property. Much further east in Europe there is Hungary and Bulgaria. While Hungary has Orban, with whom you don't have to agree politically, Bulgaria is more neutral, but the whole Ukraine story is closer. I also have a problem, which isn't really a problem, my adult daughter lives with me, an IT worker who is moving to Karlsruhe to work and will live across the border in Alsace. For us it would be enough if electricity was cheaper than in Germany. And once you're a mom, you're a mom for life and that won't stop when your child is grown up and my daughter doesn't want to leave the Ruhr area without her mom and I want to leave too. After all, there's nothing keeping me here because I'm retired and no longer working. The money alone is a problem because I don't want to be a burden on my daughter with my small pension, even if she wants to give me a lot back. In the Cinfaes area you are not far from the Newby family, with their channel The Newbys in the Amarante area, btw. Sometimes it is quite useful to make such contacts.
Those dang stinging nettles. First time I encountered those was when I was a kid visiting Europe. You learn quickly to avoid them. Very cool property! Interested in seeing what's next in your journey.

Wait till you sail the southern coast of Portugal and the western coast starting at Sagres (once called the end of the world) simply incredible and let's not forget the FRESHNESS AND QUALITY OF THE FOOD! Yes I'm Portuguese 🤙🏽 Good luck James!

I'm I guess a long time subscriber but I haven't been watching though I love your channel very much, I was shocked to find you are selling the boat but once i saw your video I can now see that you are doing the right thing for the right reasons. Things will still be awesome I believe that a smaller boat will hardly be all that noticeable to the viewer taking into consideration that a 50' yacht is allot of boat.. You have a beautiful family

This is an incredible river and waterfall!!! Absolutely gorgeous! I follow several people who have homesteads and channels in Portugal. Have you seen the other watermill channel? Mr and Mrs Adventure. They also know a lot about rebuilding and clearing land in Portugal.
It’s really nice James. The vegetation is a simple issue. The building structures inside may be something a little larger and the unknown is also the expense and might need very deep pockets. You’ll have a vision for whatever you choose. Good luck with your search guys and by the way, that Ford car you bought is a little gem, keep up the oil and it will go forever
James and Anna, i will continue to watch your channel wherever and whatever you guys do because of your spirit. James, you've continually surprised me since the backyard canal days with the cat and your hardtop fab! I would totally just find a chill place to rent and get feel for Portugal. I know Portugal has low passive income requirements for expats but me personally have been more impressed with Northern Coastal Spain from Vigo all the way to Bibao just do a road trip that way.
Hopefully the property is near free because it needs everything. Roofs, plumbing, sewer, Electrical ect. But on the upside with all those nettles you can make nettles soup. It’s a real thing and delicious
And... the property is out of this world. It's a paradise so rare that can think only this... IF YOU CAN... DO IT!!!!... I'm sure you'll never regret so much and so rich kind of place... I heard the river running and immediately thought, you have fresh water and hydro power, when I saw the water mill, even better a place to put the hydro power and a pump to get the water up to tanks by the buildings, this would make an awesome bnb business location, but it's a lot of work, but I know you're not afraid of some work. Don't try to live in the watermill until you've checked how high the water goes in the river when it floods.
If you are looking for a challenge, this could be it. Lots of clean-up. Likely it will need 3-5 workmen for a while to make it livable. Hopely sooner than later. Ten years from now it may be the smartest purchase you ever made. OR It would be interesting to know why the people who lived there previously moved on. Good luck, stay safe!

Hey guys, are you crazy or very rich? I too have followed you for a few years and love the enthusiasm but James you are a master mariner with so much experience. This will be like first day dingy sailing for you. With 40years in construction even I would have to think long and hard. The access road alone could be north of 400,000 euro before you consider, services, the restoration and fixtures and fittings. Please make sure you have this costed properly before committing friend. If you work on the guide of 1/3rd to buy, 1/3 re to renovate and 1/3 profit when sold you won’t be far off excluding access. Good luck if you go ahead, but please do the numbers. For the same cost you could buy a60ft cat.😂

Was Portuguese and went to Spains QUEEN Isabella for money to cross the Ocean. (Well as you know history has been re-written. When I lived their The People were so Proud Of that fact. Well, I'm looking for property on the mainland and Terceria. But prices on the island have tripled since COVID. Mainland has at least doubled if not tripled. So low ball them, see what happens! Make sure you get a Real Estate Lawyer. If Stone Ruin, get a Habitation Liscense. Just mention this stuff, and then they'll know you've done your homework! James what do I think of this piece of land? Vipassana "a money pit" So you either have land or a boat you can't have both as they together cost way too much money, that water channel would cost a fortune to make it operational. Sailing GBU has settled in Puerto Rico on 8 acres, check them out. Good luck and best wishes to you and your family.
Cool property but definitely a hole in the water, you know the saying coming from a sailboat! Just make sure you check on what you can do with the water diversion, most countries have strict regulations when it comes to that, also ruins are a pain and expensive to restore, and cannot be modified without approval and that can take forever! If you plan to be there for the next 20 years ( you are young) this could work with the proper amount of cash of course.

While I think the river property is wonderful, the old, main house looked to be in really bad shape (hole in roof, rotted floors, falling timbers) - that is gonna be a huge project just to get it watertight again, let alone replace the main floor joists. Maybe the other buildings are better, hard to tell. I say - keep looking.
It is a part of your journey , but doncine bsck to us in a couple of weeks and would like to know if your opinion on portugal changed. Personally i cant see you settling there.

I live in Kristiansand, in the south of Norway, on an island in the Norwegian arcipelago. Beautiful as well, but on another scale. No steap mountains but thousands of small islands and islets 🙂

First of all. Do you know that you can for free get an old property in Italy? Yes! It’s more ore less free, if you sign up to restore it. I think it’s about 10$. Secondly. If you start before 3 years of age you can earn Luna to get perfect pitch. Look it up. It’s very important that you start early. Look up Rick Beato as his son has a perfect pitch Third. Be aware of that worker that you employ in Portugal, come to work for you. Rip the place down, and the they disappear. This is because they are delayed with previous projects. See that you have a contract, that say that if they don’t keep the schedule they have to pay. Or at least you don’t have to pay anything.
I don't know how much they want for that place, but I think it will take at least 2 or 3 times that just to clean up the vegetation to nothing about the structures. But if that is in your budget than snap it up. Just keep thinking, this is better than scrapping boat bottoms in jellyfish/ crocodile infested waters, cheers.

Vipassana "a money pit" So you either have land or a boat you can't have both as they together cost way too much money, that water channel would cost a fortune to make it operational. Cool property but definitely a hole in the water, you know the saying coming from a sailboat!
Just make sure you check on what you can do with the water diversion, most countries have strict regulations when it comes to that, also ruins are a pain and expensive to restore, and cannot be modified without approval and that can take forever! If you plan to be there for the next 20 years ( you are young) this could work with the proper amount of cash of course.

While I think the river property is wonderful, the old, main house looked to be in really bad shape (hole in roof, rotted floors, falling timbers) - that is gonna be a huge project just to get it watertight again, let alone replace the main floor joists. Maybe the other buildings are better, hard to tell. I say - keep looking.
