  • Florida manufactured home communities offer the benefits of traditional retirement communities at a price that is still affordable. You can choose from 55+ or all age communities. Gated communities are common in larger Parks. These are almost identical to traditional HOA communities. Smaller Florida mobile home parks provide more intimate settings yet still offer basic amenities like clubhouses and swimming pools.

    I live in a manufactured home in a 55+ community. I have been here two and a half years and every year the lot rent has increased. It started at $473/month and is now $600/month. Likewise a "fire tax" which the community passes on to those who dwell within the community has increased from $116 to $136. Many might say that is not bad however when you are living on a fixed social security retirement income any increase is too much. I reside in a 500 square foot manufactured home and my electric bill is $160/month. I have to pay the community for water/sewage and that is $65/month. I have to pay for trash removal and that is $90 every three months. We have no choice in who we choose for water, electricity or trash removal and have to use who the community dictates. Still, maybe not too bad as compared to residing/owning a tradition brick and mortar house but still not cheap. I wish when I had moved to Florida that I had moved to a community where you own the land and home. I hate paying lot rent. I do not use any amenities in the community and therefore with careful thought I have decided to move back to rural Texas where I came from. It was a good two and a half years but I am out.

    Extortionary lot rents and insane home owner insurance makes it nearly impossible. It isn't the bargain it used to be. My folks own their own home, in NW Florida and their home owner's insurance went up 400%, this year. They haven't had a claim in over 20 years, with the last claim being from hurricane damage to the roof. Retirees are better off moving to another state, even if it is "farther north."

    Yes, the manufactured home prices are a deal indeed, but the land leases are outrageous. Only a fool would pay what these greedy clowns charge month to month. Not every Senior Citizen wants to play Shuffleboard, or sit inside a Clubhouse all day long. It's a terrible deal truth be known. Many Seniors do not make enough money per month to afford this snake, alligator, mosquito, roach infested, high humidity, extremely hot place to live. Again, most people are foolish. I'll stay in my nice suburban, paid off house with $450.00 a year HOA's and low taxes each year in Colorado. Florida is way over rated. You do have fantastic gun laws though. I give you that.

I recently bought a mobile home built in the mid 80s in a gated beautiful senior community in Broward County, Florida. I have 1.600 square feet of living space with 2 bedrooms and 2 full bathrooms. I paid $46,000. for the home and around $1,200. monthly lot rental. Before I bought the home I spent several months looking at similar site built homes in the area. The average cost for a similar site built home in a gated community with similar amenities were ranging from $550,000. to $650,000. here in Northern Broward and southern Palm Beach Counties. The HOA fees for those homes ranged from between $550. to $950 monthly. A 20 percent down payment would be $120,000. Then the monthly mortgage would be $3.500 for 30 years, $3,800 for 20 years, $4,200 for 15 years. Oh! If I was a cash buyer at the average of $600,000. I would have about $550.000. at 5% sending me about $2,300 a month. So, tell me again how much of a fool I am.

      Oh! And did I omit the taxes on a half million dollar plus property? Not to mention the upkeep, landscaping etc. included in my low monthly lot rental.
