My mother's expression was 'BUY ONCE'. You are SOOOOO right in advising people to NOT buy the place holder/interim item as all you are doing is spending MORE money! My pet peeve as an Interior Designer is all the small accessories that just end up cluttering a home. Why do we keep buying small accessories? Because they are affordable! Instead of ten $20 items, buy ONE, larger $200 item that is a statement piece and that you will definitely have longer than all the cheap $20 clutter pieces. I've said my peace.
It’s interesting how I visit the same home stores that I’ve known for years and, now, I don’t have the impulse to buy as I used to. I see their stuff differently now. The merchandise is beautiful and I still admire it; It just all I see now is mass production and lack of individuality. I’m also more comfortable buying things that aren’t popular - nowhere to be found in the pages of RH, PB, and other catalogs, but they’re unique and make me smile.
When we bought our house 7-1/2 years ago we knew at some point the kitchen would need a major overhaul, including opening up a wall and getting rid of the peninsula. The flooring in the home was beautiful and brand new so we we found out were it came from and ordered enough floor to do the dining and kitchen when the time came. It was in a dry storage space in our home for 7 years but now, perfection. That is as far as I'm concerned the best plan ahead moment of my life. It helped that we also hired the best floor layers so that the transition was invisible.

I'm 73 years old and took my mother's advice about considered purchases.."Buy good, buy once". I'm still dining at the same solid pecan wood dining room set as I did 53 years ago. Mom's advice never failed.
When I did the whole Marie Kondo thing years ago, I got rid of all the miscellaneous “decor..” When I saw how much money I had wasted on those little things, it broke me of the decor habit. No more adding a little thing to fix a room or try to make me happy. Now I just spend my money on upgrading to higher quality furniture (mostly secondhand). I have saved so much money not buying trendy consumable junk, and my place is way higher end feeling and easier to maintain.
My first experience with asking for a discount happened many years ago, but it gave me the courage to keep trying this (often successfully). It does take diplomacy and some finesse and, yes, some courage. I found I print I adored by a local artist - perfect size, perfect theme and colors, exactly what I wanted for a specific location in my home, but much more than I could afford. I watched it in the gallery for months, hoping it wouldn't sell, knowing it was taking up gallery space. Eventually I swallowed hard , explained how much I loved it and the artist, and very politely asked for it at (gasp!) at almost half price, which was what I could afford and not low enough to appear insulting. Success! The appropriate cliche here is "Nothing ventured, nothing gained."
He's a great boy. We love him so much! Linus is 7, and we've had him from 8 weeks old. Our dogs don't hang out on the furniture anyway, but the house is kept super clean because you will see some hair no matter what from shedding, and none if it's a problem for us, and more than worth it. Our dogs are family. :)
I would love to see you role-play asking for a discount. My big waste-of-money was putting down Pergo because I couldn’t afford hardwood. Pets and Pergo do not mix well and now I’m ripping out the Pergo. I should have done the hardwood to begin with.
Would you mind sharing what was wrong with the Pergo? I know large active dogs and hardwood floors do not mix from personal experience and according to quite a few clients, (constant new scratches from nails, no matter how well trimmed), and was considering Pergo for our new floors.
@@cjtzioumis686 I have no experience with Pergo BUT I was advised by flooring professionals that if a hardwood is getting scratched by dog nails, it's a problem with the finish rather than the wood. That is my experience as well (I've done Rotty Rescue and currently have a 115-lb Great Pyrenees). Also, it was recommended that a flat/ matte finish would hold up better visually. I know you asked about Pergo so I know this isn't directly to your question but given your comment re hardwood, I thought it might be helpful.
so glad to see you mention maintenance. I've bought and thrown out a couple rugs now because of my animals. Also my cat prevents me from buying anything with vinyl or leather upholstry because every claw poke will show (RIP my old recliner), and my dog sheds so intensely that i refuse to live anywhere with full carpet ever again haha. it's been a lot of trial and error trying to have a nice place with animals, but it's possible if you're strategic in a way.
The first time I asked for a discount was in an Ethan Allen store MANY years ago. Best decision I ever made because I learned that most stores like that have a place in the back of the store where they have discontinued pieces or pieces done in fabric that is discontinued. The deals are pretty amazing. The other thing to do is get neighbors together to buy from North Carolina …if you want brand new furniture. Getting a group together can make getting furniture directly from the manufacturers worth it.
Yes North Carolina has some fine furniture. Went to a Henridon sample sale in Morganton, got a sofa made for Ralph Lauren for less than 10% of it6orginal price.

Hi Garrett! I did fall into this trap of buying two sideboards bc they were on the cheaper side of the spectrum. In the rest of my house I really did wait for the perfect pieces and I'm super proud of myself. Ultimately I will have to sell the sideboards and buy the right pieces before I make any other design choices. P.S. Here’s something I learned long ago. Soft fabrics and surfaces collect smells. Leather furniture or other non permeable arrangements are all I can have since I’m so sensitive. Knowing this 20 years ago would have saved me thousands of dollars.
Sometimes you really do need a ‘placeholder’- for example a table and chairs so you can eat supper. But then the ‘placeholders’ should be the least expensive possible to do the job- for example $5 yardsale chairs, which I used for years till I could get something better.
I paid for a handy man to paint my new house but the result was bad, I feel stress to see the poorly paint walls although my new house is two times more expensive than the previous house. So after 2 years we asked professionals to repaint the whole place. It was not cheap, but my home looks beautiful even without furniture:)!
So true, we had our family room and fireplace mantel area done by a professional painter about 10 years ago and I'm still struck by how flawless the walls look and how perfectly the paint abuts the crown molding.
We moved a year ago and had the entire interior painted. I hired a big company thinking that would be faster to get done. I had a newborn and we were already moved in. Not only was it super expensive, they lied and said it would only take a few days and it took 6 days because they only sent two guys to do the whole thing. One of the days only one guy showed up. It was a huge mistake because I honestly was unhappy with the job they did. My house did look better when they were done but it will have to be re done sooner rather than later.

Always appreciate the practical advice. Buying lower quality and chasing trends is often bad for the environment. One way I try to save is buying pieces that can be used in multiple places. For example, a marble topped chest has gone from a bedroom to the dining room, to the hallway, and now the den. I wasted money on a "genuine bonded" leather sofa when I was in my 20s. Within a few years, it had fallen apart and I threw it away - 2nd hand shops wouldn't even take it. Yes, as consumers we need to educate our selves. Hiring a professional nearly always saves money.....but most importantly, it saves time. I can hang and mud dry wall but it takes me weeks/months to do it. A professional can do it in one week. If you are unsure of your style, definitely hire a professional decorator. They can find deals and save so much time and money.....plus you have a wonderful space you will enjoy for years (decades?).
I was re-doing my living room and I finally found a great coffee table. I asked the rep if I buy the coffee table and a lamp table, can I have that pedestal table free?( my mom's eyes rolled back in her head because I asked that question!) The rep paused, looked it up and she said, "No, but you can have it for $14.00." DONE!!
Agree to that Garrett, quality over quantity is the key. It will stand the test of time. That answers the question why we still have those antique quality pieces from the past centuries.
I’m saving up money for bathroom renovations, and restoring my 1930s millwork. It’s hard not to buy things to “fix” and distract from the terrible 90s doors and trim in my 1930s house, but I’ll get there eventually! And I’ll get there sooner if I save.
Ooh I’d better get busy planning & ordering a new bed knowing that it may be a while for delivery. I was born into a family of modest modest means but learned early on about quality over quantity or cheap. This probably explains why my home is still not fully decorated after So many years…. I bought a pre-built condo and move in is in 6 months and as a first time homeowner, I'm thinking about "NOW NOW NOW, buy these before I move in!" but you're right, it's important to just live in it, enjoy it for what it is and then invest in quality pieces even if it takes time. for now, my intention is to get the place painted, get a bed to sleep in and figure out the rest
My biggest mistake was being impatient for the remodel to finish and buying too far in advance. I made assumptions I thought were safe but as time progressed and unexpected changes were made, many things I bought were no longer usable. I saved money grabbing up bargains that ended up not getting installed or not fitting in the space.
Thank you for discussing budgeting! Another helpful tip, if you have family and friends to lean on, let them know what you need essentials wise in the event they are trying to get rid of things. Some of these things might just be for temporary use, you may have plans to refinish them, or maybe you plan to keep them forever - tell them ahead of time so you don't burn bridges what your intentions are. And if there are family heirlooms they're "hanging on to" for you that you let them know that it's time to pass them on now as long as they're not in use. Sometimes, elder relatives hang on to things until you're ready and they don't ever ask you when you're ready. So you need to communicate that otherwise you'll be end up inheriting a bunch of crap when they pass and it'll become a fight between you and your family members, whether the fight is who gets it or rather urging you not to sell it because you don't have room in your home.
I have a Pug and yes sheds 24/7 so I’ve decorated to hide all the pug glitter, totally agree with floors makes life so much easier. Always enjoy your great advice.

Your story about the bed reminds me of when we decided to buy a cooktop! Our had been left by the old owners of our home, we don't know how old it was, so one day in the spring we decided it might be a idea to start thinking about replacing it, because we could see signs it was nearing the end of its life... so we ordered one, supposed to take about 3 weeks to arrive. It ended up taking over 6 months, and in the meantime, our old cooktop really started to breakdown to the point that by the time the new one finally arrived, only one element was still working! So glad we didn't wait until it was truly broken to order the new one, because we would have eaten microwave food for a long time, haha!
Years ago we wanted to have our entire house painted. Our sofa was beige, the coffee table light yellow pine, the floors oaks with a traditional finish, the sofa table dark walnut in color. So much tan/brown. We hired a decorator to pick the wall colors of the entire house and she nailed it everywhere but especially in the living room where she de-browned the room. I would love to see a video on the beige/tan sofa and how to prevent this browning. As far as wasting money, money and time is more like it when we have DIY'd some things. We got the result but time is money. The hours it took us to do something, the countless trips to Home Depot...
@@holosapiens The color was a darker mint with a hint of teal in it. It was not sage. I was definitely green and not a color that you have to wonder if it was tan or green or blue. I believe it was a historic preservation color.
I love this video! One other pro tip: save money by buying second-hand for a fraction of the price. And I don’t mean like 20% off but do your research to get a true bargain. And IF you don’t end up loving it, don’t dump it but sell it and someone else will love it. And yes, please make a video of your own deals!

When we bought a vacation home pre Covid, we purchased a living room set thinking we would only use it a few months a year. Then our vacation home became our permanent home and the furniture didn’t hold up well at all. Now we’re researching good furniture!
Getting good deals...ABSOLUTELY YES!!! Excellent idea for a video. When we were planning a kitchen remodel, I purchased a cooktop I wanted as well as my bridge faucet and sink ahead of time. I wasn't taking a chance on not being able to get them in a timely fashion.
I make lists. I edit lists. I write the prices next to the items on the edited lists. I then re edit my lists based on needs & wants. I go through a LOT of paper... I learned organization stuff for what you already have comes first so its all neat & out of the way, learned the hard way! Make sure the stuff you buy goes with both the bones & your taste. I bought a handsome mcm solid walnut bar for $200 at the antique store and a stained glass for my picture window for $150!! (Hey yeah!) Be adventurous and take your time.. layaway is awesome stuff!)

It’s not the biggest problem for us as our dogs don’t hang out on our chairs and sofas. Regardless, you still have to deal with shedding at some level, and our house is always being kept clean. 😊😊😊

My parents always told us regardless what you are buying “Quality over Quantity” Quality clothes, shoes, purses, as well as furnishings were always stressed to my sister and I, growing up. I would love to see a video on what you purchased at a discounted price. We are currently renovating our home. I think it is very smart not to rush into buying something that is not what you wanted, but because it’s cheaper. Trends are fine, but if it’s not your style don’t buy it. My husband god love him, feels he has to do everything himself. That’s great, but unfortunately he is a procrastinator and somethings have been waiting years to complete 😮. Now we are renovating before moving, he has to hire professionals to complete some of his projects, which never got finished. We rescued a year-old Walker coonhound and although he is only a medium shedder, we are having to adjust to keeping stuff out of his reach. And he’s a big boy and can reach things up high! He chewed the corner of the bedside table and has also chewed up two spatulas, the TV remote, a bra and several socks. Good thing he’s so cute and friendly!
I covered tiles with flooring when I should have just embraced the tiles. House got flooded. New flooring was ruined. Love my tiles! I live in France - and that's why the French love tiles!
Love your advice to aim at quality rather than quantity, and also wise words on how to choose pieces or design around trends. In my opinion a style that will never go out of style , is the neoclassical, which I can see you have in your house. Although it takes patience to find the right pieces, as well as good taste, you end up with a space that is refined and timeless.

Hi Garrett. One way I wasted money was by not planning an entire upgrade ahead of time in its entirety. I learned it is important to plan all aspects of an upgrade because you may not get a cohesive space or will have to redo some things to make it all play nicely together.

Oh and i ve barely ever bought anything. My house is furnished with family heirlooms (3 4 and 5th generation). My design is reupholstering the seats and coordinating kitchen appliances ;) . When shopping i set my budget on the ikea pricing, then go shopping at antic stores. If it lasted 80 years, it will last 80 more years.

I needed a small desk for myself. I couldn't find an older one on marketplace. I just ordered a brand new one on Amazon for $40. I wish I could have waited & thrifted one I would have loved.
I bought a high-quality leather sofa 15 years ago and it still looks brand new. The problem? It wasn't the color I wanted and I've low-key hated it for 15 years but didn't feel justified in replacing it. I just bought a house and I'm still stuck with the sofa (replacement is not in the budget right now.) Lesson learned: hold out for what you really want.

She leaves black & white all over 🙄 As far as getting a good deal, I used to work at a hotel and we loved their mattresses we ended up getting a great mattress, not only for a great price but also free shipping 😍. I hear what you are saying about tends & I so agree 💯! Garrett, the one trend I'm having trouble with is the mixing of metals,😱. Still waiting for our dining table and it’s already been 6 months, but I’m sure it will be worth the wait and we don’t mind eating on the island countertop for the time being.
We actually have a placeholder dining table - one that was just gathering dust in a friend’s basement and that we got for free (friend wanted their basement space back). It’s ugly and looks more like a folding work table than a dining table, but its presence means we have the time to seek for a good table without having to balance plates on our knees.
Yes, show us your great finds! I volunteer at my local non-profit thrift store. It is the BEST thrift store I’ve ever seen, we have a great community of wonderful donators. Well, I cannot help but buy a lot of these great items ,luckily I stage homes that are for sale for my real estate broker husband and most of these items go to these other homes.
Conspiracy: Linus is wearing a wig! 🤔😂 Great reminder to be cautious about HOW you're choosing your decor, Garrett. I think we need to be extra cautious when it comes to online shopping. Cabinet Hardware and tiles are one of them, getting samples way ahead of time, instead of going all in and ending up with 20+ pieces you don't really like in person. ETA: going the DIY route on something completely new to you, that's too "expensive" to spend on pros is not smart. I'm all for high quality DIY, but first time on large scale projects will be a disaster at some point.

Best decision I ever made because I learned that most stores like that have a place in the back of the store where they have discontinued pieces or pieces done in fabric that is discontinued. The deals are pretty amazing. The other thing to do is get neighbors together to buy from North Carolina …if you want brand new furniture. Getting a group together can make getting furniture directly from the manufacturers worth it.
Yes North Carolina has some fine furniture. Went to a Henridon sample sale in Morganton, got a sofa made for Ralph Lauren for less than 10% of it6orginal price.
Not only asking for a discount, but also offering cash. I've gotten some really good price breaks with a cash offer. That electrical panel at the end of the video is truly frightening - it made your point!
Hi Garrett! I did fall into this trap of buying two sideboards bc they were on the cheaper side of the spectrum. In the rest of my house I really did wait for the perfect pieces and I'm super proud of myself. Ultimately I will have to sell the sideboards and buy the right pieces before I make any other design choices. P.S. Here’s something I learned long ago. Soft fabrics and surfaces collect smells. Leather furniture or other non permeable arrangements are all I can have since I’m so sensitive. Knowing this 20 years ago would have saved me thousands of dollars.
Sometimes you really do need a ‘placeholder’- for example a table and chairs so you can eat supper. But then the ‘placeholders’ should be the least expensive possible to do the job- for example $5 yardsale chairs, which I used for years till I could get something better.
I paid for a handy man to paint my new house but the result was bad, I feel stress to see the poorly paint walls although my new house is two times more expensive than the previous house. So after 2 years we asked professionals to repaint the whole place. It was not cheap, but my home looks beautiful even without furniture:)!

So true, we had our family room and fireplace mantel area done by a professional painter about 10 years ago and I'm still struck by how flawless the walls look and how perfectly the paint abuts the crown molding.
We moved a year ago and had the entire interior painted. I hired a big company thinking that would be faster to get done. I had a newborn and we were already moved in. Not only was it super expensive, they lied and said it would only take a few days and it took 6 days because they only sent two guys to do the whole thing. One of the days only one guy showed up. It was a huge mistake because I honestly was unhappy with the job they did. My house did look better when they were done but it will have to be re done sooner rather than later.

Always appreciate the practical advice. Buying lower quality and chasing trends is often bad for the environment. One way I try to save is buying pieces that can be used in multiple places. For example, a marble topped chest has gone from a bedroom to the dining room, to the hallway, and now the den.
I wasted money on a "genuine bonded" leather sofa when I was in my 20s. Within a few years, it had fallen apart and I threw it away - 2nd hand shops wouldn't even take it. Yes, as consumers we need to educate our selves.
Hiring a professional nearly always saves money.....but most importantly, it saves time. I can hang and mud dry wall but it takes me weeks/months to do it. A professional can do it in one week. If you are unsure of your style, definitely hire a professional decorator. They can find deals and save so much time and money.....plus you have a wonderful space you will enjoy for years (decades?).

I’m saving up money for bathroom renovations, and restoring my 1930s millwork. It’s hard not to buy things to “fix” and distract from the terrible 90s doors and trim in my 1930s house, but I’ll get there eventually! And I’ll get there sooner if I save.

My biggest mistake was being impatient for the remodel to finish and buying too far in advance. I made assumptions I thought were safe but as time progressed and unexpected changes were made, many things I bought were no longer usable. I saved money grabbing up bargains that ended up not getting installed or not fitting in the space.
Thank you for discussing budgeting! Another helpful tip, if you have family and friends to lean on, let them know what you need essentials wise in the event they are trying to get rid of things. Some of these things might just be for temporary use, you may have plans to refinish them, or maybe you plan to keep them forever - tell them ahead of time so you don't burn bridges what your intentions are. And if there are family heirlooms they're "hanging on to" for you that you let them know that it's time to pass them on now as long as they're not in use. Sometimes, elder relatives hang on to things until you're ready and they don't ever ask you when you're ready. So you need to communicate that otherwise you'll be end up inheriting a bunch of crap when they pass and it'll become a fight between you and your family members, whether the fight is who gets it or rather urging you not to sell it because you don't have room in your home.

Your story about the bed reminds me of when we decided to buy a cooktop! Our had been left by the old owners of our home, we don't know how old it was, so one day in the spring we decided it might be a idea to start thinking about replacing it, because we could see signs it was nearing the end of its life... so we ordered one, supposed to take about 3 weeks to arrive. It ended up taking over 6 months, and in the meantime, our old cooktop really started to breakdown to the point that by the time the new one finally arrived, only one element was still working! So glad we didn't wait until it was truly broken to order the new one, because we would have eaten microwave food for a long time, haha!

Years ago we wanted to have our entire house painted. Our sofa was beige, the coffee table light yellow pine, the floors oaks with a traditional finish, the sofa table dark walnut in color. So much tan/brown. We hired a decorator to pick the wall colors of the entire house and she nailed it everywhere but especially in the living room where she de-browned the room. I would love to see a video on the beige/tan sofa and how to prevent this browning.
As far as wasting money, money and time is more like it when we have DIY'd some things. We got the result but time is money. The hours it took us to do something, the countless trips to Home Depot...
@@holosapiens The color was a darker mint with a hint of teal in it. It was not sage. I was definitely green and not a color that you have to wonder if it was tan or green or blue. I believe it was a historic preservation color.
I love this video! One other pro tip: save money by buying second-hand for a fraction of the price. And I don’t mean like 20% off but do your research to get a true bargain. And IF you don’t end up loving it, don’t dump it but sell it and someone else will love it. And yes, please make a video of your own deals!

When we bought a vacation home pre Covid, we purchased a living room set thinking we would only use it a few months a year. Then our vacation home became our permanent home and the furniture didn’t hold up well at all. Now we’re researching good furniture!

I know what you mean about white dog hair as we had a pug 13 years. At the time our furniture was white upholstery and we never saw it in between cleaning. Great messages when buying anything and asking for a discount. Thank you dear Garrett ❤
It’s not the biggest problem for us as our dogs don’t hang out on our chairs and sofas. Regardless, you still have to deal with shedding at some level, and our house is always being kept clean.

My parents always told us regardless what you are buying “Quality over Quantity” Quality clothes, shoes, purses, as well as furnishings were always stressed to my sister and I, growing up. I would love to see a video on what you purchased at a discounted price. We are currently renovating our home. I think it is very smart not to rush into buying something that is not what you wanted, but because it’s cheaper. Trends are fine, but if it’s not your style don’t buy it. My husband god love him, feels he has to do everything himself. That’s great, but unfortunately he is a procrastinator and somethings have been waiting years to complete 😮. Now we are renovating before moving, he has to hire professionals to complete some of his projects, which never got finished. If he had started with a professional, these projects would have been finished and less expensive. Thank you Garrett for a very important video for all homeowners. ❤🇨🇦

We rescued a year-old Walker coonhound and although he is only a medium shedder, we are having to adjust to keeping stuff out of his reach. And he’s a big boy and can reach things up high! He chewed the corner of the bedside table and has also chewed up two spatulas, the TV remote, a bra and several socks. Good thing he’s so cute and friendly!

Love your advice to aim at quality rather than quantity, and also wise words on how to choose pieces or design around trends. In my opinion a style that will never go out of style , is the neoclassical, which I can see you have in your house. Although it takes patience to find the right pieces, as well as good taste, you end up with a space that is refined and timeless.

Hi Garrett. One way I wasted money was by not planning an entire upgrade ahead of time in its entirety. I learned it is important to plan all aspects of an upgrade because you may not get a cohesive space or will have to redo some things to make it all play nicely together.

I needed a small desk for myself. I couldn't find an older one on marketplace. I just ordered a brand new one on Amazon for $40. I wish I could have waited & thrifted one I would have loved.

I bought a high-quality leather sofa 15 years ago and it still looks brand new. The problem? It wasn't the color I wanted and I've low-key hated it for 15 years but didn't feel justified in replacing it. I just bought a house and I'm still stuck with the sofa (replacement is not in the budget right now.) Lesson learned: hold out for what you really want.

Still waiting for our dining table and it’s already been 6 months, but I’m sure it will be worth the wait and we don’t mind eating on the island countertop for the time being.
We actually have a placeholder dining table - one that was just gathering dust in a friend’s basement and that we got for free (friend wanted their basement space back). It’s ugly and looks more like a folding work table than a dining table, but its presence means we have the time to seek for a good table without having to balance plates on our knees.
Yes, show us your great finds! I volunteer at my local non-profit thrift store. It is the BEST thrift store I’ve ever seen, we have a great community of wonderful donators. Well, I cannot help but buy a lot of these great items ,luckily I stage homes that are for sale for my real estate broker husband and most of these items go to these other homes.

Great reminder to be cautious about HOW you're choosing your decor, Garrett. I think we need to be extra cautious when it comes to online shopping. Cabinet Hardware and tiles are one of them, getting samples way ahead of time, instead of going all in and ending up with 20+ pieces you don't really like in person.
ETA: going the DIY route on something completely new to you, that's too "expensive" to spend on pros is not smart. I'm all for high quality DIY, but first time on large scale projects will be a disaster at some point.
