- In this episode of "I Bought A farm", the guys share what's going on behind the scenes of their recently purchased Illinois farm. Since closing on the property back in September, both Jared and Jeremy have had mature whitetail success on this piece of ground during the season. With just a few trips to the Illinois piece this year, it did not disappoint. Between trail camera pictures or just being out on the property, it didn't take long to realize the world class bucks that were on or surrounding this farm. With that being said, we're always looking for the next best thing. There's more to consider than just how a property hunts. With the real estate market today, you want to make sure you're getting a good return on investment. How can I make money off a property? How can I invest more into it to not only create a better whitetail habitat, but increase the value of the property too? These are questions you want to ask yourself when looking for your next farm. Long time listener and I just bought a farm in SE Kansas to hunt, which is a little over a 10hr drive. I enjoy listening to y'all share about your experiences, please keep it up. This fall will be my first time getting to hunt the property and listening to your experiences gets me excited about what lies ahead for me hopefully. I have a farm in Midwestern IL and over the last 10+ years cameras show the peak rut is Nov 11 plus or minus a few days depending on weather fronts
Locals call it west central il. Must be a southerner. They call it north Illinois and South Illinois instead of southern Illinois and northern Illinois as it's known as .Locals find it funny.

Im so blessed my folks, grandparents, and uncles bought our Illinois farms for $300 an acre in '93. But im looking to buy the neighbors and appreciate you guys sharing your land buying experience.

@HUNTRPOD yea my folks always say, if they woulda know then what they know now, they woulda bought the whole township lol. But I count my blessing that they did what they did. So many people called my dad crazy cuz back in the 90's people could hunt anywhere. Well within 10 years all those people that said he was crazy got pushed off their huntn places because of leasing. Then suddenly my dad wasn't so crazy. But he told them all to pound sand when they started asking him to come hunt his places.

I know you guys are not interested in that, so your looking into Kansas? And you can seriously get ground for 3-4k an acre there? I'm going thorough all of this also. I have a two Kentucky farms and last fall, I purchased another farm in west central Illinois using a mortgage with payments at approximately $1,400 per month. Hunting in Illinois is a dream. Nevertheless, after the season, I got tired of the mortgage payments and my realtor was more than happy to sell it. He got it sold almost immediately at a price that paid his commission and my closing costs. I got back all my down payment which I used to pay off my truck and invest in Bitcoin. I'm now completely debt free and made enough money on Bitcoin to purchase a similarly priced farm with no mortgage. Sometimes you get lucky.

Seems a bit early to move on from Illinois. Sounds like it is a Great farm that is closer, with good income and has good potential for this year. Trading that for a longer drive and no income (albeit more land) is tough. Likely need more land in Kansas to produce the bigger deer, given the habitat. If the IL farm appreciated that much already, that opportunity will still be there next year.

What County are you in?
I hope rates come down in 12-24 months for your sake and anyone else buying in the last 18 months. Being in finance I’d encourage you to inform the folks listening that rates coming down is absolutely a possibility but it’s in no way guaranteed. ARM’s can be a great tool when you can afford the risk associated. Conveying the idea that rates WILL come down carries a lot of responsibility. People take your advice as topic experts & it has the ability to change their financial situation forever. If rates go up there are real life consequences that many folks never even consider.

Imagine what 1mil+ could get you in Pennsylvania. Hundreds of acres, oil and gas royalties, maybe a camp and possibly free gas and timber, hunting would be great too. You could make it a dream property and be closer to home to spend more time there. It would pay itself for taxes and everything. But, if your looking to make profit, then you have to dump stuff and reinvest elsewhere. The fear of doing what you're doing would be becoming emotionally attached to a property. This is why some deer hunters i know wont even timber thier property. They know they could make bank but they've held onto it so long they cant bare to see it go. You guys are on the right path. If your not sure about selling then ask really high! So High that you wouldnt think anyone would go that high because you just never know. Like you said "everyones got a price". High risk comes high reward.
What is the average rate per acre for good recreational land in Pennsylvania?
@@thehuntersight7548 it's varies so much you really can't put a number on it. It depends on what your using it for the type of land and what part of Pennsylvania your looking at. The only thing that's hard to get on a good property in pa is big bucks like they do in the Midwest. But it's possible to find the right property and build it up to get 140-160 class deer easily. Finding that property is hard but not impossible.

@@Leatherwoodoutdoors for instance, Texas is big and prices vary quite a bit based but I would say for a person wanting to kill a 150-160 every year, They should expect to spend at least 5k an acre and expect to buy 600 acres for more. Now the prices can vary quite a bit but just saying on average, doing due diligence expect around that amount to get you in the game
@@thehuntersight7548 I just did a quick search and found a property for 1.1mil. 461 acres next to 127,000 arces of public land. Partial waterfront property, oil, gas, timber rights included, deer bear elk bobcat coyotes, turkey. Atv and hiking trails. Secluded gated access and scenic mountain views. It comes out to 2500 an acre.
Hunting is easier there. Don’t pretend it isn’t. That is exactly why you wouldn’t buy 1k acres in mountain Kentucky.

$500,000 for it? Sorry but not for the average man cuz they can't afford it! I live in Illinois and own my Land, but didn't pay half a million for it! Cuz it was never put on the internet for people outside Illinois to buy it and flip it.
Ohio is becoming Pennsylvania. Zillion of hunters. All deer been killed. Over hyped. I'm over it. I've been all over Ohio. It's toast. It's trash. I'm going outta state. Probably Indiana.
There are some great places left but it’s been hammered for sure. PA and Michigan flock to it

Because we're famously known for being "nothing but corn fields" all them corn fields is surrounded by private tho. Most don't know that. Then the public is pounded or the deer are staying on private because you can only bait on private. How many people come here and leave empty handed. Every outta stater I've seen on pods all say the same thing. They was surprised by how much Ohio sucks. You'll find small bucks. You will. But thats it. It ain't flooded with giants. We got let people know. Iowa, Kansas and Wisconsin is where its flooded with giants. Leave Ohio alone for a few years and let it grow. Then come back.

Lol. What makes you bozos so sure rates are going back? If they do, there won’t be any easy loans as it would be a 2008 situation . “Higher for longer” is the path this decade. Wake up.
They always come down. It may coincide with a recession and likely won’t ever see the 3s we saw a couple years ago, but they will drop. You will likely see three drops from June until the end of the year getting us into the low 5s. I’m not a financial advisor (thank god), but o stay in touch with these markets closely

If we get a real recession, what makes you think anyone is gonna refi your loan? Besides 2020, the last 2 recessions would have made a refi very hard.
I’m hassling you on this because I see everyone making this same claim and decision “buy now and refi at the guaranteed rate decrease in a year or 2”

Take it how you will, but this has to be a nightmare situation for that old man who originally sold you the farm. He was under the impression he was going to get to live out his days on his farm and now its being sold again and this time he has no control.
No we will 100% have that in the agreement. But he has said he was moving though we were never pushing him. More for health reasons
