    I paid off my house in 2011 and continued making payments to myself in my investment account instead of Citimortgage. The balance on my investment account increased very rapidly. It is now more than the value of my paid-off house. Pay off your house as soon as possible!

      Bloody awesome!! I've paid down 80% of my mortgage in 4.5yrs. Just upgrading house (I live in a really bad suburb atm) and I won't like having a larger mortgage, but I know I've got the skills to pay ot down

      I'm using velocity seeking and will be able to pay off a 30 year mortgage in less than less than 9 years with a personal line of credit.

    What a blessing to hear Dave & John's take on Tracy's situation! Dave's "bully" response is absolutely correct! I was married to TWO of these jokers and know the pattern all too well... Yep - I outlived 'em both, decided long ago that I have a defective "picker" so just wouldn't use it anymore. It took me around 20 years to "recover" from years of hearing I was stupid, ineffective, could never make it without "him," etc. I started out as a strong & intelligent woman and praise God, I'm back there now. But hearing that crap repeatedly over many years' time takes its toll. I used to fervently pray for God to make me a better wife; finally realized that **I** wasn't the problem, other than the fact I never stood up for myself until I was DONE. LOL, upside is that I never bashed in anybody's skull w/ my grandmother's cast iron skillet 🙂 But sadly, it never crossed my pea brain either time to draw a line in the sand with either until each turned violent.

    Main part of my house was built in 1790. I love my old house. Don’t rip a house down because Dave doesn’t like old houses.

    John, you get me every time when you get to the money truth, I am aware of the growing up with less than and the hurdle to be good enough and for a long time hating "that" not good enough person...thank you for speaking honesty. Today I am quite good but you can't take the trailer park out of the boy.

    Depending on whether a college student lives at home or not, they really can go to college cheaply. I told my kids I couldn't pay tuition, but they could live with me and eat my food. Their choice. All 3 chose to graduate from community college and work their way through the rest of undergrad. 2 of the 3 finished with loans, but that was their choice. I'm not paying those.
    A few years ago, I was getting calls from student loan people for my youngest daughter. They told me I had to pay the loans, but wouldn't give me any amounts because my daughter was over age 18. I laughed. Nope. Not sending a penny.

    I love solid old houses. However, renovations on old houses tend to uncover bigger issues. I understand Dave's perspective. Be careful. If you got $$$ to cover uncovered issues, renovate. If not, new build what you need.

    I’m from Auburn lol, it can be annoyingly expensive compared to the jobs available around here but she had a ton more options than $3400 for just her and her husband for rent. She just didn’t like the options lol

    Dave gets take home wrong by almost 50% a lot of times, how is this possible? It kind of negates any advice.

    I think not asking people what the interest rate is on their mortgage is irresponsible. I would never advise someone with a sub 4% fixed rate to pay off their home asap. Any decent investment would generate 2-3X that. Also, for most people, beater cars will end up being sink holes in repairs. Getting a new car at 0% interest is a great if feasible. Not working on having a great credit score and leveraging 0% rates for 2 years on CC is also a missed opportunity if done correctly. I agree with keeping debts down, but doong everything cash is also too risk adverse.

      Then when the economy tanks, you become long-term unemployed and you have to pay penalty and taxes to pull out money from an IRA plan at bottomed out prices to keep your house. Happens every recession.
      Mortgage risk is for rich people. The average person shouldn’t risk their main home in order to invest.

      He doesn’t advocate for that. He advocates to put 15% of your income into investments and then put the rest towards the house. That’s not asap, it’s intentionality

      @@Nardaa-ox3be The one thing I disagree with Dave on is that whatever your income, it's likely to be more in the future. I've seen quite a few scenarios in which that was not true and the people ended up over their heads in debt. I agree, it's better to live in a paid for home. My wife and I paid off a 15 yr at 2.87% in 8 1/2 yrs as of June 2020. As sole provider, I was fired 4 months later for opposition to covid hysteria. After nearly 20 years, at age 60, of being very good at what I do, no severance, blocked unemployment and my health insurance was gone in the blink of an eye (can we say, EVIL?). 3 1/2 years later and my side hustle kept my wife from ever even thinking about needing to get a job. Oh, rich people do not risk the home they live in. Doing much better than I deserve today!

      Agreed! Extremely hostile, passive aggressive, narcissistic sociopaths can be very convincing without a shred of validity to their perspective. I wouldn't call them frauds, though.

      Those are all usually key factors in someone building wealthy. It's statistically harder to build significant wealth if your with a toxic partner,no friends and you're tired all the time from being out of shape.
