    I am getting into land investing with a high school friend. I am also getting into mobile home parks (as you rent out each lot hence another form of land investing) and tiny home rentals (because I love helping people).

    But why NO Tax Distressed LIST ???? You never mentioned, but still you are recomending this site??!!!!!

      Yeah, absolutely. If you need a delinquent tax list specifically... then the county is the best place to get that (and that's the case for EVERY data service... even the ones that do offer delinquent tax data are known to be fairly unreliable in this area). DataTree is still a great option as long as you don't need to filter it based on deliquent tax status (there are still a TON of effective lists you can pull that aren't tax delinquent).

      Hi John, thanks for the kind words! You can't get phone numbers from DataTree, but you can with something like PropStream retipster.com/propstream (I believe they charge .12 cents per lead for this kind of skip tracing within their system).

      Well after watching a few videos,!it was the data tree gold plan. Specifically how you slowly pay for leads when your run your filters. Honestly it makes sense.

    I just joined datatree through the REtipster affiliate link. I then realized that there is no way to filter by tax delinquent properties. Seth, how do you sort the list by tax delinquent status? I don't want to buy the list unless it's only tax delinquent properties. Thanks! Paul.

      Hi Paul - DataTree doesn't offer a way to do this (and even if they did, as some companies do, it probably wouldn't be very reliable). If this particular filtering option is important to you, I would only get it directly from the county (which I know is a huge pain, but it's really the only way to know the information is current and accurate).

    In a single county you find 500-1000 people? Do you ever add surrounding counties as well?

      That's certainly an option. If you mail to multiple counties though, you'll want a system for tracking which leads are coming from which counties. It can get a little convoluted when they're coming back from all over the place.

    When using Datatree, it doesn’t seem there is a way to filter tax delinquent properties. I’m assuming this is a way of building a list that is separate from targeting tax delinquent properties.

      Correct, DataTree doesn't offer this (and even the data services that do, don't typically do a great job of providing current/accurate data on this particular filtering metric). If delinquent tax data is important to you, I would suggest getting it directly from the county (I know it's a major pain to do this, but that's the only way I've ever found that is consistently reliable).

      Nope, this isn't something DataTree can provide (at least, not as of 2019).

    Great Video thanks! Using Data Tree, would you happen to know of a way to remove buildings and out buildings?

      Hi Michael - between the "Characteristics" and "Assessor Values" sections of the advanced search area, you should be able to narrow your lists down like this (that is, assuming your county's database provides this information in DataTree's system). That's where I would start. Good luck!

      @@Retipster Thanks for the fast response! You responded faster than Data Tree customer service! I have been plugging values into "Assessor Values". It's just a shame we can't zero out any of the improvement fields and still have records. Ex. Assessed Improvement % or Appraised Improvement %. I will keep plugging away.

      @@Retipster Follow up: After talking with Data Tree customer service, I have learned in order to filter buildings, they recommend to just stick with the "Vacant Land Type" major category. There will still be out buildings (ex. sheds) in the downloaded data.

    My recommendation is NOBODY sign up for this Data Tree. There are better options out there than First American Data Analytics. First American Data Analytics makes you sign a 12 month contract with them and their support falls short. You are assigned an account manager and this is the only person who can provide you with any "support". I have seen them take up to 5 days to get back to you, and in the meantime your business is on hold waiting.

    data tree customer service is absolutely worthless. also do a training before you pull any lists because they are quick to charge you but very slow to train you, make sure you don’t make any mistakes!
