    Spent many days in Ewa Beach in the 70s at my aunties house. She lives in the Filipino camp, even now. Played in the pineapple and sugar cane fields as a child so many happy memories. Now, all the fields are shopping centers or housing developments.

      @@movingtohawaii absolutely I already went on Hawaii’s website for agriculture and there’s a very long list of things I need to do to even get her there but I’m going to get started this week on that immediately because I do not want to quarantine her.

    Is the commute to camp smith from EWA bad? Waze is telling me 30 minutes but your info scares me a bit

      It really all depends on the time of day and time of year. When lots of people are driving from the west side into town (mostly students and people who work in town) during the morning you can experience a lot of time waiting in your car on the road.

    Thank you for the all the input. I am attending graduate school to be Psychiatric Nurse Practitioner. After graduating and working for 6 months for work experiences, I plan to move to Oahu Hawaii. I think Mililani Mauka is great place to buy a home. I hope the house won’t be to expensive by the time I move there. I want to move for fresh air to breath and good weather. I am from NYC and I am used for high cost of living.

    Feel like we r at height of market, lots of new dynamics from whitehouse and old joe, how much more upside potential can there be at this median price point,opinion???????

      Aloha William. This is a lengthy conversation and maybe we will make another video on it. We sort of addressed these questions in our video "WHY THE OAHU HOUSING MARKET SUCKS", but not specifically.
      The way I usually answer questions about market predictions is that my crystal ball is broken, but that I listen to other really smart people and do my best to navigate the shifting markets as I am an investor myself.
      First: **I am not a financial advisor ** I am an obsessed real estate professional though...
      If I put my pessimistic hat on, I would say:
      - we are in an unprecedented bull market going on 11+ years
      - this can't sustain
      - interest rates will eventually go up which will cause prices to drop
      - the average person is already priced out
      - there is some loose lending potentially in the market (not a lot; see The Big Short and BTO's etc.)
      - people are burning cash reserves to purchase homes
      - this can't sustain...?
      If I put my optimistic hat on I would say:
      - Obama printed a trillion $ in 8 years, Trump approved a trillion in a stimulus package to respond to the pandemic, Biden just printed another trillion (or similar very large amounts); when governments devalue their currency like that the result is inflation
      - ^^when inflation is on the rise, I want to have assets in the form of real estate or businesses; if your home appreciates or inflates, you probably don't care as long as the value increased
      - there is a lot of equity being forced into the market as homes are being bought for cash and with large down payments, so it makes it hard for there to be a bubble where something bursts because people have large sums of $$ put into their home from day 1 so they are not incentivized to walk away like they were 12 years ago
      - 2008 was so bad that the digression set us so far back that even 8 years of steady 3.5% appreciation just started to bring us to even keel around 2020, so imagine if the starting point of this run was not really 2010 but really 2020... (again I am not an economist I am just wearing my imaginary optimistic hat)
      - interest rates in the 2-3% range often result in a home buyer paying 50% or more of their monthly payment into interest from day 1, vs in past years maybe paying 20% or less; again this means more equity which means more stability in the market
      - people are surging to buy more square footage following the pandemic to separate kids and or have an office; this means they have a living situation that they are committed to for quite sometime; the condo market in most metro areas is not in fire in the same way the suburb single family market is
      .....and I could go on. I think there are reasonable cases to make both arguments that the market has to correct or at the least plateau, but at the same time there are strong points on why it maybe plateaus but doesn't crash. So, for my buyers the conversation remains the same in principle regardless of the year. How long will you be here, how stable is your life and income, what are your exits, what do the numbers look like should you need to hold the asset after leaving/PCS'ing from Oahu, if you held at a deficit for 4 years what is that cost and what kind of capital appreciation could you expect based on historic rebounds following corrections.
      I have a spreadsheet I use to help homebuyers kind of understand these numbers if they want to get analytical. Most people just consider these things and figure that it usually works out when you buy and if their timing is off, they have the holding power. Surprisingly a lot just buy without analyzing much at all and it seems to workout for them.
      The market will correct. It's just a matter of when, how much, and what it means for you. I hope that helps! Thanks for commenting!

      Yes, as professionals we have rules to abide by. And as a local who grew up and lives in these two highly sought after communities it's a crime for me not to be able to share my personal experience with those who could truly benefit from it. It's a fine line, but at the end of the day my goal is to give value to those who need it most!

    Ewa beach still kinda messed up. Not like before but ahh too much ppl I know live there and still drive their kids to town to go school cuz the public schools over here suck. As for mililani kids they go school in mililani lol

      Ewa Beach has most definitely changed over the years! For better or worse? That depends on who you ask.

    I lived the opposite. I grew up in mililani and moved to Ewa and your video is pretty accurate. One thing I would add, there are more people riding mopeds in the evening and lighting up fireworks year round in Ewa lol.
