Yes. My uncle used to date one (horrible decision but he’s known for those). Now the thug won’t leave the house claiming he has rights and beat up my uncle. He’s gone to prison multiple times but my uncle can’t fully get them out due to Texas law mandating you have to be I believe 40 days warning to leave the property but the clock doesn’t start until they leave prison. And then the guy beats up my uncle when he tries to give him 40 days leading to the cycle to repeat.
Why they can’t deport him idk. Would love an answer to that.

Apparently they hated when a house was not selling and only getting disrepaired over time and when some random moved in started to repair and made it look better they were like go ahead. In Missouri, if a person is a squatter on a piece of land for 7 years, it's theirs. I think that is why there is periodic clearing of the homeless encampments. Near St. Louis, the homeless had even built tunnels underground to get out of the cold.

The same precedent was used to remove Native Americans from their land, if its revered they might have to give the land back to certain tribes so the laws probably won't change.

Here in AZ it only takes two years to claim a house as their own. I owned a property mgmt company for 20 years when i had a squatter in one of my vacant homes they even would have the utilities on in their names. After having so many problems with one particular squatter that many people for over six years i waited all night out side of one of the my properties that this serial squatter was occupying and took matters into my own hands , i waited all night in my car a few houses away when he left the next morning i drilled out the lock and took everything he owned out of the house,he had left all his personal items there even a list of on occupied homes then i changed the locks and put my German shepherds in the house i waited again in my car for him to return ,when he did he tried the door but the key he had after he changed the locks didn't work so he tried to get in threw a window ,he was greeted by my two dogs and ran from the house and now that i had all his personal belongings i turned everything over to the sheriff's department claiming it was left out side of my property in the back yard.I was thanked by the sheriff he said they had been trying to get the identity of this man for over six years. By the way I'm a female at that time i was 70 and i know i took a risk but he was never heard from again in our town.

You go in there with a group of armed people and you remove them and you don't call the police
There is an easier way. You find someone strong and give them a written lease. They wait for the squatters to leave and take the house back over. When the squatters come back, he tells them to leave. If they don't want to leave, call the police, show them the lease, and they'll tell them to leave. There is a video on UA-cam of a guy doing just that. That changes it from a civil issue of eviction to a criminal issue of trespass.
If it happens to you, call the police and ALWAYS say there's a burglar in your home trying to steal your stuff. You can then prove it's your place with your ID.

Sold my last rental during Covid, when the Gov was telling renters they didn't need to pay rent, yet the bank didn't give me (the one taking all the risk !) the same luxury ! F**k rentals !
Five years ago, next door neighbor was upside down on his mortgage and abandoned the house. Within a few months, "renters" moved in - turned out they were squatting. This people were pros: they scheduled - in advance - installation of cable TV to occur on the day they moved in. They did this not because they needed TV or internet access but because it established the actual date that they became "residents" of that property, knowing that once they were there for thirty days, they had rights and could not get kicked out. Got lucky because the bank had had the water service turned off when the house had been abandoned and had a record of it. Squatters had a tool to turn the water on (pros) but the police had the water company come back and turn the water off. Without water service in the house, the fire department posted a sign on the front door making it illegal to be on the property. Squatters were out in less than one week.

I was a 35 year landlord in SoCal but sold last year due to the ridiculous laws being passed by state government. The last straw was hearing about the law being pushed for that would prevent me from doing background, criminal and eviction checks.
So imagine there are a couple units with females, but I can't verify that a new proposed tenant isn't a rapist or deviant. The new scumbag moves in, because another existing law says I can't turn him away, even if he obviously would not fit in. He harasses the females and good existing residents to the point where the good people move out. Now a building has turned. Once that building goes rotten, the whole neighborhood starts a downturn. Thank you GAVIN NEWSOME.
But I guess that's also the way Biden is running the country too, making it very dangerous for existing residents, in order to satisfy a far left woke agenda.

All by design. The renters were able to stop paying rent for a while during Covid. If my tenants were awful and refused to pay it would have cost me thousands out of pocket to pay for them to live in my condos. I’ve been really fair with rent prices and maintenance, fortunately since my renters know this they didn’t try to screw me over! It’s hard to find landlords like me that keep rent affordable and aren’t slumlords. Bottom line tho I have to sell it all. The global elite are throwing in more and more to force our hands to sell. Small or medium businesses like mine are not sustainable as more things are manipulated to truly take away personal property.

First, thank you for being a good landlord. I had one when I was in college. They were fair, immediately fixed anything that broke in any rental, and never raised the rent on anyone. That last part might be impossible today. But they were well off, apparently, and could afford to lose money on one and make it up on others. I was afraid what you say was going to happen. If you talk to your tenants they might be understanding of rent increases if they can someone afford them so you don't have to sell. Or is it more red tape making it a nightmare?

@@Growmap I’m so far close to the brink of selling. My insurance has tripled per unit, my HOA just got jacked again, and I see 2024 estimates taxes. I don’t know how much longer I can hold off. And I need to give me tenants time to find a place that’s safe, like mine, yet affordable. It’s their kids I worry about! Today’s world means our little kids need a safe place to live!
People do this in hotels and motels all the time too. I worked at one where a family refused to move out, and it took a year for the courts to get them out. They spent that year not paying rent, damaging the property, selling drugs, threatening guests, blasting music, smoking and drinking and partying.

If Biden admin. open door policy basically invites them in and gives away free transportation, housing, cell phone, food, healthcare, clothing, etc. It will continue to be exploited.
Being a landlord/owner of rental properties is not for the faint of heart. It has become a ruthless business and if you want to make it in this business, you may have to get creative in your approach to dealing with non-paying renters and squatters.
Sold off all my rental properties. Glad I got out before the government made the eviction process more difficult and time consuming. They disrespect the rights of property owners.
The government did this to shift the burden of cost and responsibility of social housing on the private sector because they could afford it, then made it almost impossible to evict. This was done by design.

I knew someone that had a grifter boyfriend that never worked, that was not on the mortgage, nothing in his name but she had to serve him with an eviction notice to get him out. I would have waited until he left, moved his crap out and changed the locks.
In some states changing locks is illegal. My guess is she had to serve him to remove him.

I would still do it, chances are the majority of men in these instances would never pursue charges, so the risk is minimal and I would accept the fine if it happened. Just peace of mind and possession of my own property would be worth that risk. We weigh those types of decisions all the time.

I would never leave a property empty. Years ago, I had a house empty for awhile, but quickly got a single cousin who was more than happy to stay there. You’re better off than to have it stand empty, especially in the 5 boroughs.

$500 cash and a trip to a local biker bar will get them evicted immediately. Then change the locks and board up the windows.
I rented a room out . 12 months later I went on a week's holiday and came home to all the locks changed. I got the police around and they said there was nothing they could do. I sold the house and now I rent.
