If it's not family this is ABSOLUTELY true. Oh, this person is rich, had more opportunities then me, deserves to have someone take advantage of them etc etc. They don't look at the focus and energy it took to get to for their victim to get to that point in their life. It's the epitome of entitlement...sad and gross.
My husband and I had credit scores in the 500s because I was a drug addict and ruined both of ours. It's taken years, but we're both around 750 now. I'm so thankful our landlord took a chance on us. Not only have we never once been late, we've always been a month ahead.
You have been complaining about this tenant for some time now. She should find another place to live. Sounds like her income has increased because they almost double her share of the payment. When she is ready to leave, she will leave you without a thought and no back rent. She is going to buy herself a nice home with all of the money she is saving from not paying you.
These ungrateful ppl...I’m already gearing up to take my tenant to court. I can’t live off of hopes and prayers. May’s rent not paid in full, now June is here. Between June & July if I don’t have a plan set from her she’ll get that 30 day notice. Ive already researched her financials and will not only go after that, but will put a lien on her personal home

I’m a renter and I feel your pain. My current place I’m getting on a discount like 30% of what the landlord wants because she’s so scared to rent to other people and she already has a good history with me. I’ve seen first hand, from property line disputes to tenants squatting and refusing to pay her rent when she has already let them live there for little to nothing. Niceness is taken advantage of and assertiveness makes you evil so you can’t win. Renters have too many rights.

Some people are probably taking advantage of this moratoriam but many really could not afford to pay their rent, if you loose more than 20% of your income you could be out on the streets cause your living paycheck to paycheck and income covers bills with nothing much left over, I lost over 40% of my income caus l had to stay home with my son

But her tenant is on section 8 and was only supposed to pay $199 per month. She also stated section 8 raised the amount her tenant had to pay now after re-evaluating her income. Maybe she just doesn’t want to pay due to the circumstances. But you never know. Hope things get better for you, for everyone 💜💜💜
She received stimulus money for herself and her children plus she will also receive the child stimulus monthly payment beginning in July. Just one stimulus payment could have paid her rent for the months she did not pay, but her tenant decided not to. I wonder if her tenant realizes if she does not pay her rent every month and she is evicted that she will lose her section 8 eligibility and never be able to receive it again.

How are you going to take care of somebody else and their kids, when you have the primary responsibility to take care of yourself. So when you brainstorm any endeavor, you have to know what you expect out of it for yourself first, because you KNOW that your own prosperity is what you are investing your time, money & energy into this for in the 1st place. Yes, I'm saying that assets and liabilities are the same thing, but it's the individual's job to learn how to balance the 2 in her/his own favor -- 1st and foremost. And UA-cam is a great place to get ideas, but it's clear that the real need here, is life screaming at this landlord to take a detached approach to her compassion & generosity, so that she can recognize abuse. Because when you allow yourself to be abused, it only strengths that characteristic in yourself, creating even more of this type of context of experience for her to face in her future. This tenant's behavior is only a projection of what this landlord has yet to examine within herself. This woman might want to consider her own value as being "equal" to the value of the folk that she expresses tolerance and compassion for. It's interesting none of the billions in the stimulus went to landlords but I suspect it's to eliminate small rental property owners. Eventually some of these rental properties will foreclose and get bought up by corporate conglomerates who will be the only entities able to afford them. Lumber, paint, nails, hardware have all DOUBLED in price.

However, we are happy that the tenants have Section 8 as an opportunity and actually trying to help another tenant get on it, even though it will likely cause him to move out due to lack of availability in the city.

Had they been required to pay the whole amount, like most people have to do, the situation on your end would have been different had there been a mortgage note. I am well aware of the risks property owners take on when having property. I'm in the industry. Sometimes it means having to pay the mortgage for one reason or another. But nobody gets into real estate investing with the intentions of losing money. It's about building wealth, not losing it. So your comment: "that you could pay the mortgage if need be", was pointless. Paying the mortgage down on an investment property you don't live in is counterproductive. That's called a "Liability" not an "Asset".

Once tenants get to know you it's amazing what they take for granted. Give an inch and they take a mile with some so I understand why landlords get tough. All of my mom’s properties are section 8. She got her payments every month from the government and didn’t have to fight with the tenants about the rent moratorium.
I would send her a certified letter that states the total amount of back rent owed and that she should contact you within 7 days to make arrangements or you will proceed with eviction at the advice of Section 8. Also, I’m pretty sure eviction will cause her to lose her Section 8 voucher. If she knows that, she definitely will want to work something out. Otherwise, she’s going to be paying more money for less house. Lastly, you will be surprised how hot the market is right now. You could list the house as-is and still get multiple offers.
I think this is an excellent idea. Put it in writing and give her a deadline to respond to you. If you don't hear from her or she does not keep up with payment arrangements, move to sell. There is no way to get out of this without a loss. Best to be clear on how and when the bleeding will stop. Good luck to you.
Yes there are programs she can apply to get you paid for entire year but you can put in writing that she has to get the process started by certain date and show proof of progress or her eviction date can be the day the eviction Moratorium ends and that’s in June so it’s coming

Your certified letter needs to make the potential consequences clear. 1- an eviction will make it difficult to find housing in the future, especially nice housing. 2- an eviction could cause her to lose her housing voucher. 3- even if evicted she still owes the money and you could go to small claims court which may result in her wages being garnished or property seized.
@@PolvoDeEstrellas77 the landlord doesn't need her the landlord can apply for the back rent and even if she is on section 8 they won't take her voucher but she will get a warning. All the landlord has to do is apply for the program and have her sign it. But if the landlord receives this money she can't evict her because the money is homeless prevention.
This tenant has to go even if she pays the back rent, you've been kind enough and you've taken much more than most! You will come out ahead in the end even if you have to take one step back to move two steps forward. You have to stop the bleeding and regain control and remember you don't need her or any specific tenant everyone is replaceable. You could evict her and update the house on a loan and pay it back with the profit from the new tenant and or the same extra money you used to make up the difference. The house always wins, she's got to go.

I so agree. This kind lady has been way to generous and her tenant has taken advantage of her kindness and generosity. Plus, she received stimulus money for herself and her children, tax refund money, and her tenant will be receiving the child stimulus assistance in July. Yes, this lady has been way to nice and needs to evict her for non payment of rent. But if she is evicted her tenant will loose her section 8 eligibility and she will never be able to receive it again, because she was evicted for failure to pay her rent.
You need to call section 8 , if she has the means to pay rent and she isn’t paying you section 8 will make her pay or loose her section 8!
Typically..when people are using section 8, they are responsible for a very small amount of the rent. Section 8 sends the rent they are paying to the landlord.
I'm retired and my daughter (single mother) had to draw unemployment because the courts were closed. With determination and God's help we didn't miss one payment. We never even considered not paying. Some not all people took advantage of the situation. Too many wants "freeoli". I hope things turn better for you.

Been in the exact same situation in TN. A “very sweet” single mom swindled me into renting to her and then strung me along for 8 months with $100 here and there. Finally I moved to evict and after I did formally and a deputy served the papers they left the next day. Didn’t even cost me any $. Moral of story as hard as it is just cut that cord. I never lost more sleep over one property in my life. I then got with a property management company to handle it for me for $60 a month and it was awesome. After a year they offered to buy the home from me and I made $30k over what I had in it. Came out beautifully.

Well first of all she can't keep her legs closed to say the least! Life is hard enough being alone and trying to pay bills and make ends meet so why would you bring a kid into this world if your not ready financially let alone have three kids? Ever heard of birth control lady? It's amazing how people will try to use there kids as leverage or take advantage of a pandemic or a recession in order to not pay there bills. I'm sure before the pandemic when things were good she never thought of saving up some money and have an emergency fund for a rainy day. After all with three kids you can easily get a tax return for almost $10k! When I was married and raised two kids that weren't mine I got $8k two years in a row so what did I do with the money. I gave my then wife $4k and kept $4k for myself then I did the same thing the following year. I ended up putting $4k into the market and started a long term dividend portfolio and religiously deposited $100-150 a month every month into my account didn't matter if the market was going up down or sideways. I stuck to this plan with strict discipline and it paid off! I used half the money earned to buy a condo as an investment and never looked back! Everyone in this world will make an excuse as why they can't get ahead in life, they say oh that person had help or they had luck or were born with a silver spoon in there mouth. They will always make an excuse but they never look in the mirror to realize the solution to your $ problems starts with you!

I lost a home in 2009 because tenants didn’t pay for 5 months. On top of that they destroyed the house lol. All I could do is laugh and move forward.

Just a suggestion is to rent rooms instead of the entire home to 1 person...You still have access to common area and 1 & 1/2 tenants cover mortgage/utilities and the rest is residual income if you have 3-4 renters....I figured this out awhile ago. 1 tenant loses income or pandemic you lose. Multiple tenants you always have eyes and additionally the best tenants are disabled or veterans because typically they can't enjoy a home on their own and they are happy and appreciative to be in a nice home. Primarily their income is consistent and pandemic or job loss proof. This can fund your next purchase or lifestyle.😁🙏🏿 Also usually to keep section 8 they have to pay their portion to stay on program.

Section 8 is suppose to freeze her voucher. You have to take her to court to have her evicted and get your back rent. Section 8 will freeze her voucher until her debt is paid in full to you. I have a family member who work for section 8.

Here’s the thing about those of us who have not good credit. We are usually working on it and do pay because if we don’t it is very difficult to find a private landlord who will work with you so your next step is then being homeless. Whereas people on section 8 can easily move around or get help
Not necessarily. To get section 8 you have to be broke on paper.
Only way to keep benefits and save money is to do it under the table. Which is no help when you're trying to buy a home.
It took me 8 years to get out of debt with no government benefits. I work part time and have one child. At 37 I got my first home makeing less than $35,000 a year.
I had student loans and medical debt. I saved and saved until I had enough to negotiate my debt.
If you want something bad enough you will make sacrifices like painting your own nails, driving an older car, ect.

She left one home and destroyed it and they helped her into another place. Your renter can get stimulus up to 18 months including back rent. The money goes to you. The renter just needs to apply

Yes this is what I was thinking and I couldn't through the life of me understand why she hasn't found this out already. Most states are offering rental assistance to everyone. I mean of course there's limitations I mean you can't make $150,000 a year and get your rent or mortgage paid ... Yes this I know lol. I don't remember what it's up to and I'm sure that it's different in every state but I was shocked that she didn't say anything about any of the programs in our video. I've been a Landlord for 14 years, tell section 8 and they will make her pay or terminate her from the program. I've seen many tenants lose their section 8. Also they have a few programs in Michigan with Rent assistance up to 12,000$ so whatever state your in start Googling it..
14 years! Any advice for a newly retired military about to move back to the states but the current tenants dont want to leave my home. We terminated their lease and they refuse to be in contact with us. Their using the cdc eviction moratorium to stay and not pay the full rent.
@@blackmason4373 Well it's a fine line with CDC Moratorium by Federal law U can't put them out, but you can still file eviction with local courts through Zoom in your state and with that eviction paperwork you & tenant are eligible for the back rent program. So your not going to get your house back unless the tenant volunteer to just move out. So your options are, work with the tenant and courts to get the paperwork needed for the renters assistance program. Or tell your tenant you forgive their past due rent balance in writing if they move out within 30 days, if they say No then keep tab of every penny they owe you as rent and be ready to file a civil lawsuit & garnishment in the near future when things go back to normal. A friend of my brother’s rents several residential properties and he said the secret is the first time they miss a payment you have to begin the eviction process right then because it is such a convoluted process that it will take a way longer than you think.

I disagree, management companies are the way to go, and if the tenant does not pay the management company still pays you the full rent that they owe and goes after them in court. Also, they initially check their credit and get their deposit. I have been doing this in LA for almost 10 years. It is time to put her out and then have the management company work with you to fix the damages and add that to the rent for the new tenant, since prices have gone up in the market today. I am sure they have management companies in the DMV.

I live in New York an section 8 covered the tenants portion of the rent through out the pandemic. Please outreach to section 8 and inquire.
Maybe it is a state thing. New York actually did try to help the people on services. There were all sort of rental assistant programs in my area. They did cover the section 8 renters portion. My also family also owns a daycare and they even paid the daycare fees for parents who received subsidies.
But sometimes they tear your place up. My brother had numerous section 8 tenants. Each time he had to put them out. We had repair entire house before renting again. Trash on roof thrown out windows, ect. Was terrible.
I live and New York I didn't know Section 8 covered the tenant's portion of the rent throughout the pandemic because I still was paying my rent

Sell it to an investor using a “subject to” strategy. You’ll get your asking price but at a date in the future. Plus they’ll make your monthly payment until they close on it.
Not a good idea unless, you trust the investor... There are better ways to do it.
@@rickiesmith413 main problem with "subject to" you have recourse if the investor quits making payments. Your credit is on the line, not the investors... This is why I say you need to really trust the investor.
There are at least a couple of options such as lease option or owner carry.
With a lease option you still own the house and have the ability to evict if needed upon non-payment.
With owner carry you would need to foreclose which will most likely take longer to evict. You also lose tax benefits such as depreciation.
Either way there are ways to minimize the risk. Plus these options show income which helps your DTI.
So sorry to hear that you are going through this tragedy… you have been far too kind, far too lenient and it is time for you to put your foot all the way down!
I wish I knew exactly where your property is, because I would pay you her back rent and rent the property from you and pay you on time every time! My brother does sheet rock, landscaping, drywall and all types of home-improvement and he would be more than willing to help me out at no cost to you as the landlord! I have been trying to relocate for over a year now and you have such a spacious rental property why would anyone not be grateful for that?? This saddens me… So many people can give you stories about cold hearted landlords that are focused on getting their rent and ignoring long overdue repairs and not showing any compassion when the renter has been hospitalized or has had a death in the family and has come up short on the rent. I am in the market for a two bedroom two bathroom, and you have a four bedroom 3 1/2 bath?
In all honesty, I’d be willing to rent as is, make necessary repairs and upgrades, with your permission of course. And once I move out you will have the benefit of said repairs and upgrades! Some people don’t have the appreciation or gratitude that they should have in a given situation. I can tell you my credit score is a few points shy of 800 and any place I’ve lived over the years, I have always been a desirable tenant!

I feel your pain I have a squatter tenant who has not paid rent since May 2019 in California the moratorium will not be lifted until June 30, 2021 but thankfully I am grateful the county will place a eviction on his credit report

Here on the west coast life is a complete 180 from those on the east coast! Every time Moratorium is set to ends its extended...they are in talks to extend it again! Soooo much money and assistance has been being given out to help there is no excuse ppl should be behind in rent at this point now. I don’t know about Cali but in WA state if the Moratorium is not extended then on July 1st, 2021 that is only when an eviction can be filed and that’s IF the Moratorium is not extended as it has been the last 3 times.
regardless of moratorium, it does not obsolve them from their responsibility. They still owe the accumulated back rent. I hope you collect yours as well

I like how you put your real world perspective on being a landlord. It's always so easy for people to tell you how you should do things but at the end of the day atleast your getting a portion of that rent from section 8.
I have townhome in Miami that I am currently going through the same thing. I would just have a conversation with the tenant and put the numbers on paper with due dates. Let the tenant know you don't want to evict them but if you get some good faith money by this date you will start the process.
I tried being a landlord it was hell ,after the 3rd tenants I knew never again, they start paying rent on time and after 2 to 3 months Boom in abele to collect rent due to excuse after excuse,it took me spending my money & time getting the tenants put out this is something I never ever want to do,God bless you .
This is not right. I would have a problem looking at myself in the mirror everyday. She has to know all you would have to go through if you evict her and thats why she may not be paying her portion of the rent. You are a kind woman. I'll be absolutely honest, I am a woman of God, I am also a veteran, but I also have BILLS girl lol. That mortgage does not stop for anything. Not covid, not the tenant going to jail, not my cancer, not RA, not anything. That bank is like.....you better pay before the 10th honey lol. If I do not pay my mortgage my name is destroyed, not the tenant, they just move. So as much as I would feel for that person, it is business not personal. You need, you HAVE to see this as BUSINESS, not personal. If not you are going to get burned. Never do business w/ friends or relatives, and always see this as business. Its not personal, feelings and emotion should never come into this. Empathy, yes. Compassion, yes. But at the end of the day it is YOU that will be destroyed.
My tenant moved out right before the pandemic started. I have used the past year to upgrade and remodel the house while vacant. I refuse to rent it again until the law protects me again from lowlifes who refuse to pay their bills. Sorry you are dealing with such a person.

Few things you must learn, 1 always raise rents with questionable tenants. 2nd stop being so nice or get a property manager. 3rd sell while the market is good, you can claim the losses to offset the profit for selling. That’s business and as a landlord she has every right to want her money, or at the bare minimum a tenant who has enough respect and decency to handle her business as a grown woman. Im pretty sure if you were in her shoes with a mortgage to pay you wouldn’t be happy go lucky that your tenant is taking full advantage of you and the situation. Don’t sign contracts or make promises that you cannot live up to. To only have to pay around $500 with assistance for a 4 bedroom apartment, a lenient landlord and managed to increase income (which means her job was never impacted and she had the finances to pay, just chose not to do so nor communicated that) during the pandemic are all blessing that the tenant is abusing significantly. If that’s too much then maybe she needs to downsize into a small studio apartment in a more affordable area until she can get her finances together. She’s shooting herself in the foot for when she is denied from renewing the lease at the end to where she’ll be truly struggling with a more aggressive landlord and kicked out from her next place on her ungrateful behind sooner now that covid is ending. It doesn’t matter if you’re a billionaire or have less than $5 in your bank account, an agreement was made and as an adult, you are obligated to fulfill that agreement.
If the tenant gets section 8, her checks would come directly to her. I’m not understanding how she’s having this issue.

It’s time to cut your losses. She’s taking advantage of you and you are not a charitable foundation. Don’t renew the lease. If you have, notify the Housing Authority that she is not making timely payments and inform them you will begin eviction.
Losing money is the price of doing business...This negative experience will help you become a better landlord in the long run...I rented one of my properties to a relative (worst mistake) but I learned. Never mix friendship with business, because your tenant sensed that she could get over on you. Also, the DMV metro has a lot of military and federal Employees who are required to maintain a security clearance (you are guaranteed to get your $$$)

Im interested in renting to section 8 eventually, I've heard that there are guidelines they have to follow or they lose their voucher..why is she still getting vouchers if she's not paying her part of the rent? I thought they would take away her voucher for that especially
There's no way she's not paying and if so its definitely your fault. She has an obligation to pay her part.
Section 8 doesn't pay you on the 1st or by the 5th it could be two + months before they pay their part. And sometime the tenant doesn't pay on time and it can take months before section 8 get involved. Look at the pros and cons to be prepared.

As the landlord she has to take her to court to get her certificate taken. Section 8 will take her certificate for at least a year if the landlord wins the eviction, but court has to occur first...
Courts will work with Section 8 tenants. Most judges are reluctant to evict tenants especially if the tenant has children. Expect to be in court possibly for a few years if the tenant comes forward with minimum payment to pay the landlord. These tenants know the laws and as I said Judges are very reluctant to evict these tenant especially those with children and If they have a special needs child that has a disability or handicap you can be assured it will take approximately two to three years before the tenant may be given a notice from court that the eviction will move forward. Please talk with tenants who have previously rented to Section 8 you will surely need to know the pros and cons of signing up and providing your home to participate in the Section 8 program. You must read the fine print of the contract that is signed between you the landlord and the Section 8 program. I would say NOT to rent to tenants on Section 8 to much of a hassle and long term waiting for finally from the court system to evict these tenants from your home. I have seen to many horror stories from landlords. Many now have chosen not to rent to Section 8 tenants again.
Throughout the pandemic there was zero empathy for landlords and their financial losses.
Sometimes renting is tough, and if you are nice and try to help, they see an opening and start taking advantage. I have a girl I started renting to, I was friends with her mom, let this girl have it for $300a month less than I was getting. 2 years later and after a successful eviction last year ( I was stupid enough to give her another chance) and now she is months behind, got herself a dog without asking, moved her bf in with out asking, has turned the place into what looks like a homeless camp, finally did pay May's rent at the start of July, didn't pay the full amount, actually put a note in the envelope that said "More money is on it's way in just a few days! I understand the block on evictions has ran out, I truly hope this don't mean that you'll be evicting us soon. I'll get caught up and keep the place cleaned up. I appreciate you working with me!!" Basically telling me now that I can evict her she is going to pay the rent, and sends a partial! Anyway, she is finally on her way out, not even her offer to " DO ANYTHING" to keep me from evicting her. What is up with some of these women, do they really think they look good enough for a month's rent? The ONLY thing she can do is pay the rent and clean the place up......
Because of who she is she will always be at the bottom. They get over in the beginning, but in the end they are truly losing in life.
I know they have assistance for those having a ruff time paying their rent through state funds but the tenant has to apply for them and if approved the check for past due rent will go straight to you. Check your states website.
Not every state is doing this and those on section 8 don’t qualify anyways

I am in Michigan and my boss has rentals. Read the fine print of any government program designed to "help landlords". One would have paid X-amount of back rent due, BUT required the landlord to legally agree to not raise the rent for 5 YEARS. My boss turned it all down due to that provision. He hasn't raised rent in several years, but he doesn't want the government managing his ability to do so, if needed.

Now totally unencumbered, financially comfortable, retired and ready to relocate to an environment more conducive to the lifestyle we want --- relaxing by the beach, enjoying the beautiful weather, friendly people and our new home.

Yes! We have one rental with a small balance and our current home has a small balance. Current tenant is great. We told her we would possibly be selling in one year, when she signed her lease last year. Her lease terms in August. She's never been late on rent. She's expressed she wants to purchase at the end of her lease. We're in our late 40's and I'm ready to be stress free. Hubs is on board, we're selling.
