      Exactly, most people danced around the subject because either they trying to make money off you or they don't want you to outdo them in business, especially on social media, they always trying to charge you thousands of dollars for a class I still going to dance around and not teach you what you really want to know and they still get to collect money

      Those hotel seminars are among the biggest jokes in the world. Last one I went to was a bunch of wealthy operators talking about how they throttle broadband when they see a room watching to much netflix and so forth.. yawn.

    I’ve learned so much in this half hour video. I love how you actually explained the reasons WHY and not only the how in purchasing your first multifamily building. Also, your calm demeanor and thorough explanations are appreciated. I never even considered all the different ways of financing a deal. I thought the only way to finance a deal would be to have my own capital and go to a bank or broker for a loan.
    Currently, I’m managing an investment condo and a SF home for my mother who now has dementia and can no longer take care of her properties. I actually enjoy managing her properties, and my dream is to purchase my own building. I don’t want anything too much, just up to a 10 unit building. If that goes off well, I would like to purchase another. I want to have cash flow and have generational wealth. Thank you for the video, I subscribed!

I really liked the fact that you had the info written out beforehand; it made everything flow smoothly and concisely. you spoke well, were very articulate and didn't stutter or use the word ummm. I was able to flow and grasp everything you said the very FIRST TIME; only having to rewind when my attention was diverted by other things.     When discussing the 4unit vs 5units. He said after you fix it up you sell it. That is an option. Another option is you can do cash out refinance. Pull the equity out then take the money and repeat the process instead of waiting 2yrs to get a big return as compared to the 5plex. U can refinance after 6months with residential properties

    I used to work in social services. I burned out but I use some of the skills I learned on building rapport with people. I worked with US Veterans at a prison I worked at and learned a lot from them. They are great.

    It is my opinion that you should start with a 4 unit, especially if you cannot get a commercial loan for a 5-plex due to lack of multiunit experience. Also, 5+ unit pricing is also mainly determined by comps. The income approach for a 5 unit, for one, will often reflect a lower price than what comparables are selling for.

    I've seen numerous videos and podcasts explaining residential investment properties. This is the first commercial one I've seen, and the equity advantage is immediately clear to me - provided the increase in rental income and/or decrease in CAPS.
    Question: Are 1031 exchanges between residential and commercial rental properties possible? Thanks for your time and commitment.

    My first home was $9,500, with a $1000 down (1955).I had to get a Mortgage Broker to get financing @5%, instead of bank loan, since the home was 52 years old.. The home was easily convertible into a 'double", by simply adding a door to the second floor kitchen. There were two kitchens/ 2 baths, as a daughter and father shared the home.The rent I took in paid for 2/3 of the mortgage! A great starter home. Just needed lots of TLC to improve it. Attic had 2 BRs, but needed to be insulated.(50 years later ,it was listed at $37,000!) Most 4 BR homes can be converted quite easeably into doubles.

I am probably one of the most determined woman in this industry in my area believe me. Ooh my God my money was seize by Some law farm because of my ignorance the interst rate of califonia and Bioston is way higer. I really jupadize my self. When that money was seize.     As a first time multi unit investor I understand what you are saying about ability to greater increase the value of a 5+ unit property. But what about the opportunity to qualify for a FHA loan and owner occupy one unit for a year in a 4 unit - and only have to put down possibly 4-5% including closing costs? As a first entry into RE investment, this concept has been resonating with me. And it also seems to be a way to maximize leveraging other peoples money for a higher return on actual out of pocket investment. I am new to all of this and am educating myself before making the plunge. I am receptive to advice/ opinions. Thanks!

    Thx sir for explaining this very valuable option in Real Estate. I was stuck on buying a multiplex somehow in the near future but now I know apt building of at least 5 or more units is a better option to earn income and also being the owner. I don't have any money saved that I can put towards property ownership right now but I'm looking into housing grants to assist me in the process of purchasing property in my own name.

    Hi Peter, thanks for all the informative videos on UA-cam. Loving the contents and You are a great teacher!
    I am wondering if it would be better to do a cash out refinance on your home or existing rental property in purchasing the second rental property from tax standpoint assuming there isn’t any mortgage on either property. Thank you

    a 4 family to 1 family require 3% to 5% down where a 5 family to a 100 plus family is 20% down .

      Which the latter is good because it doesn’t allow you to over leverage.

      Putting down 3-5% isnt good advice. A lot of people end up underwater, monthly profits are going to be low, higher risk, plus additional costs for PMI. Last, most people can't apply for a 3-5% loan unless you are going to be living in the property. I've been to 20-30 banks, and not a single one will finance a rental or second home for under 15% down. I'm sure there are some out there, but its going to be shady. 20% down is a good balance of leverage, risk tolerance, and cash flow.
