How about the agent ask for their fee in the closing costs? Just need a form that the buyer approves the agreed amount to be paid at closing from the closing cost amount. Example, ask for 15k in closing costs and buyer sign an amendment that 10k is to be paid to the broker and the remaining 5k goes towards buyers closing costs.
I think that this whole channel is basically just an exercise in showing my homework. I'm already teaching myself this stuff, its really just one more step to make the video.

Cause most mortgage guidelines generally limit the amount a buyer can get back from seller for closing costs.
