Where to Rent for Less in New York City

  • Don't spend more than 50 percent of your income on rent. It's good advice, but a tough thing to do if you're a new graduate looking for housing in New York City on a budget, especially in this rental market.
    StreetEasy data scientist Alan Lightfeldt says a typical New York City household will spend almost 60 percent of their income on median asking rent, because incomes aren't increasing as quickly as rents. In the last five years, incomes have grown just 2 percent while rents have grown 12 percent.
    StreetEasy estimates that most recent graduates who did not major in business will make less than $50,000 a year.
    So where can they find an affordable place to live?
    Lightfeldt says look outside of Manhattan first. Explore neighborhoods in Queens, the Bronx, and Brooklyn, where rents are more affordable.
    Try areas like Astoria in Queens or Crown Heights and Bed-Stuy in Brooklyn. You can find apartments for $1,000 to $2,000 per month in those neighborhoods.
    Lightfeldt says these are very large rental markets with a lot of studio, two-bedroom, and three-bedroom apartments, so you have options whether you want to live alone or take on a few roommates.
    If you have to be on Manhattan Island, go way north and definitely consider a roommate. Lightfeldt suggests looking north of 110th Street, where most of the affordable units are.
    Washington Heights is easily accessible by subway. A lot of young people live there already.
    Finally, when you find a rental you like, scoop it up fast. Bring your checkbook, references, and credit report when you go to see a listing. Landlords will ask for those papers, so if you have them in hand -- ready to go -- you'll be one up on the competition.

    Being 18 and just starting college, I'm happy my father decided to purchase a home 18 years ago. Told me that as long as I'm working or going to school, I can always stay in his home.

      Lmao, a 3 bed room apartment and 1k sqft is usually 2k a month here in Throggs Neck/Schulyerville(Bronx) and easy access to the 6 line which has near prefect service in the morning but the evening is questionable.

    That's way too much. In Europe, you're advised not to spend more than 1/4 of your income (or 1/3 if you really can stretch your budget).

    Definitely Jamaica Queens rent is affordable, and social mobility is much easier. For 1 bedroom in Jamaica Queens you pay $1100 to $1300, for 2 bedrooms $1400 to $1600. There are a lot of great neighborhoods , but one down side is that not all of them are near subway stations , you have to take bus then the train to go to the city if you are using public transportation. Rent is so EXPENSIVE in Manhattan, it's mind blowing .

      But who wants to spend their life suffering overcrowded, filthy and UNRELIABLE public transportation when you have a low paying full-time job and a full-time college schedule? -- there's just no time to study, so your school performance is severely threatened, which totally sucks when you are paying for school terms as you work(hoping to eke-out a passing grade). Us folk that are in public service jobs that run around the clock are constantly mandated to stay when staff is short(at least once every 2 weeks). Then the MTA keeps raising the fares, while the horrid train service may have you 'literally' several hours late on ANY given day! Last year it literally took me 3 hrs and 5 minutes to walk in my door from school . . . to only have to turn around and wake up three hours later to begin my miserable day again! I ended up this year renting a room in a 5 room apt -- where I share the bathroom and kitchen access -- just to get my daily 4 and a half hours of sleep--- and the trains are still f_cked-up!!

      Funny that this comment was 4 years ago and buildings for the yuppies are going up as I type this out. Jamaica is not affordable! 1800 for one bedroom now right next to the F train on 169th. This city isn’t for anyone with a salary under 6 figures

    I agree but he also said we spend 60% of our income trying to rent. That means they're already in our pocket and we're already looking to spend our cash before we get it. I think if you're room mating. Y'all both gotta be making atleast 1000 every two weeks unless you wanna be on a Roman noodle diet. I have a career and I'm struggling cause my partner don't work. But that's about to change or Ima have to get a higher paying job and see my family less cause that's the way it's looking. Network has always been a high price place to rent/own/live but you gotta have the mental fortitude to own up and kick ass if not. You're not gonna make it.

    I am in New York state right now and I may have to look for a different apartment only one problem I have social security disability so they do not give me crap I can not go over $500 and that is starting point to rent anymore it is over $500 and the place I am an is not fit to live and I am paying 425 for rent and it's not worth it I'm in a small town right now I need to get out of hair fast but it has to be under $500 if you include all of the utilities I might be able to afford 550 but not much more than that I would never be able to afford 600 they make it impossible for you to afford rent the Homeless Problem will only get worse not better no one can afford the rent anymore I may be forced to live in a tow behind camper because of the problem and the camper is not fit to live in either and that is what my so-called man in my life wants to do I want a real roof over my head I hate the idea of having to leave him but I may have to

      Don't have any idea where or how you're living now. That living in a camper idea, sounds good to me. That will give you a chance to save, and get ahead. There are just only a few solutions , to solve your rent and financial problems. To stay where you're at, you got to increase your income. If that's not possible, you have to go somewhere cheaper, to rent and live. This could mean living in another state. In New York you pay exorbitant amount of rent just to live in the hood. New York City is for people who have deep pockets.

    Up up up everything going up but our salaries ! Rent has risen by 300% these past 22years and salaries only by 50-60%. So I guess ppl work like slaves in 6 jobs to pay the rent or take a mortgage !

      Loretta Wheeler that's why there so many homeless people on the street because they make it impossible two rent anything anymore the homeless problem is only going to get worse not better the average rent is over $500 now and I'll be lucky if I get that I get Social Security disability I can't go over $500 in rent so my but just might be in a tow behind camper and that thing is not fit to live in either

      Luis Galicia- In NEW YORK CITY, the most expensive place to live IN THE WORLD. You can own a 4 bedroom 2,500
      Square foot home in a rural area of a state like Georgia for the same price of a 500 square foot studio in Manhattan.
