    Site fees are very expensive for most people to run. caravan sites mostly want you to buy a van and then let them let it out for you because they don't want owners on the sites because they do not spend in shops and clubhouses they just want owners to buy over priced vans and then after a couple of years sell them back to the company for nothing and then get the next mugg in

    Costs more to run than your house and don’t own the land. Site fees are a joke.

    I would never again. Its all great at first. Then they start to move the goal post. You will lose a lot of money.

    Dont buy a static caravan or holiday home unless you've more money than sense. The sector is a mess, contracts often breach consumer rights legislation and the sector is rife with anti-competitive practice. Do your research, then do more research and then walk away until the sector is overhauled and properly regulated. You've been warned.

      These scams with static caravans have been going on for years,each site makes it’s own rules up as it goes along with very little you can do if a dispute arises,when your not happy with something a lot of sites will just give you the option of take it or leave it and if you leave it you have to remove your van from site which they’ll happily charge your a lot of money for a DISCONNECTION CHARGE,it’s legalised theft and theirs nothing you can do about it,I’ve been there and had my fingers seriously burnt,it’s great if money isn’t a problem but it’s more costly than running a house and don’t let anyone tell you different unless you’ve bought a piece of land to put it on,there worth next to NOTHING if you haven’t got a pitch to site it on. The park owners seldom let vans on from other sites,it’s run like a cartel,there is NO competition so they can do as they like unhindered,it’s like stuffing your wallet with money and setting fire to it,the bigger the Company that owns the park the more it costs,if your happy being robbed go for it but be very careful what you sign up too,there a bunch of Rogues and ruthless,if you have any doubts please walk away they are very persuasive in their sale tactics and and make it sound like paradise when the reality is it can cripple you financially.

      Thanks for the advice, my friend had a similar experience, she lost money on it, and the site fees were more expensive than council tax.

    Buying a static seems a minefield . Please reassure me otherwise . Got funds and want a van but not to be fleeced . I know very clever people who have been had in the caravan , park home game .

    Don’t buy from the park owner, look around for a private sale. I paid less than half the price of the same model that the park were selling. Otherwise, just be prepared to lose money but it will give you something to look forward to each weekend.

    Cheaper to buy a house in spain with much lower running costs and you wont lose a fortune if you sell.

    Warning my mum was bullied off Robin hood they asked her to upgrade and spend 3000 pound more. If not they would end the agreement.

    They generally say: ' Use it for holidaying in all year round!' Try staying in it for 50 weeks ( you often have to be OFF two weeks in a 52 week period) and see what happens. You have to have a main residence of bricks and mortar. The caravan isn't your main residence. Unlike a static park home which IS a main residence. So what constitutes ' holidaying all year round?' Anyone know?

    The site i am on charges £5000 change over fee, the farmer got £10,000 in one day when my sisters boyfriend bought some blokes caravan, the bloke moved in to a caravan further up the site, so the farmer got £10, 000 in one day for doing nothing?....is that legal, he is making it even harder to sell your caravan.....North Wales....the farmer has raised the change over fee by £1000 a year for the past 3 years . As you can see from my earlier comment

    How much are "change over fees", ...the site I'm on charges £4000 extra when you buy a static caravan, if I bought a static caravan for whatever price, ...the farmer then charges me an extra £4000 what is this charge for and is it legal ?

    It all looks enticing, I looked into it, and its like having a second mortgage and all the running costs. No way! I would only get a touring caravan, at least you can hitch it up and tow it away if you have a problem with the park.

    Owning and maintaining a static caravan is expensive. So are most enjoyable hobbies. Do your homework.

    Why do haven say we only rent the pitch within the site fees? Nothing to do with the facilities available.
    We purchased on a site for the facilities!

      If you ever complain that the facilities aren’t open then they can say you don’t pay for the facilities so won’t be able to get a refund on site fees. This generally applies when they shut the facilities near the end of the season or when the pools are too busy for you to use. More recently, the parks didn’t need to refund site fees when they shut down for the pandemic because you were still renting the pitch to store your caravan on

      Legally, you can’t “live” in a caravan unless it’s on a residential site. If you “stay” in a caravan for 9 months the park may turn a blind eye but you would be breaking their pitch licence agreement, and they could kick you off if they want to (eg if the local council decide to enforce the rules). Saying that, there are plenty of people that live on caravan sites but they’re all breaking the rules and risking their licence

      Yes you can as it’s licensed and it’s what you have paid for . You do however must have a registered address elsewhere . This is very easy to get around . There are loads at it and MST just want there cash 💰. Good luck 🤞

    Really would have to have more money than sense to buy a static caravan on a site, from the moment you sign on the dotted line they are thinking of a new way to stiff you, it’s also in their interest to get you off the site for whatever reason because the resale value falls through the floor, they usually take an amount when you sell and bump it up on the other end to, its win win for the site owners and nothing but loses for the poor static buyer
