Would like to hear Nhan speak about the laws surrounding Government buy back of residential land that has ben re zoned for their own purpose and how people can avoid buying in areas that have more risk associated with this type of activity. It should be noted that even with a pink book, the government still has the right to take back your residential land with only a payment of land fair value and not house/land valuation combined. This is the first time I have heard that with the Pink Book, you won't be able to sell your condo to foreigners and that with it, you have to deal with the government instead of your developer. But once you have received your Pink Book, it does mean that the transaction between you and the developer is completed. This leads to the conclusion that is a bit confusing now. It seems to me it's actually disadvantageous to get the Pink Book than just sticking with the SPA. Did I miss something?
So if I understood correctly, a foreigner can by a house and own that house, but cannot own the land where the house is build. So you rent a land and build a house on top. After some years when your lease is over, if they don't want to renew it... what happens with your house? Does it become the property of the land owner? But then later in the video it was said that the people of Vietnam as a whole owns the land and the government manages the distribution and use rights. Most land is extremely overpriced and not worth the asking price. Vietnamese set land prices on specualtion or are set by real estate agents-not actually by demand. Vietnames think their land is build on gold when much of if is considered almost worthless compared to other countries.Real estate prices are greed driven and thats about it.

BEWARE! Vietnam is one of the few countries in the world that doesn't allow anyone to own land, even Vietnam citizens. They can only own properties built on land. Foreigners can only lease houses for 50 or 70 years. So, it's safer for foreigners to rent for the time being.
