    As a Long time Vn expat in Vn, stay away from this property buying "scam" Seen so many foreigners lose their house bc the landowner is Vnese and not allow you on property or you cannot get entry visa in Vn, etc... Foreigners are a target and you will lose all your investment. Similiar to Thailand with bad ending.

    Great content guys. Would like to hear Nhan speak about the laws surrounding Government buy back of residential land that has ben re zoned for their own purpose and how people can avoid buying in areas that have more risk associated with this type of activity. It should be noted that even with a pink book, the government still has the right to take back your residential land with only a payment of land fair value and not house/land valuation combined. Keep the market updates coming as well, they are in valuable!

    This is the first time I have heard that with the Pink Book, you won't be able to sell your condo to foreigners and that with it, you have to deal with the government instead of your developer. But once you have received your Pink Book, it does mean that the transaction between you and the developer is completed. This leads to the conclusion that is a bit confusing now. It seems to me it's actually disadvantageous to get the Pink Book than just sticking with the SPA. Did I miss something?

    So if I understood correctly, a foreigner can by a house and own that house, but cannot own the land where the house is build. So you rent a land and build a house on top. After some years when your lease is over, if they don't want to renew it... what happens with your house? Does it become the property of the land owner? Your children cannot inherit your house either if they cannot use the land anymore where the house is build. Some clarification are welcome. Thanks a lot.

    What is the price forecast for the near term, 1 to 2 years?
    Are the prices stable, going down, or increasing?
    With the increasing interest rates will it have a positive or negative impact on property prices?

    Now I'm confused. First it was said that unlike a foreigner a Vietnamese national can own land. But then later in the video it was said that the people of Vietnam as a whole owns the land and the government manages the distribution and use rights. So in the end a Vietnamese national can only buy land use rights. Maybe I am missing something. How is that different to leasing land? I would be grateful if anybody can clarify. 🙏

    Interesting, it might have been said in the video and i might have missed it, however in the case that someone that is through the normalization process to become a vietnamese citizen, purchases a house and during the 50 year term they become a vietnamese citizen, what happens with the contract? Can you change it?

    Good content and helpful information. I am amazed with the English language skills the vietnam guy has. Very impressive, can listen to him for hours talking about real estate in vietnam. However, i find you sit quite aggressively towards him with ur posture and body language. Also, the way u interview him is cringe.. The way u look at him and than to the camera.. Can you speak vietnamese?

      Yes, on the secondary market real estate price are dropping. Primary market maybe as high as 2 years ago. But still less optimism and FOMO so good time to make some offers.

    Most land is extremely overpriced and not worth the asking price. Vietnamese set land prices on specualtion or are set by real estate agents-not actually by demand. Vietnames think their land is build on gold when much of if is considered almost worthless compared to other countries.Real estate prices are greed driven and thats about it.

      @@MoveToAsia i believe individual ownership and corporate one carry different tax burdens during holding and upon disposals. How about setting up a company in HK and use this HK company to buy properties in Vietnam?

      Usually no, you need to check if there are foreign quota in the building and ask the property developer.

    BEWARE! Vietnam is one of the few countries in the world that doesn't allow anyone to own land, even Vietnam citizens. They can only own properties built on land. Foreigners can only lease houses for 50 or 70 years. So, it's safer for foreigners to rent for the time being.
