Also no provision of maid's room. 35 million peso is a reasonable price for this lot and the house, far better than the 5-storeys town house introdiuced in an earlier house tour with a ridiculous asking price of 58 million pesos.

not a fan of his shiny, wild tiles especially ground floor and wall tiles 3:29 windows going all the way down to the floor is a bad idea especially if it is next to the plants/garden. 5:53 mirror is too low even for filipino/asian person height. 6:00 right on the spot, certainly this house designed by a man. 6:56 pebbles or stones as interior design is bad taste. they also lose usable floor space for putting personal things or appliances. it could have been easily floor tiles filled with potted indoor plants. 7:37 too large overhang granite top of center island blocking the pathway. counter top height seems a bit low. 12:13 too low hand rails. 12:26 risky large, all glass windows and risky crazy tiles as this could be used alternatively as bedroom, home theatre if buyer needs it. or, bedroom 4 should be the family area without walls and door 17:44 handrail/ guardrail too low.

Nice high ceilings with no thought of how to cool the living room. With those floor to ceiling windows the house will feel like a Greenhouse when the sun is up. Owners of McMansions in the US that were very popular in the 1990s found out high ceilings required too much energy to heat in the winter months. Very impractical
