I was a plumber helper to my dad for many years. We have seen those pop of valves be bad out the box several times over the years. We used to carry a couple spares at all times just because of how many problems we experienced over the years. It was just a bad pop off valve Brandon. I feel so bad for you, but at least it was fixable. And praise God that Crandall was available to help out.

So sorry that you all have been going through so much. Accidents happen, but we do learn from them, not only how to prevent them but also how to control it if it happens again. That was a great idea to run it to the outside, with I could do that with mine. Hang in there and take one day at a time. If that gets to me too much, then one hour at a time. May God Bless and Protect You All Always!

You need to get fans going to help dry. Our basement flooded by the hot water heater, tile had to come up and baseboards, drilled holes in the wall where baseboards were to dry the walls so mold wouldn’t grow. Took several days, then installed flooring again.

Brandon, who installed that heate r and the pan? The pan is not for the pop off valve 😢 the pan is for a leak. Every hot water heater we ever had. Was installed with a connection of a water pipe that went thru the floor in case your thermostat stuck you don't want it to blowup like a bomb. See all the pop off is valve is to shoot the pressured water under the house is that what happen

I replaced my water heater last year. The new Temperature & Pressure valve on it started leaking after 3 weeks. I replaced that valve with a new one and it also started leaking after a few weeks. When I installed the third T&P valve, I also installed a pressure relief tank on the water inlet pipe. It hasn't leaked since. The city water pressure at my house is over 100 psi. It should be about 50 psi. You can buy a water pressure valve that screws into an outdoor hose bib and check your pressure. If it's high, you can install a pressure relief tank (make sure the pressure relief tank is for potable water) above the water heater. At least, that's what worked for me.

Look into getting water alarms, and put one everywhere there’s water. Like behind each toilet, behind the washer and fridge if you have water/ice connected, under all sinks if they are in cabinet/cupboard’s. They can save you a lot of $$$ and time redoing floors.

Should be setting up a drain to drain outside not count on the little pan. In our house, the water heater drains to a floor drain (yes I know our floor is concrete but same concept). Should be draining outside anyway. Could dig a tiny trench to drain the water away from the tiny house also (line with plastic sheeting or pond liner type stuff and fill with rock only needs to be about a inch wide and deep to get the water away from the cabin itself).

Hi Eddy family! I know you are frustrated and upset but let me give you a little perspective, I lost my eldest son in 2019, I stayed 30 years with a man who couldn’t keep a job nor put down the crackpipe for long he was constantly in and out of jail or rehab. I tried God knows I tried. As of March when he almost burned down our house with us inside I haven’t seen him. I thank GOD for that. Problem is his spiteful aunt has thrown myself and my 3 kids out. So I’m having to pack up what I want to keep and move in with my parents. I’m extremely grateful that they’re allowing us to stay with them. Your kids are healthy this is a minor mistake in the big scheme of things. God bless!

Suggestion: Why don't you have the water heater moved outdoors outside of the house! It's safer and gives you a little more space too!

Don't be to hard on yourself. We learned the hard way too. Ours in going outside the wall. Didn't put it under the house because we didn't want it wet under the house because of the scorpions. It happens so don't be hard on your self.

You’re not a contractor Brandon don’t get mad at yourself. It’s not fair for you to blame yourself for something that you weren’t supervised on doing so take it as a loss. Wipe your shoulders off and start over again you got this we enjoy watching you. Love you guys.

That has got to be heart wrenching to be so close & have to start over with something so time consuming. Remember the shower can cause issues also. The kiddos hop out wet have to drip off someplace & anything dripped, splashed or spilled on the floor can make you wonder if it is the smartest floor to use around water (shower, toilet, laundry, water heater, air conditioner, kitchen places water is bound to cause issues at some point in time. We are all human & accidents will happen. It just hurts when you have all had the setbacks over so much since you have bought your property. Try to count all the blessings you've had there have been a whole lot of those & a bunch of friends that have been there to bless you along the way. The animals also that have come & blessed you with their babies. God has been good!
