    This a good video with good advice, with one exception. I have lived in Alaska for 27 years. I have worked and traveled throughout the state. There are wonderful places to live in Alaska. However, the absolute worst place to live in Alaska is in the Matanuska-Susitna Borough. In the Wasilla-Big Lake area there are roving gangs of meth heads and crack heads who not only break in and clean out the content of houses, often when people are at work or gone for a few days. These gangs will rip the copper plumbing right out of the walls. When they get caught, they are usually let off with light sentences since the Alaska Court System has gotten "woke". The other downside of the Matanuska-Susitna Borough is the extremely corrupt Borough government. If you are still interested in this hell hole, talk to some residents. Many residents of the Borough will tell you about the two issues I have raised. If you don't mind rain, southeast Alaska is a great place. If you don't mind the cold and a long winter, Fairbanks is a great place. The Kenai Peninsula is way better than the Mat-Su Borough and the best place there is Homer, a wonderful place. Remember there are really two Alaska's. Alaska on the road system where you can drive places even though the distances are often far and, in the winter, the roads can be challenging and Alaska off the road system where you access to and from your village or your very remote cabin is by airplane or by boat. If you are not an Alaska Native person, you will very likely find life in a predominantly native community far different from anything you have ever encountered. The smaller the village the harder life will be there for you. Bush teachers in small villages usually last a year or two. The big off the road system communities like Barrow, Bethel, and Nome can be great. People are very friendly. However, don't move there without a job unless you are independently well off. Life in those communities is very expensive. There are quirky things there you've never thought of living in the United States like having your water delivered because there is no water system, having to level your house every few years because it is on piling on permafrost, or paying huge shipping bills for items you may need that aren't available in the community like air freighting a car to you. If you decide to move to Alaska, you'll either love it or hate it but you'll enjoy the adventure.

    Thank you for the shout out. Another thing people need to consider are mosquitoes. Some areas don't have any, 15 minutes away, you can't be outside in the summer.
    I bought my first 5 acres at my cabin from the state. Their online auction is only open to state residents. I believe their "over the counter" sales is open to everyone. Also, most municipalities regularly sell land. I bought my second 5 acres from the MatSu borough.
    Another item to consider is weather. Winter temperatures, snow amounts, rain amounts, wind, etc.

      @@jason3211 Alaska is weird when it comes to mosquitoes. There are places where they are real bad and other places where there are just a few. I've seen bad places and then go 1/2 mile or a mile away and have almost none. Obviously, in the cities and on mountain tops there are going to be a lot less. Everywhere else just depends.

    I bought my land "for sale by owner", its 9 acres 25 miles north of fairbanks. FYI any land you buy should be " south sloping" so you get good quality sunshine. We are off the grid and use solar mostly
    on sunny days and generator during the long dark days.

      Absolutely! South facing is always best for solar and gardening. Especially so in Alaska! Just watching the winter sun in my area, it was strange to watch it just hover over the horizon. Just enough to light up the area for a few hours. Darn trees! 😁

    I am a retired real estate broker. 20 years in Las Vegas Nevada and five in Salt Lake City Utah. It may be different in Alaska, but we would split commissions as buyers agents and sellers agents. So you could search all the listings available in the area for a client And if your listings did not fit their needs you could show them all the listings that met their criteria. And share your knowledge of the market to get them the best deal for their needs

      It works that way in Alaska as well. I think I am more the type that will do most of the work I can and then get a professional involved. When I purchased my house in Colorado, I pretty much asked the realtor to show my places I sent her. She told me I did her job but I couldn't do any of the process after I found the place! RESPECT to you for doing that job for 25 years! :-)

      As an Alaskan Realtor, we can look at everything Zillow shows plus we know more details on the properties. The way the market works, we do partner with other agents too.

    Another Excellent video 👍📸 and pictures. Wow, you have some great shots of Alaska in here
    You also give excellent advice on moving to Alaska. I've warned a couple of people about it and helped them not make a regretable mistake, which I found out after they got here.
    Another consideration is the heat source. Some areas have no trees so wood heat is not an option.
    Much to consider when moving to Alaska 😉

      There certainly is a lot to consider and you are correct about the trees! I think most people assume Alaska is wall to wall trees! And no heat, you are dead!     Wow this video is chocked full of great information. When we were thinking of moving to Alaska we actually took a vacation spent two weeks driving around Alaska figuring out if and were we wanted to settle down. We chose centrally located and lots of job opportunities. Alto now I wish we would have gone a little more remote.haha Thank you for the shout out it is very appreciated.       I think you did it correctly though! Two weeks driving around is like the best way you could do it! Take your time and get to see a lot of great spots! It had to be a tough decision.     With the way things are getting worse and worse in this world, it doesn't sound like a bad idea to live like this! Maybe not Alaska, but definitely an off the grid property in a rural or remote location and be totally self sufficient would be pretty awesome!

    The David Attenborough bit was great!! There are so many things to consider. Learning so much from you and others. Really appreciate you including all the channels, there are a few I need to check out. The land info is very valuable, I would also be interested in how to go about researching employment opportunities as well. I know you work remotely, but for the rest of us that may not be an option.       I just couldn’t resist the Attenborough bit! You really should check out those other channels if you can. The channels I mentioned I watch religiously! They have all taught me something. As far as employment and the usual Indeed, Monster etc there is one called Coolworks. That covers all states too. It’s mostly seasonal work but they have many year round jobs posted as well. Also Alaska gov has a section. I have seen some really nice jobs listed there. Some are work from home. But its been awhile since I have been on there! Thank you for always commenting too Ashley!       @@AloneinRemoteAlaska I am familiar with cool works and I have been on Alaska gov before. I am not really familiar with the other sites. I have a couple of years to figure it out, but it's always good to be in the loop with the ever changing job market. I have had the same job for almost 30 years so that's probably why it is something I think about alot when it comes to relocating.

      In that case Indeed, Simply Hired and Monster will have a huge number of listing for Alaska or any state! Same job for 30 years wow! That’s almost unheard of anymore but so cool! It’s a big deal to leave a job and to find a job. Where I am located, if I lose my job, I will only have UA-cam and its not paying a lot. But there really is no place else for me to apply unless I can find another job that lets me work from home again.

    My first property purchase was by way of the Over-the-counter program through the State. It was off the Parks Highway north of Healy. I did all the Google Earth and DNR stuff. I even talked to the letter carrier who covered the area. But I never set foot on it before buying it. Big mistake. Like you, when Lone Moose and I went to check it out, I couldn't even get to it because of the flooding. So, boots on the ground is a very important aspect of buying land in Alaska - remote or on the road system.

      That property I was talking about was in Clear. I wanted that property so bad! When the realtor said no, I was devastated! But he sure did me a favor! I should call him up someday and thank him! 😁

      The property I was looking at was on Kobe Rd and Kobe Rd. Yes same name. I think it was 60 acres and previous owners had cleared about 20 acres for farming. There was no structures there so I would have had a cabin exactly like the one you bought delivered there. It was nice because of the cleared land and still had a bunch of treed acreage. I still remember how I felt when the realtor said he would not accept my offer until I came to see it. 🤨

      We bought property through the over the counter as well in June Creek. We went and scouted it and even found the survey markers. Then we did a small section of muskeg clearing and decided it was good ground. Access is difficult but hopefully we can change that with some culverts and such. We start building this summer. 😍

    Another very informative video. I am continually surprised by all the effort you put in to find and prepare for Alaska. Have you thought about writing a book and include all your knowledge and experiences, bet you could sell a lot of them on your channel.

I just wouldn’t feel right doing that because I want everyone to enjoy my videos. Besides if I saved it for a book, I’d have no content and you’d be forced to watch Kenai talking all “Scottish” for 20 minutes! 🤨

    "Somers in Alaska" is the only other Alaska-living channel I have been following, for a few years now. They are in, North Pole, Alaska.
    It's so interesting to see the diversity, and desires of the many lifestyles that make up remote living!

    Another awesome video,A Treasure trove of information,Thank you for all of your research and sharing the “links below” with us.I have no doubt that I want to live in Alaska I just don’t know where in Alaska I want to live.😜I have settled on the idea then I’ll do my due diligence and research and once I get there I can always relocate within the state, just gotta get there! My house 17 years in Alabama just went on the market. I may visit at Christmas just to see what winter really is like. Thank you again!!

    Good video... information I probably should have followed, but I have found I like it quite a bit in the basin. Very good community for raising children. The schools are good. People are caring even if they give a cold shoulder at first. Still remember what I was told by a local my first week," many have tried that subdivision , many have failed". That was 4 years ago now

      Isn't it funny that you could be standing next to someone and it seems like they want nothing to do with you but as soon as you say something they are the nicest people ever! Alaskans know how to give personal space but they also know how to be very friendly (Usually) I've seen many abandoned/run down cabins around my area and wondered how many of those are people that just couldn't hack it and left town! Maybe many have failed. But not everyone! :-)

    Nice presentation, Alone. You got me interested in moving to Alaska, lol. Although, I have to admit, I bought both my town cabin and my remote cabin sight unseen and was very lucky. That's not always the case. But, you did a good job. Do you use a special app to edit videos?

      Always good to hear from you John! Wow my video was so good I even convinced someone who already owns two properties in Alaska to move to Alaska!! Did you hear that EVERYONE!! 🤣 I have seen some people get some real jems from buying site unseen but more that didn’t! You just have to know how to do it! I use an editing software called Shotcut. It’s free but only works on a computer. Luckily there are a TON of videos on UA-cam that have taught me how to use it! Otherwise I would just be starring at the screen having no idea where to even start!

    Awesome video. Tis hard for me to realize people will buy land with out seeing it. As for homesteading I did have a homestead back in the 70's but alas I gave it up due to my dad saying if I didn't come back to S.Dakota he would sell. Long story short after I went back he sold it 3 yrs later.

      I know it can be done sight unseen but I am just not experienced enough. When I first walked the property I am on now, I knew just driving up the driveway that I was buying this cabin! It's that feeling you don't get to experience often! Driving to a property, I already purchased (and never seen) for the first time would be nerve racking to me!       I was going to come to Alaska in April and help Brian to put his WOODMIZER together. I guess they have had a producer approach them and want to help. So I’m not sure when I’ll go see them now. Hopefully sometime this summer. 👍

    Your so correct.
    It's very expensive to live in Alaska.. Depending on where you are in Alaska you'll be paying double, triple or higher for fuel, home needs, milk, eggs, etc.
    No more homesteading. That ended in 1986 I believe.
    My Cousin just packed up from Texas to Alaska in the late 70's & got his spot but had to get a degree & a great paying job so he could stay.
    It's not a place for your average middle income family or couple such as my Wife & I.
    I hear Pueblo Co is the cheapest place to retire or live now days & it's beautiful.
    However, buying now is the wrong move because of the Fed raising interest rates, cost of living, etc.

      I have been through Pueblo Colorado (my old home state before Alaska) and it is a nice place BUT it's not perfect. I believe it has the highest crime rate in Colorado but I haven't looked at that for a few years. When I drove through it to go camping and fishing, it was a nice place to stop! Yeah the homesteading act ended in the mid 80's and to be honest I am glad it did. The beauty of Alaska is there is not a lot of people here. As for expensive, absolutely. For me, Colorado was expensive already so I notice the prices being about what I had always paid (groceries) but I also have to factor in the gas it takes me to get to the grocery store! For me, where I live, there are no property taxes, building codes or HOA's so my expenses are somewhat low. It's definitely not normal Alaska living especially if you live in the big cities. But I also don't have all of the conveniences of cities so that could be why living in Alaska is not so expensive for me. 😉🧡

I would also add that if the listing says "Great Moose habitat" that is a good sign that most of the property is wetlands LOL.....My area here on the Kenai peninsula has lots of great land, but also lots of wetlands ;) err....moose habitat I mean ;)

    I'm interested in Alaska myself. Even though you just mentioned in the video. Anyone looking for land should travel after viewing the photos on what you mention and see if that lot is for them. Boots on the ground get's you very far with no mistakes. I'm looking for land that I can use as residential and be off grid. So with that said. What zone do I need to look into that will let me do this. Am looking to be close to Wasila and Anchorage, AK.

      Pretty much all of Alaska can be off grid. Even the cities maybe. I would stay away from Anchorage, Fairbanks and Juneau. If you stayed in the Matsu Valley there are SO many places that are off grid. Same with the Kenai Peninsula. Wasilla or Willow are very nice places. Growing though. Out of the 4100 listing I currently see in Alaska, 2600 of them are in the Matsu Valley or Kenai Peninsula. 600 of those are in Anchorage. Just please don't buy anything sight unseen! Thank you so much! 🧡🤗💚

      @@shadowcross7248 If you buy raw land it will all be about clearing a driveway and a pad for building. Then it's all about the priorities you have. I have seen some people live in a wall tent for a couple years so they could build the solar and dig the well first. Other than that, don't sell everything to buy again up here! Alaska is more expensive and the selection is smaller. Bring as much as you can with you!

I did live in the Northwest Arctic for a three years (Kotzebue area). I started this channel, and put a couple videos on it, prior to my time in the Arctic. That said, during my time in the Arctic is when I started posting videos regularly. I just felt like I needed to share some of the awesome experiences I had on a daily basis. The Arctic is magical. Anyway, I sincerely appreciate the shoutout.

    Eh, I've lived here forever. Had a place in Whittier. Had motorhomes, went back in the ranges w/4 wheelers, worked the Slope, etc. .
    Just a word of warning. I met a guy this summer, who was from Maryland. He'd come up a couple times in the summer and "fell in love with Alaska".
    But, it wasn't true love. I saw him in January, looked a little haggard.
    "Is it always this cold". "Does it ever stop snowing".
    And my favorite; "How deep do you let the snow get on the roof before you shovel it".
    Priceless.

      Maryland gets some snow but not nearly as much as Alaska. Where I came from (Colorado) the snow fall isn't quite as much as Alaska but it prepared me enough! But those questions really are the first signs of the end! :-) I guess if you only visit during the spring/summer, Alaska is very nice and beautiful! Easy to fall in love with. But you have to fall in love with the cold and snow or just remain a tourist! Alaska's four seasons are Winter, June, July and August! It snows a lot here! :-)

      That would be a hard thing to nail down. Property in Alaska (from my experience) as far as price, has no rhyme or reason. Close to town or remote really has no bearing on price. When I set my price range for Alaska, Zillow showed me properties right in the middle of town all the way out to the middle of nowhere. Sometimes land with no cabin cost more than a big property with one. I looked at 360 acres (no cabin) right next to Fairbanks that cost less than my 5 acres with a cabin. My rules were (within my price range), no neighbors, no HOA, no taxes and at least 5 acres. I found the needle in the haystack! Thank you so much Mohammad!

    People who have never lived up there might find it hard to conceive how much land is a seasonal wetland. Even using topography it is hard to interpret how the hydrology of permafrost and muskeg works. This leads to other issues like mosquitos and no-seemums that are worse near wetlands. It affects your land usage, as well. The water quality is important because previous land usage can contaminate water. One of the bombing ranges that I worked on for 2 summers had a contaminated well because of a fuel tank that leaked. Years later, even with multiple filtration systems, we had water that if you let a glass sit for a few hours a petroleum sheen would become visible. Kool-aid mix was our friend at Blair Lake.

      Kool aid mix! 🤣I haven’t had kool aid for decades! How was that petroleum grape mix? Muskeg was my biggest concern when looking at property. Even the 350 acres I was looking at was 60% muskeg! And most of Alaska is muskeg or wet. Some of the property you could just see the veins in the landscape where the runoff would run every year! I visited my property for the first time in June. No mosquitoes. But I could have missed mosquito season. This year will be the true test!

      @@AloneinRemoteAlaska I worked as the head of security for an auto auction with that much property and it was hard to manage, even with a 24/7 security team. I worked a summer on a horse farm with 200 acres and it was a work out .

    Another thing I see not mentioned in a lot of these videos is to get knowledge of the First Nations/ native communities and politics/ land issues in the area you are looking at. Also just the community feel in general. I know some areas are predominantly First Nations and not welcoming/safe to non native cabin buyers. I have a good friend who moved to property in northern Canada, her and her husband bought 500 ac and were planning to build a home…. But within the first few weeks it became apparent they were not welcome and after several scary confrontations choose to leave. It turns out the land had belonged to a native family (before the sale) and my friends were not welcome.

      Hello Tara! Starting at timestamp 21:12 is where I glossed over that subject very quickly by saying talk to the locals. My research did include checking heavily with all of the First Nation websites as well. The Native Alaskans was not a subject I wanted to mention quickly as a side note as I have too much respect for them. I had planned to make a follow up video to this video to talk about the Native Alaskans/First Nation tribes but wanted to do it in a respectful way. I had attempted to create the video but did not like it. I want to consult with Native Alaskans first to get their point of view so I could do the video justice. I think so many people just see Alaska for adventure and fun and maybe don't realize the impact that First Nations have in Alaska. Maybe more so here than any other state. Just please know, my level of respect for Native Alaskans is much higher than most and not having talked about them more in this video was more out of respect than forgetting.

    What i have found is the best properties are the one were people have lived on them for a long time not raw land. the best land was brought up a long time ago and the scrapes where what is left so if you have to rebuild an old home or tare it down you will be better of. don't let ugly buildings and trash scare you away stop look around see what you can see and what the property would look like with it gone and what it can be.

    I am learning to use the Alaska Mapper GIS website to cross reference a lot of the properties that I am interested in. The real estate ads are often very frustrating with the lack of information and photos.

      I used the listings on Zillow mostly for price and tax info. I used the maps to find out just about everything else though. I have zoomed into so many properties in Alaska I felt like a Homeland security spy analyst 🤣

      Never give up it took me 4 years to finally just step out in faith, it was scary as I changed my career put my stuff in storage and became a trucker, lived in my semi for a year saving every dime to pay off my land, then I got my home put on and stayed out 90 days went home 5 , if I had broke my kids ( grown kids) off my wallet my place would have been paid off in 5 years but it took me 16 years to pay off home, 2 car garage, 16x28 work shed, 10x28 leanto which I use as a barn and where I raise meat chics once a year, chicken coup and secure run to keep out mountain lion, Bob cat, possum, skunks( yes they kill and eat chickens)coyote, wild hog. My 100 ft x 100 ft garden and the auto irrigation. But I plugged along doing 1 big job a year till I got my place done like I wanted it and paid it all off. You can do it also 😊

    I'm snowed in . I'm in construction. Yes I want to be away from the population. Do you do any weekend retreats for the weekend? Friday to sun or Monday. Me and my son would book a EDUCATIONAL RESERVATION to visit the old times .yes we understand that we have to make are own food and fetch are own firewood and that's the fun of it . Showing my 8 year old how to survive and do things on his own like a man . Thank you for your videos. Ps . How much property does 2 people need to have?

      Hi Julia, I prefer to not disclose what I paid for my property. I can tell you that it was fairly priced for the condition of the cabin, and the amount of land that I have, 5 acres, and its location. There are properties in this area and throughout Alaska that are priced well below the current market, and some that are so far above what is reasonable that it pays to search on a site that can provide you with comparisons, like Zillow.

    In a past life, I was a licensed real estate salesman in California and all the advice you give is spot on. I didn't realize there were no building codes in remote parts of Alaska. That's huge when buying existing structures on remote land. My advice would be to take someone knowledgeable in basic building methods to assess the quality and safety of the structures, if any are included. I was also a licensed building contractor for a couple years. Cabinet and millwork.

      Even in the Mat Su borough we don’t need building inspectors. I know Anchorage and Valdez require it. To get state land you have to be a resident and it is a sealed bid. I’ve acquired 3 properties this way.

      @@stevet8121 It is something to see all these people coming up here. Is it that bad elsewhere? I haven’t been outside or on an airplane since 2014. I used to fly all over the state all the time and for a few years to the lower 48 east coast every other month.
      If you use a bank you might need inspections. I know I paid to have a block foundation and the guys wanted to know when the bank was going to inspect it before filling the blocks. I grabbed a ladder and went and checked all rebar etc and said the bank oks the job. It cost $24,000 for a 28x28 with concrete floor in 2015.

      @@Chris_at_Home That's a great inspection. It made me laugh. $24,000 will barely pay for the building permit in CA now days. I think the political climate is the worse though. It seems everyone is angry all the time. It feels like the pot could boil over at any time.

      Exactly right! Bring a building contractor, someone with safety and quality background, a structural engineer! Um, I didn’t do that! 😇I kicked the bottom log of the cabin, like you guys do when you buy a car, and I figured it was good. You worked real estate in California? Um, thank you for your service? LOL But no building codes is why I have a roof like I do! It can be a bad thing. I know that most Alaskans don’t want people moving here though. I think my videos don’t cause more people to come to Alaska. Hopefully more that they always wanted to (and would have anyway) and maybe my videos help them in some small way. But cabinet and millwork would keep you happily employed in Alaska! Just FYI 😁

Yes said neighbor bought a house on a remote island in southeast Alaska, (sight unseen) he saw obsolete photographs and made an assumption that he would "live off the land" and that his neighbors would help him. Well he was delusional about the amount of help, Yes he got help, but people struggling to live aren't going to carry someone who won't help himself enough. Some people from the outside don't do their due diligence and when it is hard, blame everyone else. The good news is said individual left the island, got seduced into a religious cult, got married and is living doing missionary work for said cult in an equatorial country, with his new life. (and leeches, snakes, poisonous snails, etc.

      @@drock4912 Winter is fast approaching and that could make the move a bit hectic! I'd wait for spring/summer. Before I bought my cabin, I was considering just moving to Anchorage/Fairbanks just to BE in Alaska and use that as a starting point. HINT: Once you buy property/cabin you will be amazed at how quickly you end up just making it happen!

      You live in Alaska! Well you are off to a great start! The set up or startup can be a bit costly but the goal is to grow or raise as much food as you can. Get solar and a well and your pretty much set! But yes it can be expensive! 😉🧡

    I found my house to on Zillow I found a realtor but I was the one who found the house and Zillow worked for me.

      I only used Zillow to locate my cabin and I am very glad I did! But flying to Alaska to walk the property and cabin sealed the deal for me. Made an offer within 30 minutes! :-)

      Keep searching on Zillow and move the slider from "Agent listings" to "other listings". Those are the for sale by owner. You can also find land on Alaska List and Craigslist. And believe it or not, some people just put up for sale signs. Especially during tourist season! I hope you find something! :-)

      I know that many of my fellow Alaskans would prefer I was not giving advice on how to move to Alaska. Even I still am considered a “newbie” and I get it. Alaska is beautiful but unforgiving. The logistics to just move up here is nothing like moving in the lower 48. I think my videos may be more of a deterrent to some just because of how difficult it is. Even some die hard Alaskan wannabe’s have come here and left after the first winter. It’s more the ongoing saying here that until you have been here at least 3-6 winters you are not serious. Maybe for some people I am helping them on the journey to come up here anyway and to others I hope they just are entertained by the video 😁 So when do you plan on moving up to Alaska? 😁

      Yup drove right through on my way to Bellingham where I caught the ferry! Was far too excited to stop and enjoy Mt Vernon but that entire part of the drive was incredibly beautiful! You're not kidding though! You are very close to Canada! :-)
