    Why everyone are so obssesed to stairecase shared ownership? Just keep your 25%, don't buy more, do your savings and when you're ready to move on, just sell your percentage leave the scheme and buy your house somewhere else 🤷‍♂️

    This is why you are the best channel out there, you’ve shown both sides. Even though I’m against shared ownership, it’s nice to see some people have been able to benefit, I still firmly believe the power is not in the home owners hands.

      Not a positive story fir me. £800 extra is basically another mortgage for the redst of your life. And she couldnt sell it on as no one would buy with an
      ever increasing service charge like that.

      Her experience it's hard to be added to a balance overview of shared ownership becouse she was extremely lucky that fisrt she got the flat for 165k she actually should pay 180k and then 2012 the price of the property didn't increase much

      Make sure you do as much research as you can, ask your solicitor and housing association questions when you’re unsure of anything, and get everything in writing - very important! All the best with your purchase!

      So true , thank you sooo much. I love your videos on shared ownership and have watched them all lol . Yep ,definitely did due diligence with the shared ownership, as I asked the previous owners for a record of 5years of rent and service charge so that I could get a forecast to see if the they rose abruptly in the previous years. (Even made an excel graph and everything haha) .
      Like lovely Caroline, I am doing a resale coincidently too!
      Overall, I do think it’s a good scheme if you know what you’re doing, don’t have a lot of money and go into with your eyes open- basically me!
      Shared ownership gets a bad rep and it’s understandable. But, as with everything , you will find horror stories in every aspect of life and there is a risk with everything but it’s important to make calculated risk , and live your best life.

    I'm SOOO glad I watched this because there is so much negative noise about shared ownership but having watched this I am certain that I have made the right decision for my situation.
    I am lucky that I am buying outside London with a London Salary and in the last few months I have managed to increase my income by about 30% and I am planning on maximizing on my earnings. I will also be losing a substantial expense in nursery fees when my daughter gets into school and am planning on overpaying my mortgage to gain more equity on my flat.
    Pretty much the 3 pieces of advice she has given are what I was planning, I would be happy to keep you up to date with how things are going for me. Its unlikely that i will be able to staircase up to 100% but certainly I will try :-)

      Generally, I think you are more likely to hear when people are unhappy with something, than when they are satisfied with it. However, the fact that so many people are dissatisfied with the scheme, tells me that you need to be careful with it

    Thank you this was very insightful and helped me a lot on my own shared ownership journey, I’m in London but will definitely be buying up north of England, my plan is to use shared ownership as a starter home then sell up to buy the house I really want. I doubt I would staircase unless I really love the house & I can see myself maybe retire there but I want to have the opportunity of seeing other houses and whilst I’m living there to see other opportunities.

    I think the salary from 30k to 45k is a big help, thus it works for her. Not everyone can do that or goal almost impossible to reach.

    Hi, I'm a shared ownership holder and thinking about staircasing to 100% or selling. I wanted to ask a few questions that you may know or picked up from caroline.
    1. If I staircase to 100%, own the property and rent it out, am i right in thinking that I still pay service charges each month, that can obviolsy go up annually, as there is no cap on it. And I still have to pay for any major works that need to be done to the building?
    2. If the above is right, what advantages, if any, is there for me to staircase to 100% because it would be hard to me to sell on if I want to at some point?
    3. If I staircase to 100% to keep living there or rent it out, if people in the building move out and I'm the only leaseholder when major works happen, will be responsible for the entire charge. For example, they do £100,000 worth of upgrades and I'm the only leaseholder in the block - do I have to pay the £100,000 by myself?

    Great video as always👌🏽. It would be great to hear your thoughts and/or have an interview with someone who simply used 25% shared ownership as a stepping stone to get on the property ladder, without any intention on increasing ownership. I think you had a previous video about this but was based on much higher ownership percentage. I wonder if it is worthwhile or not worth the hassle.

      I am planning to do it probably… with 50% share. The reasoning is the rent is always 2,75% of market value. Yes, the market value of the rest of the share increases so the absolute rent will increase, but it will be still 2,75%. Now, if I had cash to buy out the remaining share - would I invest it in the stock market with 8% yield or into my remaining share which will yield 2,75% plus yearly appreciation of that share about 2-3% (8% is the average yield on stocks for the last decade but! Past Performance Is Not Indicative Of Future Results)

    I am so happy you are here on youtube, sometimes the process of getting into homeownership feels like a big secret. find out when you get here. I knew there was something fishy about it, with regards to how one sells half a flat and maintaining the flat and free holds. too good to be all true.

    She was luck that her salary increased by £15k and due to the recession the property value didn’t increase. If the recession didn’t take place and at the rate property prices were increasing, she would have never been able to staircase even with her salary increase - She probably would have been priced out. Well done to her though 👏🏾

    We are currently renting a house from a Housing Association under the 'rent-to-buy' scheme. After three years, we have the obligation to purchase a percentage of the property, with a minimum share of 30%.
    Any suggestions on this process?
    Would you recommend a broker or solicitor in this process?

    Subletting a room is a big risk, if the Housing Association finds out you can lose the entire property. Glad it worked out for her though.

      Yes, I wouldn’t suggest doing it without getting the required permission and think I make that clear in the video. I think in her defence, she did seek permission but didn’t receive a response…

    wow, so what am learning is if you are going to get shared ownership, buy a smaller percentage, find an older property with a two bed, outside of London, keep a close eye on the freehold and have a lawyer to guide you. NO NEW BUILDS.

      From experience Yes
      Buy an Older Property eg Victorian Conversion or a house as service charges are typically lower if a flat buy a smaller development sandwiched in between row of houses the more scarcity the better for demand and capital appreciation.
      Get your solicitor or conveyancer to fine comb the lease agreement, terms and conditions of your rights etc.
      Also Do a hard due diligence or research on the Freeholder, or Housing association.

      @@SelfInvested because i imagine most shared ownership sales are to single individuals who's life can change to getting married and having a baby and needing to move out of the property to a new home and it seems to sell shared ownership where you own 25% is easier than trying to sell when you own 75% because the price of the flat never matches the true value of the flat. e.g. what happened to the other woman you interviewed who bought a property in CHIGWELL with a 2-bed new build and owned 75%, not one could buy the flat at the price it was valued.

      Yes, it should be but it depends on a number of things, including your salary and how quickly you staircase

Logically it sounded okay to me to get a shared ownership property if it's cheap enough at full value. But I just wanted a sanity check to make sure I'm not being stupid

      Yes, with flats you staircase to 100% ownership of the leasehold, but you still do not own the land or building

    Ironically I can't buy to 100% because I don't have enough cash to make up the difference even though I would be paying 200 less if I owned 100%

      You see a similar thing with renters, who have a 10% deposit, but can’t borrow enough to buy, even though the repayments would be lower than the rent they pay. It does seem unfair…

      Hey Joshua! Possibly. I remember thinking at the time things didn’t quite add up, but I don’t think she was hiding anything. It’s probably that she couldn’t fully remember. From what she said she was able to save a lot bcoz she had a lodger and was able to afford a bigger mortgage bcoz she got a better paying job.

    As great a story as this is unfortunately it is an extremely small percentage of people who have been able to staircases and make shared ownership work for them. I think it was in fact mentioned in one of your videos it is less than 2% which is relatively very low number. As far as I am concerned it is the worst scam of housing association and as someone who has fallen into this trap I would genuinely advice against it. Caroline had a lot of things work out bin her favour such as property price remaining the same and also an increase in salary which is greatly helpful and very rare for people who are on low income. This scheme is only good for the housing association and the freeholders as they make a lot of money from basically tying people to a long lease without putting any money or effort in for the money received. Please please avoid shared ownership it does not help you get on the housing ladder and will lock you into a worthless home which you are fully responsible for but not fully own Especially now with the cladding scandal.

      I agree that shared owners being able to staircase to 100% is rare, and Caroline did have a lot of things go in her favour. I think everyone has to make their own decisions based on their personal situation, but I also agree the scheme is unfair, and is a gravy train for housing associations.
