You wouldn't want to change a farm lot to residential. Farm lot have lowest tax rates!
Filipinos that are not dual citizens are limited to a total of 1,000 square meters land ownership.
But dont you have to change the land your house sits in to residential land since it will not be used for crops?

Here in lipa the conversion fee is 70 pesos per sqm plus all the additional side costs
