    I recently showed a home is a subdivided master planned community where the property line was off by more than 5 feet and on a lot of about 10,000 square feet.

    Great points, Samantha. It is fairly uncommon for people to do land surveys for residential properties in my market, unless they have questions about something. I always offer it as an option when writing a contract, but I think I’ll spend a bit more time talking about it in the future.

      That's what makes all our channels so important, the Real Estate process is so different in every state and country. I had no idea that getting a survey was not the norm in other places!

    These are helpful even in situations where you think things are fine. Subdivisions don't have it all figured out. My neighbor caught that the fence guy put our fence in 1 foot over the property line. It got redone, but that would have cost our neighbor A LOT of land.

      oh wow! Good thing it was caught early an fixed. I definitely would have been a nightmare later on.

      Yes, you are absolutely correct! You need to have all the correct boundaries to know exactly how to place the new construction home in the lot, according to town set-backs.

      You can get a survey on vacant land as well and I certainly recommend it so you are clear on exactly what your parcel you are purchasing. Do you have a specific question regarding land surveys?

    HOW MUCH OF A SURVEY IS REQUIRED TO CORRECT THE AREA LISTED FOR TAXES, WHEN ALL DIMENTIONS AND HEADINGS ARE ON THE DEED?

      I am not sure I understand your question but in my experience, survey's are an all or nothing thing. It's a document that shows all the boundaries for the property and any structures on it. I've never come across a partial survey before. As far as disputing your taxes, I suggest calling your local tax assessors office and asking them what documents are needed for the appeal process and what the deadline for it is. Good Luck!

    Does a survivor need to see or have a copy of the deed’s?

      Recorded Deeds are public record so if you can check with your city/town to get a copy. Some have them searchable online and others you have to go to the municipal building in person.
