One farmer on farm4profit podcast had 9 tractors, last years maintenance bill was 290k. Fertiliser costs have doubled, gas prices have doubled. Russia is still huge in grain markets, Brazil is massive, the USA no longer has the dominance it used too. I would love to see analysis of so called superior returns. I can show you the bones of people who went into farming without understanding the risks and the complex systems. Iowa farmland has been selling as high as 30k an acre, 2.195 million for 73 acres. Low interest rates have pushed farm prices to records and returns have stayed the same. If you can get %5 in a bank deposit you will be way ahead of any farmer I know.

This presentation suggests that farm land value is based on scarcity rather than productivity or cash flow. This REIT seems like it is in the business of flipping farm land based on capital improvements, added value, and scarcity. But It doesn't really sound like a practical asset class for individual investors. They say you can make a small fortune in wine grapes, just as long as you start with a large one. 😉 Corporate agriculture has forgotten that they're not growing money, they're growing food. Crop diversification and rotation is the only process that makes sense.
Amen . Agree 100 percent. In Iowa farmland is going for 12,000 @ the low end for high quality soil. In my calculations , if a person needs to get a bank loan for 80 percent @ 6 to 8 percent interest rates And current commodity prices . It would very likely never pay itself off without appreciating land values.
A company like Fundrise needs to step in and create a crowdfunding option so the middle class can invest in farmland. $100K minimum is out of reach for most people.
Regarding farmland I have been interested in seed-drills and no till, which tend to better hold the soil down, and other soil preservation techniques, perhaps a catchment or something to prevent soil from running off and regenerating ground covers, composting etc.
If you want to screw up go into farmland thinking farmers are all idiots and don't know how to value land. Farmers have a strong emotional attachment to land and always pay to much, returns are low hence low debt levels, Farmland simply put, cannot service large debts. Land is crazy expensive based on returns and these investment vehicles add layers of complexity and cost. Then add weather and commodity prices.

I live in the south where cotton grows particulaly well. I am slowly buying up farm land in my area and plan to break it into smaller plots to be farmed by my "partners" on a percentage basis. My "partners" won't be callled share croppers though since the term has bad connotations. I'm thinking of calling them "shared agricultural associates".
I am fully supportive of well managed good organic farming practices. Unfortunately, some of the most abused acres that l have seen, with next to no production, has been "organic" land.
As an organic farmer for 15 years, I find the number of (faulty) assumptions in this video a bit to high for my taste. In my head I just see the 30 different farmers driving 30 miles with their equipment to farm different small plots. Economies of scale is becoming pale.
Let's screw up farm real estate costs too. Geez.. making real estate an investment vehicle is the root cause of house inflation. Exploiting a scarce limited resource ultimately driving up food costs.
Big investment firms are destroying home ownership in America. Once they figure it out, they will be hoarding farmland and driving up the costs of food. The damage that institutional investment has done to global stability over the last 15 years really makes me question whether speculation is systemically good for society.
