I have a couple of follow-up questions so hopefully someone on your team is still reading the comments on this video. 1) What happens if you're doing a delayed 1031 and you don't end out spending all of the money being held by the QI within the 180 day window? 2) What happens if you're currently in that 45 or 135 day window from a sale and you sell another property that you want to do a delayed 1031 on as well. Does it reset those windows or is each sale its own 1031 event? 3) Does getting the sequence of events out of order hose the delayed 1031? For example, you happen to have a buy and a sell working at the same time and you complete the buying process of the new property before you finish selling the current property. 4) What happens if you're doing a delayed 1031 and the property you sell winds up in the current tax year and the one you buy ends out in the next tax year?

That was good stuff. I vave 2 rentals 1 rental I put in 40k of repairs, the other rental I put in 10k of repairs. Total 50 k of repairs. I paid 40 k for property 1. 112k fir property 2 . If I sell both for 600k total . That's 448k profit. Can I minus the 50 k in repairs for total a gain of 398k?

I recently sold a rental property and the money is with an intermediary. My 45 days ends in 7 days! I haven't been able to find a property that I'd like to buy yet. I'm considering just throwing in the towel and paying the tax. The gain is about $330k and I estimate my tax bill will be over $60k including losing child tax credits and other phase outs.. Any idea's to reduce this last minute? Sale price was $400k. Was looking for a $1 -$1.5 million property with some good cash flow and financing the difference. Not much luck so far.. I've been warned by others and you just confirmed, Don't get rushed...
