Sealing Soffit Openings in Gable to Restore Proper Attic Ventilation

This is one of those things that is more common than you would think, but is rarely addressed. It generally happens on an older building that has gable vents and is re-roofed. When they re-roof, soffit/ridge vents are added without sealing up the old gable vent - thinking it will add to the ventilation. This was VERY common in the 70's and 80's as older houses were retrofitted with insulation and ventilation to help improve their efficiency. At the same time vapor barriers were put in everywhere incorrectly causing mold problems. That problem continues to this day!

This is one of the final little details above the ceiling height that needed to be taken care of before the ceiling can go in. It was a relatively simple task, but a real pain in the butt to do because of the constant ladder work. Glad it's done! Five more things on the punch list before the ceiling goes in! 😊

I'm hoping next week, but if not next week it will be the week after that! I have three things left on the punch list, but two of them are fairly large - the joists and the partition wall. We have nice weather for at least the next 10 days, so stay tuned!

I've fixed this problem myself on several houses! One had an old fashioned round-top vent in the gable and they put in ridge vents to 'solve' their overheating attic problem. All it did was create a hot mess - literally! I agree 100%, either you have gable vents or soffit/ridge vents, not both! More is definitely not better in this case.

They did almost everything wrong back in the 70's during the rush to insulate and make homes more energy efficient. Lots of damage was done...

How do you keep the water line running against the roof from freezing ?

This is a zoned system. The water lines to the two spigots are drained before the freeze up, while the water lines in the interior of the building remain in use. All of the lines can be drained if needed as the entire system is fed by a freeze-proof hydrant.
