    Glad to hear you are aware of the "prices for foreigners" issue. Many sellers are just trying their luck and ask exhorbitant prices.
    Typically in Portugal, when a seller puts a house on the market, they get a valuation from an agency, or expert valuer (or friend of friend... who knows nothing) and then they increase that price by 20% or 30% at least, to see what happens... If there is no interest for a few months, they reduce the price a bit... keeping a margin to be able to negotiate with a potential buyer. If there's still no interest, they may reduce it further. Sometimes properties linger on the market for YEARS, specially if they have several owners, the case of inheritances, with everyone thinking they are going to get a lot of money from the sale.
    All this has been turned upside down with the current international interest in buying in Portugal. Sellers are just trying to make a quick kill. I've seen videos of rural properties that were sold by an inflated price 10 times their real value. Nobody in Portugal would pay such silly prices and some foreign buyers are going to have a schock when they finally realise their properties are only worth a fraction of what they've paid and they won't be able to get their money back (ever...) if they want to sell.
    But hey... they've made some money with their YoutTube videos... LOL
    My advice to anyone serious about buying: go for a property that needs work done, or even a ruin. You'll get a better & more realistic price, less competition, and you'll be able to renovate it YOUR OWN WAY and add all those important things like good insulation, heating, solar power, etc. The price for renovating a total ruin is currently around 500 Euros per sq meter. To do this, start by talking to the locals and ask who they'd recommend as a good builder. Go talk to those recommended builders and ask their opinion on renovating & prices. When you find your perfect ruin, take your builder(s) to visit it with you and advise you on value, renovation costs, & pitfalls. Builders are a very reliable source of excellent advice, but don't pester them, or waste their time. Offer to pay them a small fee for their time & knowledge, anything around 50 - 100 Euros per visit of property. But ask nicely if they could give you some advice. If you strike up a good relationship, the builder will charge you nothing for advice, and very likely will go out of their way to help.
    Never pay the asking price. Do your homework. Do it again... Negotiate. And never invest more than what the property is worth.
    Buyers be aware!

      I don't think move-in to a country with a shortage of water is safe .

    The exorbitant price increases in rent seems to be happening all over. I'm in the US currently and so many have lost their properties due to 30-100% increases since COVID. Horrible. Good luck to you guys.

    As a Portuguese, I apologize for my co-citizens who drive, park and overtake like crazy lunatics! I don't know what the issues are, but they must think the A1 is our version of the F1 race at Silverstone! One thing I learned 42 years after leaving 🇵🇹 (as a kid, so I had never driven here) is that on major freeways, one must always keep to the right. The middle and fast lanes are only for overtaking, so if you don't move they will tail gate you, flash lights, gesticulate, horn you and God knows what else. This doesn't happen to all, but no wonder we are always overtaking and moving from lane to lane. In the USA, you go fast on the fast lane but you do not have to yield. What really gets me, is the bat out of hell doing 80 km hr (in a 50km area) impatiently tail gating, then overtaking me on a single lane road to just about 50 meters down be stuck behind the tail of a slower semi, or farm vehicle @ 30km ! It's a feeling of galvanized irritation mixed with wicked glee for this utter stupidity. We Portuguese are a strange tribe. Nice and nutty at the same time, enormously patient and kind, but also impatient, arrogant, quick tempered and nasty if pushed, wildly irresponsible behind the wheel of a car, these and many other strange.... actions and contradictions😂. I guess it makes us rather... unique and strange birds!? Like the queing up, like nice little soldiers, at the bus stops, and if anyone cuts in front, OMG bedlam, however, no one really cares if they do not do so at a train, and especially a subway stop😐. We often make no sense, I admit. 😂🙄 So one has to have patience to ♥️🇵🇹 and the Portuguese! 🙏

      I think that far more important than following the advice of UA-camrs, is seeking & listening to the advice of locals. Many properties are being rented or sold for inflated prices, several times their real value. Some buyers will never be able to get their money back, if they needed to sell. Agents will not tell you this because they want to get their commission, a percentage of the sale, the higher the price the better...
      By the way, there is good advice on UA-cam such as this video, but overall it's very poor advice...

    Thanks for sharing. I've also been looking online for properties over the past and would love to see a video about your search experience thus far. I visited the silver coast region last December to look in person but have now semi decided that the Algarves is a better choice for me. I had assumed that the silver coast was a lot less expensive than the Algarves but there are actually some good deals to be found down there.

    Thank you for your helpful videos. My husband and I intent to retire in Portugal in two years. We are visiting for the first time July 13 (VERY excited!). I'm partial to the Algarve region. He wants to be closer to Lisbon for the cultural events. We will rent for 6-12 months first to decide where we would like to buy.
    My concern: recently, I've heard that there is mass gentrification in Portugal, which is driving up all prices, especially property. I've heard that the Portuguese people are very kind and accepting, and I don't want to be "that expat" who ruins everything, making people wish I'd "go back home". To be clear, I want to integrate into the culture as much as possible: learn the language, respect the customs, do my part to be a good citizen. Do you think this is still possible in Portugal? It seems like there has been so much publicity about the great climate, people, prices, etc. I do not want to contribute to the gentrification. I feel like the local Portuguese should be able to buy property, use the health care system, and generally enjoy their own country. Is there still a place for expats to enjoy as well, without causing harm to the people and culture? I hope so!

      It's my understanding that you live relatively close to Lisbon. would it be possible to ask you roughly how far and whereabouts? We are on the lookout for an area with a good private Portuguese private school for our 6-year-old son where property rents are not artificially bumped up due to foreign demand. @@HyggeJourney

      I think it’s very much down to preference.
      Each area has its up and down depending on what’s important to you.
      Some of the areas are very quiet.. and possible nearly impossible to have a social life if you don’t speak Portuguese.
      So you can say the entrance is harder than Lisbon where many speaks English.
      You can look at: Mafra, Ericeira, Lourinha, Bombarral. All less than an hour from the airport.

    Cars below 2007 are overpriced due to the year taxes (are very cheap). So, the market followed this tendency...
    Regarding the house isolation, we need to look out for the document that states the house energy efficiency. Even if we get a B or C, probably the gas account will be high during the winter months but after that, with the summer the year price will be balanced (cheaper then other European countries).
    To be honest, I lived in a country during 6 years where sunny days were very rare.
    I prefer 🌞.

      Yes energy certification is a good indicator but isolation is not a thing as it is in the cold countries where I am from 🥶
      So suddenly if it’s only 5 degrees outside in a 15 yr old apartment our gas central heater can’t heat the place over 20 degrees. That’s why we made the point :)

    Also because there are times of the year when the thermal variation occurs throughout the day, especially during mid-autumn and mid-spring, on those excellent sunny days; temperatures can range from minimum between 7 to 12 degrees and 18 to 25 degrees for example. And this characteristic is no longer specific to microclimates, it is more generalized, especially between Lisbon and the south of the country. On these days it is quite common to start the day fully dressed, at the height of the heat take a dip on the beach and sunbathe for a couple of hours and then wear a T-shirt until sunset and right after it happens. .. the temperature drops quickly and in 5 minutes it gets cold, which immediately forces you to put on a sweater and a coat for example .)

    Portugal has many micro climates. From the description of your location, I get the idea that you are living in the Municipality of Mafra; which is an area that has microclimate characteristics. For example, it is very common to have a sunny and hot day in Lisbon, for example, 30 degrees and in the Mafra area it is around 20 to 21 degrees, cloudy weather or even drizzling. Another example is here in the Serra de Sintra area; To the south of the mountain, in "Praia do Guincho" it is sunny and warm and to the north of the Sintra mountain range, in "Praia das Maças" it is overcast and much cooler and probably on top of the mountain, it is raining :))))

    Re: property ask Destino Portugal about their misadventure with buying property that wasn't actually theirs at the end of the purchase. Also check out Quinta de Fonte Pipa about builder issues! (They are in central PT...different pricing than Lisbon. But they can give wisdom about their experiences..) BTW: rental pricing is outrageous in US too.

    Thanks for sharing this video. I think the ones who will get the maximum benefit from living another country are your kids. They will be fascinating adults with a rich cultural heritage

    Hi, yes very true house prices and rent prices are or have been rapidly increasing to a point that we Portuguese that are not owners we coment how can it be, who are buying this houses who can afford this, I mean I am Portugueses IT guy I am 50 and now I could not have the money to buy any house on my area...its crazy but somehow Portugal a very small country not overpopulated is receiving people to come living here from all around the world, I mean if I rememeber like 10 years ago it was nothing compared to now, they are chinise, americans, british , french, even spanish, australians, its ucranians even russians , italians its back 10/15 years we had african old colonies that we can see, and the british were the ones that were here at least on the summer and then the other nations were some from scandinavians coutries that seek to escape the cold , but now its just a stream of people and even very rich people its not just people escaping other expensive countries, its the super rich to, and I see why this country is like paradise is you have some money, but the problem is concentration , I mean its getting very very concetrated and thus the rise of prices, AND when money flows so much you atract the speculators that smell the MONEY, and the low education/moral people a lot went to real state sellers taking huge comissions.
    I can give an example so you all have an ideia of what was and now is.... in the last 18 years back then I asked to the bank to purchase a new apartment just finished in a new zone in Sao domingos de rana, district of CASCAIS , that apartment was ground floor, a T2 116m2 ( means 2 rooms, 2 WC, a kitchen and a dinner room, had a garage for 1 car, and a terrace nothing big, that zone was just beguining to be constructed, this building was the 1st of the 20/30 that were building , it was the first to be complete,. it costed 125.000€....I was living there with a girl friend, after like 2 years, we had some diferences, and I was the one that found the area and wanted the place, but she put there the brother living and I got out , I just wanted to get out, and she wanted to fight about the house and i just left a bit disgusted but was better , I am not a fighting person, prefer peace....after that I buy a T1 just 50m from there in the same zone that is very good.... this T1 was better in terms of quality build slite better but after 2 years I purchased it this T1 ground floor for 120.000€ 84m2 ( 2WC , 1 room, 1 kitchen, 1 dinner room BIG, NO GARAGE), lived there 12 years, in 2009 when the world economic crises came, even if I wanted to sell it for 90.000 it would not sell probably.... but after in 2017 I needed another house because i had maried and had a girld with 3 years and she needed a room, so I first sold the house, I put 165.000€ price and it sold in 6 days ( made me think well sold it cheap cos it was so fast )....after that I went to buy , I wanted a T2 or T3 for us, then it was hard for me, the prices were super high, below 200k was extremly difficult , I was strugling , it took me 7 month to find a house that I could pay... because 200K was just high for me ( for the bank to lend me) so, I went on a journey, I was lucky I targeted small real state bussiness that have no exclusivity to the sellers so the comissions are normally just 2/3% not like 5 or 5 or more of the big real state business, and i luckilly found one add on that area like 1 km distance because I like the area, I saw the picture there was no localization , because they dont have localization they dont disclose the localization so you have to contact the real state seller to go there, but by the picture I saw a small cafe on one of the pictures and recognized, so the next day I went there and talked directly to the owner, I knew the comission would be around 10K so I said to him look if you can do me 150K for your T3 second floor with garage completly renovated I will buy it, he talked to his wife and accepted , my god I was so happy....NOW this other house that I previouly purchased the T2 that I left now is valued at 350K... basically the triple in 18 years, and my one equal to some that are on my street that I see selling in the idealista for 265K....just crazy...it means that if I put mine to sell ate 220 or 230 it would sell imediatly ...witch is crazy to think....
    WELL LONG STORY but u can see how the market is....

      Haha! I wish we were in control over the market. Not sure, we with 2,5K subs on UA-cam is controlling the inflation on the property market, at least not yet ;-)
      But we are making these videos to generally inform people to watch out, otherwise the market will go crazy and bust like 2008-9-10...

      @@HyggeJourney he meant you guys, the foreigners that have a higher salary, a higher purchasing power compared to Portuguese people.
      So the last years with foreigners buying houses here because they're cheap for all of you, the prices are being driven up because of all of those that come to Portugal with higher purchase power and buy one or more houses.
      It's getting more and more difficult for Portuguese to buy houses, the minimum wage is just 705€, after taxes it isn't even 700€, and the average salary is about 1000€, which makes it difficult to rent or buy a house, and don't have the benefits that foreigners have.
      So nowadays there are a lot of young portuguese that don't have the purchase power even to buy or rent a house, and still live with their parents in their 30's.
      So yeah, generally speaking it's because of all of "you" (foreigners) that come to Portugal and have a lot of benefits that Portuguese people don't have and that buy the "cheap houses" that aren't so cheap for portuguese.
      Of course it's not on purpose but it's the effect that all of the videos there are out there talking about how Portugal is very cheap to live and buy a house here are just making more and more people come here and drive even more the prices up, because it's cheap for you, it's safe and sunny. For tourism it's good but not if it means driving the real state prices up.
      And the Portuguese government isn't doing nothing to control this situation and helping Portuguese instead of only giving benefits to the foreigners that don't even pay taxes here.
      Hope you understand a bit of the other side of things.

    Great video...Where north of Lisbon do you live? We got so lucky to find a good landlord in a great area of Lidbon, Avenidas Novas...A year ago it was easier than today and after looking to rent or buy we decided to buy a house...Once again, lucky!!! We continue to move through Portugal by way of intuition perseverance and research! ❤Portugal

      We don't disclose our exact area due to privacy.
      But we live out side of the city in a small village with 20-30 min into Lisbon.
      There is loads to check out, some of the options already been mentioned under this video. You can check out areas like: Ericeira, Mafra, Malveira, Loures, Torres Vedras, Bombarral, Lourinha.
      But renting outside of Lisbon is quite hard - and you will need a car.

    The reason drivers overtake is because they drive with a purpose full attention on the road, not like many who think it is ok to play with mobile or whatever while behind the wheel. I enjoy this because they go when they should go no guessing what the person will do why not moving or stopping at a round-about really....

    Really in Portugal if you need a doctor just for regular check go to privat sistem, if you are really sic don’t go the private doctors, go to SNS is free and have better service, normal whem the privad hospital can’t solved send you to the public hospital sns sistem.

    The construction sector died after the crisis of 2010 and it never catch up, so we have more people coming to the country and theres no houses for them.

      Very true! Also means that many houses there is built now is of poor quality as the knowledge isn't there.
      So it's definitely something to consider before jumping on a plane moving here :)
      It will probably take some years to correct itself.

    I'm so glad to see that you are enjoying life in Portugal. It must have changed a lot since I lived there. I am seeing a mixture of experiences. I left with the impression that they don't like Black people, to put it bluntly. I guess it was just my luck. The few racist experiences I had, I wouldn't wish on anyone. Congratulations because you look happy.

      Thanks for your comment! We are definitely happy, but also remember when you move to a new country there is a 18-months honeymoon period if you speak the language - and a even longer period if you don't.
      So there can absolutely be things we haven't seen, things we haven't fully understood. But we haven't experienced or heard of any racism. I know for a fact it exists in every country - but at least for us and the people around us this has not been the case.

    You should tell this same story to the Brazilian community especially the u-tubers since they go around saying how horrible the Portuguese treat them I find it hard to believe that they go there to live most of them have ancestral roots and go around talking like that

      Thanks for commenting.
      I don't know too much about this whole Brazillian thing... I've heard about it, but not first-hand. And not seen anything.
      So I don't fully know the extent of the problem or what exactly is causing it.
      All we can do is share our experiences.
      I'm not sure where the nearest foreigner lives to us, I don't think there are other foreigners in our kids school. We have done A LOT to try to get the true Portuguese feel and treatment.
      We have only so far met very kind, very welcoming people - even though we have no connection to the country.
      When that's being said... There is always something with some countries... Even though I'm from Denmark, there are still people that can't stand Swedes. We speak the almost same language the cultural mix of the population in my upbringing living there has been roughly the same. Yet there is still always something.
      But on that front, what we have seen during 18 months in Portugal seems to be one of the most accepting countries I've spent a substantial amount of time in. :-)

      There is a lot of things to bare in mind.
      Do you need a Visa? (i.e. do you not have a EU passport).
      What type of life do you want to live here... Try to budget it all up.
      Right now the renting market is crazy, but check our other video on Renting.
      Then use all of this data and make your budget.

      Hey hydejourney i just got my passport picture taken Thursday and picked up the application at the post office so I can get them to get the process started but once I have my passport which I can not wait for btw lol I’m going to immediately get a one way plane ticket I will have money so I’m not worried about scheduling any reservations or anything I can be accommodated if I pay I’m sure

      If you right now compare London with Lisbon... Let's say you want a central flat with 2 bedrooms + car... Then if you find roughly the same quality then UK is cheaper right now.
      This might change in a few months.
      And highly depending on life style, expectation etc

      @@HyggeJourney I know you two were trying _very_ hard to be polite and diplomatic and I honor you for that. But as an American that lives in a region that saw it's real estate prices shoot through the roof and store prices rise to the point the locals have a hard time keeping up... I suspect it's people that have homes along the coasts here selling their homes for millions of dollars and then buying one in Portugal for 1/8th or 1/4 the price in a region that has a lower cost of living than where they are from - like happened where I live in Montana, USA.
      I also have to wonder how many people from the influx of Expats over the last 3-5 years bought properties solely for the purpose of renting them. They know what others in their sphere are capable of paying so they ask high prices. I know to a degree this happens naturally. But in America there is a "buy it and rent it" mentality - I suspect some of my fellow countrymen exported this as well. In other words, I wonder how much of the price gouging is the locals VS. how much is driven by ExPat's being aggressive in their quest to sustain their wealth? I honestly don't know just to be clear... but what you're describing sounds eerily familiar.
      These comments are just me wondering NOT accusing. I don't know about Europeans or people from the UK - but I do know how aggressive and short-term American investors can be. It saddens me they might be doing the same thing there they did here. I _truly_ wanted to come to Portugal because of the people and the culture. I find your video so depressing because that means by the time I might be able to afford to move there to be a part of that lovely country... I will once again be priced out. How ironic would that be, if true? I dream of leaving America to escape our consumerism only to find it transplanted in the very place I was escaping to? Sigh. 😒
      _If_ driven by greedy folks from where-ever - I can only hope that their ADHD will have them chasing the next "cheap' deal somewhere else sooner rather than later.

      There truly is hyper inflation because of the hype. So yes you are right.
      But also there is areas that isn’t really effected, so that’s why we can’t make broad generalisations on UA-cam:)

    Hi, portuguese guy here. About the overtaking, I think it's just one of those stupid cultural things that just grew over time. Honestly, I did it a lot in my youth. Everywhere I went, I had to get there fast... for o reason other than actually get there... fast. I wasn't late, there was no schedule... just get there. I think it comes because, when we are kids, we see older people do it, so we think we have to do it as well. We don't question it... we just do it. Now, in my late 30s, I don't do it anymore, but I still see lots of people doing it. It's just so stupid that I very often I see people overtake me, only to reach their destination literally 10 seconds later. It's just one of those idiotic things that somehow grew into our culture, and now it's widespread.

    This is the biggest problem with Americans and British migration to beautiful but poorer countries. To them everything is super cheap so they flock in huge numbers in turn negatively increasing prices of everything. Outpricing locals on properties, food and entertainment cause suddenly everything is priced with a dollar and pound I'm mind 👎 South Africa is currently so expensive I can't afford to buy Property there anymore because everything is so inflated because of foreigners from the US, Germany, UK that have bought up the whole of South Africa:-( Lors of other countries ard becoming unaffordable as a result. The Caribbean, etc

      Hi there,
      Yes it truly is becoming a real problem. Especially for countries like PT that are super small. Portugal has just 25% of the population of lets say California.
      This means that it's not just inflation, but rather hyper inflation.
      We saw something similar, especially in Spain in 2007-2008 before the massive crash there.
      This also means, that you constantly have to put to rational brain on and conclude, if it would cost €300K to build a house like this in material and labour - there is just no way it can be sold for €900K.
      It's definitely worth baring in mind before walking into a new country.

I came across your video yesterday but have been watching lots of similar videos because am also looking for a cheap renovation project not an isolated ruin but unlike Italy, i hardly see anything I would say is a bargain in Portugal without the Euro, Pound or dollar on my side. Currently live in Poland, renting. Whhen Agrents are involved: prices just seem extra high in Poland:-(

      We found one in Torres Vedras...Fixer upper, but hardly a ruin! So excited!! We looked towards Cascais, across the river and found a hidden gem!! Didn't take long, but took looking in all areas!!!

      I think that's the secret... Looking at areas, spending time there and see how you feel. In the north side there is also places like Mafra, Ericeira, Lourinha, Obidos (and other smaller neighbourhoods), Bombarral, Nazare, Leiria.
      Which each has different things to offer. And I think the major thing to bare in mind is, how far are you OK with being away from i.e. Lisbon.
      As some of these areas, at least sometimes a year can feel very quiet. And does require you to pick up the language to build network etc.

    4 weeks in the Algarve and I totally agree with the overtaking and the excessive speeds in residential areas. Do the police enforce the speed limits?

      Being here for 18 months I'm not sure I can answer this completely :-)
      But I mostly see actual speed control to be either on Motorways or in the city (i.e. in Lisbon).
      They have lots of traffic stops where they check the documentation of cars, but the speed is not addressed there.
      But I'm sure there might be others, that can help us clarify that question :)

      Unfortunately, it is more frequent than it should be, especially in small urban centers, which do not have mechanisms such as traffic lights or speed bumps, for example; drivers exceeding speed limits in residential areas. As for police control, it can be very sporadic, even intensive, it depends on several factors, such as whether in a given area the violation of speed limits is more generalized than sporadic.

    I believe Portuguese are so nice in general, except when they drive. Looks like they take all their frustration into driving. I see a lot of dangerous, aggressive and simply stupid drivers. Not sure why though. Additionally, they never stop on pedestrian crossings, they expect you to wait for them to pass. I was almost hit several times in my first month while crossing. I was forced to race back to sidewalk.

      Hi Pedro,
      We absolutely do when we can.
      But some family members (especially the older generation) don't have these apps, customers, calls to other countries i.e. if you have to call your bank etc in another country. At least for us, that is quite a few situations where we get billed extra for that.
      We have a MEO unlimited package for around €40.
      On top foreign text cost around €0,25... (up to 160 characters), MMS (pictures) cost around €1,2. Calls are also quite pricy depending on country.
      So we easily end up paying €5-15 extra per phone just from regular use...
      When we lived in UK, Spain or Denmark don't have these charges on the unlimited plans.

      Whatsapp is not a savior either. I've been talking to Realtors in Portugal on and off for a year and I tried using Whatsapp initially but Whatsapp is notorious for routinely dropping calls.

      I could not agree more!
      We are super aware of this - and actually have rented a place with only Portuguese people for local prices.
      But almost everything we have looked at is price that makes London look cheap. This is absurd, as the salaries for the local market don't match the housing prices.
      As much as I like the government welcoming foreigners, it's also really breaking the housing market.

    It seems like lots of deception and exploitation. What people loved about Portugal will soon be the thing that drives them to not choose or move to other places. I've had two friends relocate to other countries in Europe that are less expensive and just as beautiful. Portugal is definitely overpriced.

      I think houses and cars are overpriced. House prices are so volatile that you literally can't figure out what the actual sale price should be. When properties on the same road, of the same builder can double in value in just a couple of months, you have to have your eyes open.
      On the other hand, it might be cheap when you take the 10 years of tax benefits in. But once that get's to the end of it, the taxes here are super high when you take the socials into account.
      So yes, Portugal is far from the cheapest country :)
