€1.8M/1.8HA which is only that trapezoid plot the home sits on? Organic vineyard?

Doesn't look correct, does it? That triangle of land is not 4.5 acres [1.8 Ha]! Maybe it should be 1.8 acres? The vineyards are external to the property, according to M-B's text.

@@Tony-InLosAngeles A good question, Tony! In France these vineyards are called 'biologique' ('bio' for short - pronounced bee-oh) or 'écologique'. They have a variety of bottle lables, starting with 'AB'. Even the Prémier Crus in the St Emilion region are moving over to bio now - but to get a specific answer for this property you would need to know it's exact location. I certainly understand your concern - to buy a property embedded in acres of vineyards would concern you, if regular chemical spraying was happening. It looks to me like this particular place was originally just a vineyard 'chais', which has been extended and gentrified (very expertly and attractively, I must say) into a modern house. As far as the harvesting is concerned, this is a top wine region, and grape picking is done mostly by hand, not machines. The little town of St Emilion is an extraordinary location, and the vineyards are very special and impeccably kept - almost manicured. This Spring my wife & I took a picnic up into the vineyards above the town; found a grass area under a copse of trees in the midst of the vines; uncorked a bottle . . . and then we heard not one, not two, not . . . well, actually five nightingales, singing heartily in the trees around us!

Might help if we could see the "inside" of the house.

When you don’t put the price in a listing, serious buyers like me skip over it

@@MaxwellBaynesChristies You should be transparent just put the price in the Video description, don’t force viewers to click over to your website or to an additional site people arent going to do that.

I am sorry you don't feel that we are transparent. As you know, sometimes house prices change so we don't add the current price in the video description. The current price is always on the website listing. Thank you for your understanding.

“Serious Buyers” know these are teasers the current information is on the listing page, and they don’t ask their questions in the comments of a UA-cam video…they email or call the listing agent.

@@Tony-InLosAngeles no I’m not wasting my time. It’s a technique to force you to go to their website. Thank you for your comment, it’s always good to hear from people who are still living in their moms basement
