Hey glad it helps Parth! Ok so I'll link to a really good video below. It is on FTHB's and it is a long video but you'll learn an absolute TON. I talk on closing costs in that video and also give you some amazing resources that you can save and use. It is 100% worth a full watch I put a TON of effort into it. ua-cam.com/video/N6uCPyDGFDM/v-deo.html
For that deposit that is sent through the app can it be sent outside of banking hours? As when an offer is accepted at 9pm lets say and the buyer has to wait until the next day but with the app they can send it there and then and not have to wait for bank to open? Most likely the brokerage will be closed then so will it show up received or just sent? Then the brokerage can confirm it was sent the next day?
Hey so the cooperating agent and the listing agent will be in close contact. The cooperating agent can tell them exactly when it has been sent off. You can aim of course to be within business hours but as long as you have sent it within 24hrs and notified them you are good to go.
@callummoorekw Can you please expand further on closing day? E.g. What time can you expect the deal to close? What do you need to do that day? Where do you or the buyer get the keys? Thank you Callum.
Sure. So on closing day the new owners usually get possession at noon. However the cooperating agent and the listing agent will be in communication and if the sellers are out they can go in earlier. The keys will actually still be in the lock box and the cooperating agent will come, open the lock box and let the new buyers in. The cooperating agent will then put the key back in the lockbox where the listing agent will come by usually that day later on and take the lock box off the door. After that it's just buy them a closing day gift, wish them well, keep your phone on if they need anything and get back to business!
@@CallumMoorekw Thanks Callum! Just to clarify: "The cooperating agent will then put the key back in the lockbox where the listing agent will come by usually that day later on and take the lock box off the door." Wouldn't the cooperating agent just give the key to the buyer since they are now the new owners?

@@RobKenney-m8b Yes, sorry I was thinking about a recent condo situation when I wrote that haha. That is correct. They give them the new keys!
