I’m 57, moved from Illinois to a sweet little apartment in Webster Groves and I couldn’t be happier. I’m a 15 min drive to my kids in Benton Park, 10 mins from Forest Park, and less than 10mins from SunsetHills where I work. St Louis folks have made me feel so welcome and I love the shorter winters, large parks, my apartment courtyard has huge trees and gorgeous flowers-it’s beautiful, safe and quiet while beings mins from downtown.
We're considering moving to STL city from a smallish Illinois city in a few years. We would be in our mid 50s then. We don't mind Illinois (we're also considering Chicago), but STL is more affordable and easier to navigate. And the historic neighborhoods are very interesting. Chicago is appealing as well, but feels different than STL for sure. Glad to see you made the move to STL and it worked out. 👍 Any new insights you can offer?
Lived in st Louis all my life..ive lived in many different neighborhoods..now im out in Arnold..but my heart will always be in the city..ive actually lived in all 5 plus of these neighborhoods he reviews..my home town and VERY PROUD
It should be obvious to any viewer here that most of the homes in these neighborhoods, while lovely, are very expensive. With no monetary restrictions attached, these might be my 5 favorite neighborhoods in the city as well, but they are not middle class by any means. Tower Grove South and Shaw are the most reasonably priced of these five hoods, but a lot of those homes tend to be pricey too. What is not mentioned in this video is that there are a ton of neighborhoods in the city that boast nice, reasonably priced homes. St. Louis gets a bad rap in the national media for crime stats, Ferguson, etc. There is crime in every city, so St. Louis is not unique. I live in the City of St. Louis, and would not live anywhere else. I live in the Bevo neighborhood, a middle class area, and there is very little crime here. My house likely appraises for 10% of the ones shown here, but I am very happy nevertheless.
I was born and raised in Dallas, but moved to St. Louis in 1987 when I was 22 years old. St. Louis does have a high crime rate and the heat and humidity in the summer are awful. But St. Louis is a great place to live. The cost of living is considerably lower than most of the country, and there are still more career opportunities than in most places. St. Louis has always had a lower unemployment rate than most of the country. There are plenty of excellent restaurants, coffee houses, nightclubs, and grocery stores. There are two international markets. There's Jay's on Grand, and Global Foods in Kirkwood where you can find ingredients for exotic foods so you can cook them yourself.
I came into a very large amount of money and I bought 6k acres out west just a bit. About 45 minutes give or take out 70 (or at least close enough to that it doesn't matter) built a 5200sqft 5 bed 4 bath house with two 6,000sqft out buildings, a woodshop and metal fabrication shop. I put an 8 acre lake in as well. Had to have water, electric and sewage installed on the land. I also had the forethought to have utilities preemptively ran to other spots on the property in case I want to parcel it out later since 6k acres is a pretty good sized subdivision.
I'm with you I live in Downtown St Louis by the Arch. I been to Florida Chicago and Memphis. I wouldn't move from St.Louis to any of these places. I love it here.

I currently live in OKC and actually thinking of moving there just for more to do. I like a conservative town but with some diversity which is not something that is in Oklahoma City. While these are the fanciest and trendy neighborhoods of St Louis, I think the best neighborhoods are just west of Tower Grove Park. Places like North & South Hampton and Lindenwood Park. They have good sized houses with insanely beautiful architecture, not a lot of crime, pretty low costs, and parks all over.
This is a great list. I'm looking to move to the city from the Illinois side in the next year or so. Two neighborhoods that are on the top of my list that weren't mentioned are McKinley Heights and Fox Park. McKinley Heights is kind of winning it for me. I nice quiet neighborhood walkable to Soulard, Lafayette Park, and my new favorite coffeeshop in Fox Park. And so close to downtown. But Fox Park is so attractive to me, too.
Brad, McKinley Heights and Fox Park have amazing housing stock. These neighborhoods are seeing increased development, too. If you are looking for a home that will appreciate, these are the types of neighborhoods to look in, not those he listed. In fairness, the point of his video wasn't to highlight investment opportunities.
Excellent presentation. I too live in Tower Grove South and after watching this well chosen snippets of properties that should give those who watch a fantasy of having a home in all five. Your love for our city really shines through.
You missed a big hit in St. Louis: Dogtown! Could not be a better place to bring up a family. It’s central location in the metropolitan area and closeness to Forest Park and the Zoo make it a neighborhood that screams: move in! I am proud to be from Dogtown, as was my father and my grandfather. Oh, the magic of those long lost days of Dogtown.
City: The Hill, St Louis Hills, Lindenwood Park, Benton Park, Soulard, Fox Park, Holly Hills, Dogtown. All good areas for families and more affordable.
I lived in Shaw Neighborhood for 6 yrs, a block from SweetArt, and I loved it! I had to move, but looking to move back to Shaw or Lafayette Square. I believe in another 5-10 yrs, Midtown will be a great neighborhood too as it continues to develop, gentrify.
We're also considering those neighborhoods in a few years. There seems to be a lot of new construction projects, especially in mid town, and it feels like STL could be on an upswing.
Stl community member here: how could you leave out soulard, the bpw and benton park? If I had a realestate bet it would be on the south east side of the city.
This video is great!! I'm from Illinois and moved to Houston twelve years ago and now I live in Las Vegas. I love it here in Vegas but my family are all in Illinois and I'm trying to find somewhere to live that checks most of my boxes. So far, St. Louis checks a lot of them. So I'm coming to visit and I will either move to STL or stay in Vegas.
My stays in St.Louis. studied in Eastern Illinois University and settled in Tower Grove area. I visited him 6 times and really r.joyed my stay over there. I am from India
I enjoyed your review of those neighborhoods, they are all lovely , especially Lafayette Square, love Clementine's. Maybe you can do the Hill next, one of the few Little 🇮🇹 Italy's left in the USA , with its shotgun homes.
I moved from DC to Webster in March, 2020. I originally wanted to move into the city but found that there was little price differential between the city and county. I'm 61 and in the end wanted to move to a ranch.
Webster Groves is a wonderful place to live and build community. I truly hope you like it there. St Louis City doesnt have many ranch houses. Only one place springs to mind, St Louis Hills Estates. And finding a ranch in Webster is a real find too. Enjoy!
I would love to see the Crondelete neighborhood showcased. The beautiful park and homes along Holllie Hills of course. St Anthonie’s Church in neighboring Dutch Town is a marvel ,especially because it was built by the working class in the neighborhood. St, Celcelia’s is also very beautiful. with gold mosaic tiles. St. Mary’s High School educated many young men who were involved St Louis politics, including our former mayor.
I lived in the Shaw neighborhood when I lived in St. Louis, most beautiful neighborhood I've ever lived in and I've lived in a few cities. Is the KIng and I Thai resturant still open? Loved their Massaman Curried Beef.
Can one still go up into the Compton park water tower for viewing of the city? It sounded like you said that was so but I can't believe it could be in today's world.
@@JohnVoirolGroup I guess I'm a chicken but what about the safety in such an enclosed tower? Also, are the parks safe--Tower Grove and Lafayette? It would be nice if we all could live in the same safety as a Mayberry! Lol.
As a CA native, we’ve enjoyed the historic communities in STL. Can you also highlight the various communities in each county... especially North County (eg Overland, Sycamore Hills vs style of homes Hazelwood or Ferguson)?
@dale gribble like all metropolitan cities, it has what some judge as good or bad neighborhoods. Based on some communities I’ve visited in all STL counties, we shouldn’t generalize an entire city. It’s unfair to the folks working hard for change.
There are some really nice areas of overland and ferguson, but the schools are not great if that is an issue. Also the areas are not really growing or desirable for the locals so property values are not likely to increase much. My office is in this area and I feel safe but I am not sure I would buy a house here.

How is forest park southeast? Will be moving there this summer and have been looking around Shaw and Tower grove areas. Found a decent place in forest park and was curious. Are these neighborhoods quite safe? I have heard a lot about high crime rates in Saint Louis. Thanks!
You should put the dogtown neighborhood on this list. It's very close to forest park, has good restaurants, has close access to 2 highways,it's pretty safe. It also throws a giant st.patricks day parade every year that it's allowed to

Steve - I love both of those neighborhoods! I lived in Southampton for years and always enjoyed walking through St. Louis Hills. Lindenwood Park has so much to offer as well and at a really great price. It was hard to narrow it down to just 5 neighborhoods. I hope to make many more videos soon that are dedicated to just one neighborhood so I can feature all the amazing ones that aren't in this video. Thanks for your feedback!
I grew up in St.Louis in the 80s. Moved away for college and lived all over the world. Now I'm looking to invest in multifamily properties throughout the city/county. Where would be a good place to start?
I am looking at law schools currently and am considering WashU. I am moving from Bartlett,TN, though most of us will just say we are from Memphis. I have always felt safe here because i grew up here. I would like to move somewhere i would feel comfortable walking a dog at night. Do you have any reccomendations for the safest area taking into account Washu? I do not want to be further than 30 minutes.
Central west end, Clayton and some parts of University City love, these are closest to the university. The neighborhood's are quiet and have a lot of police presence. If I could afford to stay in these areas I would.
Unless you are in a gated subdivision no place in this city is "safe" at night. 2 blocks in the wrong direction and your in the ghetto from all these places. Had a house party shot up by stlcop. They were robbing students of their laptops in the triangle between wash u, stlcop, and barnes. You always have to walk with your head on a swivel in st louis. That being said wash u is an excellent school. The campus has security and is super nice. Look at places south of campus as the farther north you get the worse it really is. You probably wouldn't have any trouble in the day in anyplace that is on this list, but they are the more expensive areas around st louis. A lot of the crime around the city is vehicle theft or items stolen from unlocked vehicles.
@Sara, as a woman, if I were you, I would look a little further West, maybe Olivette or Creve Coeur....even Maryland Heights. These places are not too far from WashU if you have a car.
Hi John, my son is moving to the city to attend st louis university, we are thinking about buying an apartment 2 bedroom or rent in the central west end area, can you help
Can you do a video on which neighborhoods have older homes like early 1900's and earlier? That have the four square, Victorian, and craftsman style architecture? Currently looking for such neighborhoods and leaning towards Maplewood area.
Check out the West End! It's directly north of Forest Park, and right between the Delmar Loop and Central West End. The homes were built in the 1890's-1910's, almost all brick (due to the brick ordinance in the city at that time). It's not as flashy as some of these other neighborhoods, but it has steadily improved in the time I've lived here. It would especially be great if you're looking for a fixer-upper, or are willing to do some improvements. Nearly identical homes on the other side of Delmar are priced for about $50,000-$100,000 more. My credentials: have lived in the neighborhood for 10 years, both in apartments and in a home; did a gut rehab on an 1896 brick home and plan to stay here for a long while.
Originally from St.Louis, but having lived in both Boston and New York City for many years, the people in St. Louis (and the Midwest in general) are far friendlier and welcoming. The worst that you can do is bring a NYC/Boston "attitude" to the area.
Thanks for the video. Not particularly about the neighbourhoods, but I've heard a lot about the crime rate in the city as well as lack of a comprehensive public transportation system that covers much of the area. Could you give some information about these? Which neighbourhoods are safe and what are transportation options?
The metrolink goes to VERY limited places and a lot of crime happens on it. I don't know about the bus system, but it seems like I always see very sketchy people waiting for the bus, not business people. If you don't want to depend on a car, Tower Grove and Central West End are the best options, as you can find groceries, not just restaurants.
Hi! I’m currently struggling to find a place of my own in stl and I was wondering if you had any pointers to choosing a place based on price and amenities!
From st.louis, in Lafayette area, family has been here for a long time. Cool video man. Have a marketing company here, will reach out to you, to see if we can work together. Thanks
I'm going to be moving to Saint Louis in two months, I will be renting an apartment,do you have any recommendations for a nice safe neighborhood with some reasonably priced apartments? Maybe something that is not so isolated and close to downtown? I would love some advice.
@@davidsheriff9274 Honestly, most of the crime in St. Louis is localized in certain areas in St. Louis City. St . Louis County is different from St. Louis City. The county is pretty safe, and if you live in places like Richmond Heights or Brentwood, you can get to downtown pretty quickly. In my neighborhood, further West, old ladies stroll around at night. It's further out from downtown though, and you have to have a car to move around.
Let's be real. All these areas are majority white and on the South side of St.Louis. Plenty of money flows through these areas and the city makes sure they keep it together. It's sad that we can't do the same in North St.Louis.
Plus, This is the only real estate guy I've seen who has an appreciation for the intricate architectural designs on the historic businesses and houses and isn't trying to shove modern, boring, expensive houses into your face. Sorry I keep commenting on your video lol.

@@stlstreets1318 too funny an account called stl streets doesn't even know official neighborhoods.
@@stlstreets1318 I bet you are even so ignorant that you don't even know how the name Dogtown came about.
I'm looking to move there beging of 2023. I'll be there this summer to visit and scope the area. Will you be able to see up something?
I would rank Lindenwood Park and St Louis Hills above Shaw and Compton Heights. Just my opinion
I love them all I live closer to the 2 you mentioned
Dogtown!! WashU is right down the road and I feel very safe, lived here for years!
@@13sbeers What she said! Dogtown has good eats and neighborly folks. If you walk Forest Park at night, bring a friend or a nice big dog.
Hi! I don’t work with rentals but can absolutely help with the purchase of a condo or small home. Feel free to give me a call anytime.
It’s to bad that you didn’t include Soulard Market. I must admit that I was raised in the area and I really do miss the St. Louis.
Yes, I love that Market.
How is Benton Park West for a neighborhood option?
Anyone familiar with McCausland and Ethel Ave. area?
Behind St Mary’s Hospital and the High Pointe is on the corner.
Very good overview.
The Hill and JeffVanderLou plus the Soulard area are good city neighborhoods as well.
I live in st louis and me and my freinds hangout evry day and go to nearby coffee shop
Thank you! How are the people in STL? Considering a move from New England. Is it hard to meet people?
We are.moving from NY and wondering the same thing
Any place with public transit nearby will have tons of crime and homeless. That’s a universal law that applies to every city.
Someone else is doing this but for neighborhood in St. Louis County. These all seem like upscale areas.
Hi! I’m currently struggling to find a place of my own in stl and I was wondering if you had any pointers to choosing a place based on price and amenities!
try Kirkwood or Webster
I live in kirkwood and it’s super expensive !
I wonder where you ended up.
We are about to move to St Lewis from Austin. We want to rent first for 2-3 months before we buy. Do you handle rent properties as well?

I'm going to be moving to Saint Louis in two months, I will be renting an apartment,do you have any recommendations for a nice safe neighborhood with some reasonably priced apartments? Maybe something that is not so isolated and close to downtown? I would love some advice.
City, or County?
In the city, check out The Hill, it's one of those, you can walk the streets anytime at night with no worries kind of neighborhoods.
@@malachi- thanks for the info, the crime rate scared me off.

Honestly, most of the crime in St.
I am thinking to move to St Louis. I needed help to find a good house to buy.
Looking for a cool suburb in St Louis city. Need a great school district.
any thing on Gibson ave
My favorite restaurant when ai lived in St Louis was Balabans. Is it still there in CWE?
Balaban is no longer open. 😢
@@freddsims648 😢
Good job.
John, what is the place to stay with family near the SLU campus? TX
central west end is close to slu. infact all of these neighborhoods are close to slu.
Central West End or Tower Grove Square. The second is quite pricey but very historic. The CWE has a lively restaurant area.
how about the ville?
Let's be real. All these areas are majority white and on the South side of St.Louis. Plenty of money flows through these areas and the city makes sure they keep it together. It's sad that we can't do the same in North St.Louis.
North City
Maybe Maplewood
I'm a dasher. Where are the best areas to work.
whAT about top 5 places in the St Louis County area?
I live in wentzville mo
Plus, This is the only real estate guy I've seen who has an appreciation for the intricate architectural designs on the historic businesses and houses and isn't trying to shove modern, boring, expensive houses into your face.
Sorry I keep commenting on your video lol.
How is Pasadena hills
I tend to favor St. Louis Hills.
Thoughts on Botanical Heights?
